Project Description:
Our company was contracted by the client to provide a creative solution to an ongoing drainage problem. Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water.
Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally
absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream.
A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media.
Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed.
A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences.
Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth.
Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea.
As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. The plants provide a habitat for birds, butterflies, and insects, working in harmony with nature and providing beautiful visual interest year-round.

Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.

After completing their son’s room, we decided to continue the designing in my client’s master bathroom in Rancho Cucamonga, CA. Not only were the finishes completely overhauled, but the space plan was reconfigured too. They no longer wanted their soaking tub and requested a larger shower with a rain head and more counter top space and cabinetry. The couple wanted something that was not too trendy and desired a space that would look classic and stand the test of time. What better way to give them that than with marble, white cabinets and a chandelier to boot? This newly renovated master bath now features Cambria quartz counters, custom white cabinetry, marble flooring in a diamond pattern with mini-mosaic accents, a classic subway marble shower surround, frameless glass, new recessed and accent lighting, chrome fixtures, a coat of fresh grey paint on the walls and a few accessories to make the space feel complete. Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

Laminated glass is a safety glass that uses one or more layers of PVB film (polyvinyl butyral) or SGP between two or more pieces of glass. It is made under a special process and is combined into a whole through high temperature and high pressure within a certain period of time.

The distinguish between PVB & SGP:
1.The shear modulus of SGP is 50 times of that of PVB.
2.The Tear strength of SGP is 5 times of that of PVB.
3.The bearing capacity of SGP is 2 times of that of PVB.
4. The bending of SGP is only 1/4 of that of PVB.
In a word, SGP has better performance than PVB, and it's widely applied in glass path, glass ceiling, glass floor, Stair Treads,etc.

Energy saving
When sunlight directly shines on a piece of colorless laminated glass, the PVB interlayer film can absorb most of the heat and only radiate a part of the heat back indoors, making the indoor and outdoor heat difficult to conduct, reducing heat energy consumption, thereby maintaining indoor temperature and saving air conditioning Energy consumption.
Security
it can withstand the penetration of accidental impact. Once the glass is damaged, its fragments will still stick together with the intermediate film, which can avoid personal or property damage caused by the glass falling, and the whole piece of glass remains intact and can continue to withstand impact, wind and rain
Sound insulation
The interlayer film has the function of blocking sound waves, so that the laminated glass can effectively control the transmission of sound and play a good sound insulation effect.
Noise reduction
In the process of sound wave transmission, the glass on both sides of the film is reflected back and forth, and is attenuated and absorbed by the soft film. Generally, the noise can be reduced by 30-40 dB. The thicker the film, the better the noise reduction effect.
Decorative effect
The laminated glass can be sandwiched with various patterns, which can achieve the decorative effect, and there are also decorative effects such as ice glass.
UV resistance
The interlayer film has the function of filtering ultraviolet rays; the special PVB film can make laminated glass weaken the transmission of sunlight, effectively block ultraviolet rays, reduce the fading of indoor fabrics. The color PVB interlayer film has different light transmittance, and can control the ultraviolet and heat gain as needed. It will not block the penetration of visible light .

A floating vanity in warm gray and matte white lacquer keeps necessities within reach, yet easily tucked away with a light push. Its streamlined design and integrated handles harmonize perfectly with the square angles of the tiles and space. Under our client’s encouragement and desire for a near zero-energy design, this hybrid home is a skillful integration of modern architecture and sustainable building science.
The design weaves natural materials and clean visual detailing to achieve an organic modern aesthetic while applying OVE (Optimum Value Engineering) framing techniques, insulation over the sheathing, sprayed foam insulation, and blower door testing to construct a tight building envelope, thus minimizing energy impact.
The building systems include passive solar design, directionally tuned glazing, high efficiency multi-zoned radiant heat, EPA approved biomass heat, and solar thermal / photovoltaic panels for energy generation.
The result is a beautiful, near zero-energy urban home.

The result is a beautiful, near zero-energy urban home that embraces its owners’ ecological sensibilities as it embraces a private courtyard haven.

After completing their son’s room, we decided to continue the designing in my client’s master bathroom in Rancho Cucamonga, CA. Not only were the finishes completely overhauled, but the space plan was reconfigured too. They no longer wanted their soaking tub and requested a larger shower with a rain head and more counter top space and cabinetry. The couple wanted something that was not too trendy and desired a space that would look classic and stand the test of time. What better way to give them that than with marble, white cabinets and a chandelier to boot? This newly renovated master bath now features Cambria quartz counters, custom white cabinetry, marble flooring in a diamond pattern with mini-mosaic accents, a classic subway marble shower surround, frameless glass, new recessed and accent lighting, chrome fixtures, a coat of fresh grey paint on the walls and a few accessories to make the space feel complete.
