Our busy lawyer couple, with three close-knit children, had recently purchased a home that was modern on the outside, but dated on the inside. They loved the feel, but knew it needed a major overhaul. Being incredibly busy and having never taken on a renovation of this scale, they knew they needed help to make this space their own. Upon a previous client referral, they called on Pulp to make their dreams a reality. Then ensued a down to the studs renovation, moving walls and some stairs, resulting in dramatic results. Beth and Carolina layered in warmth and style throughout, striking a hard-to-achieve balance of livable and contemporary. The result is a well-lived in and stylish home designed for every member of the family, where memories are made daily.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. With a limited budget, we were able to transform and update this front garden with a new modern pathway, a small patio, and a variety of low-water and low-maintenance plants. This San Rafael front landscape has been dramatically updated with a welcoming concrete pathway entrance, and complimented by a variety of architectural plants, hardy succulents, textural grasses and a majestic, fruitless olive tree. The dramatic transformation is enhanced by a raised corten steel planter at the pathway entrance with gravel , Mexican pebbles, concrete pavers, and succulents. Two horizontal ipe wood structures provide contemporary accents. New raised concrete planters alongside the new concrete driveway define the property and showcase more colorful succulents. A beautiful gray house paint color and ipe accents complete the remodel. Plants include Lomandra 'Breeze', Bulbine frutescens 'Hallmark', Thamnochortus insignis, Phormium 'Black Adder' along with others. The beautiful traditional architecture of this home demanded a lush English style garden design. The deep landscape beds accommodate an abundance of color and foliage interested throughout the year. The clean, contemporary pool design complements the more traditional architecture and landscape design. Put it all together and you have a beautiful and lush retreat for relaxing and entertaining in style.

This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. This residence is a renovation of a traditional landscape into a contemporary garden. Custom contemporary steel planters complement the steel detailing on the home and offer an opportunity to highlight unique native plant species. A large front yard living space offers easy socialization with this active neighborhood. The spectacular salvaged 15ft Organ Pipe Cactus grabs your eye as you enter the residence and anchors the contemporary garden. The back terrace has been designed to create inviting entertainment areas that overlook the golf course as well as protected private dining areas. A large family gathering spot is nestled between the pool and centered around the concrete fire pit. The relaxing spa has a negative edge that falls as a focal point towards the master bedroom. A secluded private dining area off of the kitchen incorporates a steel louver wall that can be opened and closed providing both privacy from adjacent neighbors and protection from the wind. Few materials can match the natural beauty of a newly installed wood deck and fence, which were a dramatic transformation for this small backyard patio. A paraffin treatment brings out the rich colors of ipe, a hardwood with a 30 year life expectancy. We gave the fence a contemporary twist by running the boards horizontally and varying the width, gradually thinning them as they go up. The bluestone pavers add a bit of contrast and visual interest on the patio floor. In order to save space, our clients asked us to build the planters into the fence itself, rather than resting any free-standing planters on the patio floor.
