Located in Florya, Istanbul, Ihlamur Apartment House has a total living area of 280 square meters consisting of kitchen, living room, bathroom, bedroom, children’s room and youth room. The harmony of wood and black is dominant in its kitchen. By applying separate lighting to the food preparation and eating areas, both adequate lighting is provided and the kitchen appears to be separated according to its purpose. In addition, the use of pendant lighting made both the ceiling higher and the environment feel spacious. Instead of a dark color, light marble tiles are used on the floor. Color balance is achieved in the kitchen with tiles that match the marble-patterned matte black color used in the under-counter cabinets. Thanks to the glass doors, the spaces are made to feel wider and more spacious than they are. In addition, this feeling is supported by the mirror in the hallway. Dark wood and matt black color dominate the staircase, which is desired to form a whole with the design of the house. As in almost the whole house, pendant lightings are preferred in the living room. The bookcase, consisting of circular shaped matte black shelves in the living room, gave an aesthetic appearance to the environment. In addition, the mirror passing through the middle of the circular form not only supports the aesthetic image, but also appeals to the perception of width, making the room feel wider. The design of the living room was completed with the television unit designed in gray tones and simply. A richer design has been made in the bathroom. A simple yet elegant bathroom design has been achieved by utilizing the harmony of black and gold. A surface-mounted rail fixture is used in the youth room. Thus, the need for light is met. An L-shaped desk is placed in the corner and a work area is created. In this way, space was saved and an environment suitable for other activities and activities that could be done in the room was provided. Blue tones and lighter colors are preferred in the children’s room. The wall was evaluated in two parts and boring was avoided. In the bedroom, it is more minimalistic compared to other areas. The perfect harmony of white and wood was used.

A master bedroom and bathroom suite were planned to make better use of the second level. To accomplish these goals, a 20’ x 20’ two-story addition was designed by Michael Nash Design, Build & Homes. The new expanded kitchen and family room features limestone floors, a new gas fireplace surrounded with built-ins and glass stone hearth to complement the kitchen countertops and backsplash. Use of espresso colored cabinetry topped by a light granite countertop with brown veins running through it is one of the decorative touches that make this project stunning. The large middle island which consists of a second sink, wine chiller and seating space is another bonus point of this kitchen. Commercial quality appliances assure gourmet cooking at its finest. Large first floor windows face the home’s new flagstone patio, which can be accessed via a French door. The second floor consists of the master bedroom with a sitting area , French doors leading into a French balcony facing back yard, double-sided stoned gas fireplace (between the bedroom and master bath) and a cathedral ceiling. The master bathroom features a large steam shower, body sprays and rain shower, a large double person Jacuzzi, tumbled marble floor and wall tiles with accents. The use of wide plank exotic tiger wood has beautified this master suite. Keeping the homeowners’ contemporary style in mind and achieving their wishes has transformed this old 1950 colonial into a fully functional 21st Century dream home.

This condo was stuck in the 70s: dingy brown cabinets, worn out fixtures, and ready for a complete overhaul. What started as a bathroom update turned into a complete remodel of the condo. The kitchen became our main target, and as we brought it out of the 70s, the rest came with it. Our client wanted a home closer to their grandchildren, but to be comfortable and functional, it needed an update. Once we begin on a design plan for one space, the vision can spread across to the other rooms, up the walls, and down to the floors. Beginning with the bathroom, our client opted for a clean and elegant look: white quartz, subway tile, and floating shelves, all of which was easy to translate into the kitchen. The shower and tub were replaced and tiled with a perfectly sized niche for soap and shampoo, and a slide bar hand shower from Delta for an easy shower experience. Perfect for bath time with the grandkids! And to maximize storage, we installed floating shelves to hide away those extra bath toys! In a condo where the kitchen is only a few steps from the master bath, it's helpful to stay consistent, so we used the same quartz countertops, tiles, and colors for a consistent look that's easy on the eyes. The kitchen received a total overhaul. New appliances, way more storage with tall corner cabinets, and lighting that makes the space feel bright and inviting. But the work did not stop there! Our team repaired and painted sheetrock throughout the entire condo, and also replaced the doors and window frames. So when we're asked, "Do you do kitchens?" the answer is, "We do it all!"

Crest badges consist of a crest and a motto/slogan. These badges usually consist of elements from the clan chief’s coat of arms. For example, the Wallace clan crest is an image of a dexter arm in armor with sword in hand and has a motto translating to “for liberty”.

Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. This new Lake Minnetonka custom home was designed for a young growing family that decided to trade uptown Minneapolis condo life for lake living. Located on a narrow 40-foot-wide lot, this 2,850sf modern home provides a strong connection to the lake while also balancing privacy from the neighbors. The main level comprises a three-car tandem garage and public living spaces, the upper level consists of private spaces while the finished basement serves as a flexible space. High performance triple pane European windows were strategically placed to frame views of the lake while interior facing windows were placed to frame tree and sky views. A stone clad fireplace acts as a spatial anchor that helps define the interior spaces as well as encourages the transition from interior to exterior spaces. Future solar panel conduits to the roof were installed as were EV charging stations in the garage and at the dock for future EV boat charging. Site water runoff is managed through an underground retention system. The exterior cement board siding is painted black to recede into the landscape while accents of thermally modified wood, custom steel slats and stone add visual interest at the street and lake facing sides. The interior material palette is purposefully simple and consists of stained white oak flooring, ebony stained white oak cabinetry and millwork, white quartz counters, powder coated steel railings and stone veneer. The construction of the vinyl swimming pool concrete walls consisted of assembling aluminum molds while after the walls are then poured, reinforced with rebar. The pool floor base was made with dry-pack sand and cements materials to harden and avoided foot prints. One large light was installed in the deep end and one small light was installed in the shallow area. The pool also had two wide-mouth skimmers encased in the concrete walls along with four returns and two deep end bottom drains. After the installation of the Loop-Loc textured liner, the coping and patio were installed using Fiorito and Moca travertine pavers. An ice chest was installed next to the pool bench in the shallow area for easy access to refreshments. A Timber-Tech deck was also built coming out of the sliding door with railings and steps. All pool equipment were from Pentair, including the gas heater, pumps and filter, and salt chlorine generator.

The main floor consists of an in-law/guest suite, the kitchen, great room, dining room, and bi-fold sliding doors and pocket sliding doors that allow the main floor to be completely open and seamlessly transition to the outdoors. The floor to ceiling windows in the owner’s suite is another signature design choice for AV. With smart home features and all-around home speakers as well as many other small details, the home is deceptively simple and incredibly easy to use and maintain. Solar power fits right in because the system lasts for decades, and it requires almost no maintenance, consistent with our standard choices of low-hassle, high-quality exterior building materials.

The project consists of three primary additions, one a workshop and garage, the second a basement expansion that juts out over the lake, and a third, which expands the existing living areas with a wall of glass. This third addition, originally not part of the project, was a recommendation by Architecture Office well received by the client because of how it transformed the existing living areas. The existing architecture consists of a historic neo-classical house with a less purist addition that attempts to mimic the original. We took the approach of contrasting the existing to avoid having two additions lacking the craft and integrity of the original. This contrast is a welcoming change to previously dark interiors. The concept opens up opportunities for capturing lake views, creating modern living areas that flow from one to the next. The rear garage and second floor workshop compliment the owners entrepreneurial spirit, a person who enjoys the act of a making. The form is simple but clearly delineates itself form the brick construction with black metal siding and a glass walkway connecting the two. The structure draws from old factory buildings that gather daylight from above, synthesized through a milky polycarbonate portion of roof. The basement addition expands on an existing subterranean space used for storage and utilities. This room is converted into a living space with sleeping quarters, wet bar, and restroom facilities. This living room is a mini oasis from the rest of the house with views secluded to the water and sky. The openness of the balcony expand the view in all directions, with the sun blocked under a cantilevered shade cover.

Stuart Wade, Envision Virtual Tours Lake Arrowhead is located approximately two miles (3 km) southwest of Waleska, Georgia, in the mountainous, west-northwestern part of Cherokee County, Georgia. Located just east-southeast of Bear Mountain, it is Georgia's second largest man-made, private lake,[1] covering about 540 acres (2.2 km2) and reaching depths of up to 80 feet (24 m). In addition to the actual lake, "Lake Arrowhead" also refers to the lake's surrounding, gated community. The community's property was bought in the 1960s and established in the early 1970s as a remote mountain retreat, but now finds itself at the edge of metro Atlanta's exurban expansion. The small valley Lake Arrowhead sits in and the surrounding community was originally known by local residents as "Lost Town," which was initially settled in the 1840s. Many descendants of the first pioneers still live nearby in the Waleska area. The private, Lake Arrowhead community consists of two lakes, Lake Arrowhead and Lake Chickasaw, has two security gates, an 18-hole golf course, a clubhouse, boat rentals, a marina, nature trails, a chapel, a community swimming pool,tennis courts and two volunteer fire departments. Additionally, the community includes condominium homes, some of which are located on the golf course, and a small, historic cemetery, which consists mostly of graves from the Puckett family, early Lost Town settlers. Currently, Lake Arrowhead is in the process of further expansion by building another 18-hole golf course, adding another fire department, building a lake pavilion, new clubhouse, restaurant, and also adding a new community area, which includes a new pool, a skate park and anamphitheatre.

Battle Architects was commissioned to create a new family retreat on Jockey Cove in Wolfeboro, NH. The client was the son of a past Battle Architect’s client who has spent many childhood summers at a family retreat also located on Jockey Cove and wanted to create a place to establish family roots of his own. The client reassembled the same team who built his Family’s Home but John’s direction was to design a unique home that respected the site and the clients program. John’s motto is to “Never do the same thing twice”. From this beginning the home has a feel as if it grew out of the landscape oriented to take advantage of the great views of the lake and the setting sun. Details were developed with clear clean lines and lots of glass. The interior spaces were arranged so that the public spaces would have the best views of the lake where the screen porch would have the premier location as the main gathering spot for the family. The exterior palette consists of cedar shakes and skirl siding, douglas fir and deep painted green trim. The interiors consisted of a fir, white cedar, cherry, fieldstone, slate and wrought iron accents to create a palette of natural materials.

At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Consisting of a single basement and a podium with three separate pools, each three bedroom apartment has a master bedroom, second ensuite, main bathroom, study, and separate powder room and laundry. The complex commands a majestic ocean vista on the magnificent Gold Coasts’ Golden Mile.

The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable.
