PAEIZ 6 project is located in Tehran, at the intersection of 3 streets. There is a small green space in the northern part of the project. For this reason, the entrance of the complex was defined in this section to ensure easier access, and to be able to enjoy the desired view of the greenery from the lobby. The facade shell with its positive and negative horizontal levels is inspired from NAHAZ O NAKHIR (a kind of bricklaying method in Iranian historical architecture) so that the viewer can see different lights and shadows at each hour of the day. Among these shapes, Using plants also helps to avoid routine. choosing the combination of brick and stone, while having harmony with each other, has been done in order to respect the city and in order to accompany the surrounding buildings as much as possible. By designing windows like puzzles with different and various dimensions, in addition to being different from the common forms, has formed an integrated shape. Vertical access is placed in the middle of the eastern side so that the units can use as much natural light as possible, so that the division and common spaces are reduced to minimum. Stairs, elevators and corridors which are dividing the units with its transparent material led to maintaining the visual connection of the spaces and as a result, it appears larger. As our design mainstream, use of plants in the facade, lobby, basements, the lobby between units and interior design can be seen. The yard did not have enough space for landscaping as a result of having two ramps. In order to solve this challenge, The roof of the ramp is prepared to grow plants. The ground floor consists of two parts, the southern part is parking and the northern part is lobby. The lobby, while having seating and waiting areas, includes a guard post and security equipment, which is decorated with Fountain and plants. -1 and -2 levels are consisted of parking and storages, a gathering hall and a caretaker. The residential project with 5 floors, totally includes 15 three-bedroom residential units with 125 to 150 square meters. - The roof has various facilities such as bathroom, kitchen, barbeque, Jacuzzi, sunbathing area and seating and walking areas. Numerous seating spaces are located at scattered points due to the number of units and the possibility of simultaneous use. Walking paths through the gardens have defined a suitable space for walking. Due to the desirable view to the north (mountains in north of Tehran) and south (QEITARIEH Park), the walls of these two sides have been shortened with gaps, while the western wall overlooking the neighbor is surrounded by higher walls.

The main floor consists of an in-law/guest suite, the kitchen, great room, dining room, and bi-fold sliding doors and pocket sliding doors that allow the main floor to be completely open and seamlessly transition to the outdoors. The floor to ceiling windows in the owner’s suite is another signature design choice for AV. With smart home features and all-around home speakers as well as many other small details, the home is deceptively simple and incredibly easy to use and maintain. Solar power fits right in because the system lasts for decades, and it requires almost no maintenance, consistent with our standard choices of low-hassle, high-quality exterior building materials.

This front planting space is deer central with plenty of root competition and consisted of a rather mixed layout of plants. After reusing/moving existing plants and infilling with fresh options it is now a beautiful, consistent layout of (hopefully) deer resistant plantings.

My client has a large sliding glass door that overlooks Long Island Sound. She has a wonderful view but needs light control. She also wanted to soften the lines in her master bedroom. She chose a fabulous aqua print with a large repeat which works well with the expanse of the drapery. The blackout lining will keep out the light when necessary and insulate the room. The ripple top is consistent with the casual by the sea theme.

This condo was stuck in the 70s: dingy brown cabinets, worn out fixtures, and ready for a complete overhaul. What started as a bathroom update turned into a complete remodel of the condo. The kitchen became our main target, and as we brought it out of the 70s, the rest came with it. Our client wanted a home closer to their grandchildren, but to be comfortable and functional, it needed an update. Once we begin on a design plan for one space, the vision can spread across to the other rooms, up the walls, and down to the floors. Beginning with the bathroom, our client opted for a clean and elegant look: white quartz, subway tile, and floating shelves, all of which was easy to translate into the kitchen. The shower and tub were replaced and tiled with a perfectly sized niche for soap and shampoo, and a slide bar hand shower from Delta for an easy shower experience. Perfect for bath time with the grandkids! And to maximize storage, we installed floating shelves to hide away those extra bath toys! In a condo where the kitchen is only a few steps from the master bath, it's helpful to stay consistent, so we used the same quartz countertops, tiles, and colors for a consistent look that's easy on the eyes. The kitchen received a total overhaul. New appliances, way more storage with tall corner cabinets, and lighting that makes the space feel bright and inviting. But the work did not stop there! Our team repaired and painted sheetrock throughout the entire condo, and also replaced the doors and window frames. So when we're asked, "Do you do kitchens?" the answer is, "We do it all!"

This new Lake Minnetonka custom home was designed for a young growing family that decided to trade uptown Minneapolis condo life for lake living. Located on a narrow 40-foot-wide lot, this 2,850sf modern home provides a strong connection to the lake while also balancing privacy from the neighbors. The main level comprises a three-car tandem garage and public living spaces, the upper level consists of private spaces while the finished basement serves as a flexible space. High performance triple pane European windows were strategically placed to frame views of the lake while interior facing windows were placed to frame tree and sky views. A stone clad fireplace acts as a spatial anchor that helps define the interior spaces as well as encourages the transition from interior to exterior spaces. Future solar panel conduits to the roof were installed as were EV charging stations in the garage and at the dock for future EV boat charging. Site water runoff is managed through an underground retention system. The exterior cement board siding is painted black to recede into the landscape while accents of thermally modified wood, custom steel slats and stone add visual interest at the street and lake facing sides. The interior material palette is purposefully simple and consists of stained white oak flooring, ebony stained white oak cabinetry and millwork, white quartz counters, powder coated steel railings and stone veneer. The final result is a vibrant home for this young family that infuses warmth with a modern aesthetic.

This project in Brazil, IN mostly consisted of an amazing tile shower and bathroom floor. I also installed a tile backsplash in the kitchen. The shower floor consisted of flat pebbles! The walls look like marble, but are actually a ceramic 10 x 14 tile that coordinates with the matte-finished 12 x 12 that's on the bathroom floor. By the way, the cabinetry is all from Freedom Valley Cabinets in Freedom, IN. They do amazing work and spend time paying attention to detail.

Natural materials, neutral colors, a water feature and an abundance of light combine to create this harmonious, tranquil and resort-like Master Bathroom/Spa Suite. The simplified palette and consistent building materials facilitate the transition from inside to outside. Large, square, honed and filled travertine flooring tiles run throughout the interior, across the lanai, and around the pool deck. Massive siding window walls disappear into pockets to transform the Master Bath/Spa/Pool areas into a single indoor/outdoor space. The suite's volume is defined by the crisp, geometric shape of travertine tile above the tub and on the shower walls. The spa-like atmosphere is created by natural light playing on the neutral grey and sand color of the travertine and the sand tone of the polished Crema Marfil marble slab countertop. All elements combine to provide warmth and consistency. A weeping wall water feature dat the end of the pool contributes the sound of tranquility to the bath and spa areas. Water flows over a Golden Harvest ledge stone quartzite wall into the beach area of the pool completing the resort/spa-like atmosphere desired.

Battle Architects was commissioned to create a new family retreat on Jockey Cove in Wolfeboro, NH. The client was the son of a past Battle Architect’s client who has spent many childhood summers at a family retreat also located on Jockey Cove and wanted to create a place to establish family roots of his own. The client reassembled the same team who built his Family’s Home but John’s direction was to design a unique home that respected the site and the clients program. John’s motto is to “Never do the same thing twice”. From this beginning the home has a feel as if it grew out of the landscape oriented to take advantage of the great views of the lake and the setting sun. Details were developed with clear clean lines and lots of glass. The interior spaces were arranged so that the public spaces would have the best views of the lake where the screen porch would have the premier location as the main gathering spot for the family. The exterior palette consists of cedar shakes and skirl siding, douglas fir and deep painted green trim. The interiors consisted of a fir, white cedar, cherry, fieldstone, slate and wrought iron accents to create a palette of natural materials.

The Quarry Mill's Empire real thin stone veneer adds elegance to the exterior of this stunning home. Empire natural stone veneer consists of mild shades of gray and a consistent sandstone texture. This stone comes in various sizes of mostly rectangular shaped stones with squared edges. Empire is a great stone to create a brick wall layout but still create a natural look and feel. As a result, it works well for large and small projects.

The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come!

This project consisted of The Grand Staircase in Allen Field House at the University of Kansas and 2 staircases in the adjoining DeBruce center. We went way out of our comfort zone on this project! We created and installed concrete stair treads that were colored and polished with exposed aggregate. The Grand Staircase consisted of nearly 500 square feet of precast concrete. The landing pieces ranged in size from 2 feet by 9 feet to 5.5 feet by 9 feet. After the precast pieces were finished, they were transported from Lenexa to Lawrence, then carefully placed via forklift. The 1 foot by 9 foot stair treads were placed by hand, all 20 of them. In the DeBruce Center, which houses Dr. Naismith’s Original Rules Of Basketball, we completed 2 stairwells that covered 3 stories each. These pieces were much smaller than the Field House stairs, measuring only 2″ thick by 5 foot wide. While these were easier to handle, we created 120 pieces for this half of the project, totaling nearly 500 square feet. While this took us out of our comfort zone, it was an incredible project and we were fortunate to place our artwork there. We were able to overcome the challenges, such as transport and installation of pieces that were much larger than we are accustomed to. We are honored to have our work be in such a historical building for many years to come!

We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.
