Originally from Hawaii, my clients wanted to incorporate the warmth and color of the islands into their California ranch home. Their requests: • Comfortable, serene, uncluttered design • Natural elements • Kitchen more open to dining • Arrangement to accommodate new flat-screen TV viewing Hosting constant visitors, my clients live in their kitchen and enjoy cooking. For Hawaiian colors, I used green quartz, glass tile and counters, iroko flooring, hemlock cabinets, and an unusual slate limestone. To create a lighter, more welcoming space I removed the wall between the dining room and kitchen and increased the entry wall length to create a better kitchen/dining/entry relationship. I added a wall between the family room and kitchen to house tall kitchen elements on one side and TV equipment on the other, as well as create a natural transition for the ceiling height changes. Blended textures of honed limestone countertops, slate, glass tile, large-format and mosaic porcelain tile, glass pebbles, granite tile, and ceramic tiles are earthy yet refined. Built in 1909, this 3-story single-family home is in the heart of Noe Valley. An old addition in the back of the house, which had served as the laundry room and access to the back yard, was in need of repair. So the homeowners decided to open up this area and incorporate it in their kitchen remodel. Kat Tragos of Timeless Kitchens worked closely with the homeowners, Kim and Max, and their contractor to create a floor plan that would discreetly accommodate their washer/dryer as well as other kitchen appliances. With two young daughters eager to help in the kitchen, Max and Kim decided a prep sink and island would facilitate more cooks. They also liked the historic look of a farm sink, so this was a must-have on the list. Other wants were a cat feeding station, a butcher- block island-top, and open shelving for cookbooks. The white inset door style and decorative panels were chosen to mimic the home's original craftsman-style and beautiful wainscoting.

Historical Renovation Objective: The homeowners asked us to join the project after partial demo and construction was in full swing. Their desire was to significantly enlarge and update the charming mid-century modern home to meet the needs of their joined families and frequent social gatherings. It was critical though that the expansion be seamless between old and new, where one feels as if the home “has always been this way”. Solution: We created spaces within rooms that allowed family to gather and socialize freely or allow for private conversations. As constant entertainers, the couple wanted easier access to their favorite wines than having to go to the basement cellar. A custom glass and stainless steel wine cellar was created where bottles seem to float in the space between the dining room and kitchen area. A nineteen foot long island dominates the great room as well as any social gathering where it is generally spread from end to end with food and surrounded by friends and family. Aside of the master suite, three oversized bedrooms each with a large en suite bath provide plenty of space for kids returning from college and frequent visits from friends and family. A neutral color palette was chosen throughout to bring warmth into the space but not fight with the clients’ collections of art, antique rugs and furnishings. Soaring ceiling, windows and huge sliding doors bring the naturalness of the large wooded lot inside while lots of natural wood and stone was used to further complement the outdoors and their love of nature. Outside, a large ground level fire-pit surrounded by comfortable chairs is another favorite gathering spot.

The main client criterion for a home office is desk surface and storage. Here is our criterion when designing: efficient use of space for storage and desk surface, convenient reach/access into storage, good task/ambient lighting, consistent with character of the home, inviting, clutter free and a space where one will want to work. Here is the result!

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. Our client let us know it was time for a change and we listened. She shared a few pictures she loved from a home magazine, we shared our insight and then designed/built the kitchen of her dreams! … A fabulous and functional space.

Melanie Roy’s challenge in designing an extremely functional mud room to accommodate a busy family’s needs was to create a place for everything from crab nets and straw mats in metal buckets to beach towels, flip flops, balls and various summer paraphernalia in wire baskets. The challenge was that the room had no cubbies so boat cleats were used for hanging items up and out of the way and baskets and buckets for easy-access storage under a rough-hewn table. She created a beach theme by anchoring the space with a Stark rug with a wave design. Artists’ rendered surfboards are decorative but often accompany surfboards that are constantly in use. A window seat/bench is upholstered in a waterproof Duralee fabric, piped with jute, so you can sit on it even in a wet bathing suit. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Could a dreadful dishwasher leak be a blessing in disguise? The Redding kitchen was very odd. The house was a beautiful brick house from the early 1900’s, but the kitchen had been renovated since then with an impractical layout. It worked, but, for as much time as Mr. and Mrs. spend in the kitchen, it left much to be desired. Because they enjoy cooking so much, they dreamed of having a functional kitchen that added to the character of the home and respected the history of it. So that’s why Mr. and Mrs. went to a Lancaster Home Show where they meet ALL Renovation & Design. They were impressed with our process which guides clients through the design phase in a unique way that guarantees a customized remodel, tailored to their dreams. We really hit it off, but, since they were still in the idea stage, the years passed quickly. Then one morning they discovered a puddle under the dishwasher. And, as is often the case, the damage had already spread to the surrounding cabinets and a large area of the floor. And upon further inspection, it was discovered that part of the floor was made with asbestos – which would require expert remediation. This was turning into a major rehab project. That’s when they were faced with a tough call: do they patch it up now and rip it out in a few years when they remodel the entire kitchen, or, do they remodel now? They called ALL Renovation & Design. First we worked with the insurance company to raise the damage claim to what it would have actually cost to repair the damage done by the leak… several thousand dollars higher than what they had initially appraised it. Then we guided Mr. and Mrs. through the design process that carefully articulated the goals and vision for the new kitchen. Functionality and complementing the home’s character were top priority. They were extremely pleased with the help we provided in guiding them through the cabinet choices, layout, and color selections. Communication was key. Especially when we got into the demolition and construction work. One thing you can be sure of when working with older homes is that there are almost always surprises between the walls. For the Redding kitchen it took the form of a steel support beam that we discovered on the second day of demolition. Because it prevented us from opening up the doorway, we had to pivot and adjust the cabinet spacing. Electrical access was also a serious problem that required added creativity to be sure the new space would include all the functionality of a modern kitchen. But all the challenges were overcome through creativity and almost constant communication. At last, it was complete. Together we transformed the space into a beautiful transitional kitchen that is a joy to work in. The maple cabinets with full-overlay doors were painted in matte white with copper hardware. The countertop and backsplash were Hanstone Quartz in the Strato color. It included a 30” single-basin sink in 14-gauge hammered copper. For the floor they chose Lauzan Maple Hardwood in the Sahara finish, installed in the herringbone pattern. And to really set off the kitchen, the old appliances were replaced with new GE Café appliances in their classy matte white with brushed copper accents.

This homeowner had extensive collections of both high end wines and bourbon. Wine and bourbon require completely different storage solutions, so naturally, two unique and completely separate rooms were created to showcase them both. The homeowners were fantastic in meeting with our team to collaborate on a bourbon room and wine cellar design that worked within their special spaces and budget. The House itself has a rustic, yet refined and modern farmhouse feel throughout. The modern, elegant, yet vintage style look of the small wine cellar, especially, fit seamlessly with the interior design. The Bourbon cellar is not cooled, but resides in a shaded interior section within the house as to maintain a constant temperature. Additionally, with close proximity to the Pacific Ocean, sunny Ladera Ranch, a community in Orange County, California never really sees average temperatures above 80 Degrees. The Bourbon Room showcases a custom wrought iron door, and upon entering features a modular style show cabinet with multiple levels. Custom wine cellar doors, and custom wrought iron doors truly add that special feeling and look to your walk in wine room. A door used for a wine room would be fitted with dual pane glass as to better maintain temperature and humidity within. A room such as this could also double as craft beer storage. Beer storage, requires bottles to stand straight up as to not rust the cap, as well as compress any remaining yeast residues at the bottom of the bottle instead of mixed throughout. Craft beer as a whole has become an incredibly burgeoning industry, especially in places like San Diego, Orange County, Los Angeles, and San Francisco in California, and Portland in Oregon. Images by Nic LeHoux Designed as a home and studio for a photographer and his young family, Lightbox is located on a peninsula that extends south from British Columbia across the border to Point Roberts. The densely forested site lies beside a 180-acre park that overlooks the Strait of Georgia, the San Juan Islands and the Puget Sound. Having experienced the world from under a black focusing cloth and large format camera lens, the photographer has a special fondness for simplicity and an appreciation of unique, genuine and well-crafted details. The home was made decidedly modest, in size and means, with a building skin utilizing simple materials in a straightforward yet innovative configuration. The result is a structure crafted from affordable and common materials such as exposed wood two-bys that form the structural frame and directly support a prefabricated aluminum window system of standard glazing units uniformly sized to reduce the complexity and overall cost.
