While working with this couple on their master bathroom, they asked us to renovate their kitchen which was still in the 70’s and needed a complete demo and upgrade utilizing new modern design and innovative technology and elements. We transformed an indoor grill area with curved design on top to a buffet/serving station with an angled top to mimic the angle of the ceiling. Skylights were incorporated for natural light and the red brick fireplace was changed to split face stacked travertine which continued over the buffet for a dramatic aesthetic. The dated island, cabinetry and appliances were replaced with bark-stained Hickory cabinets, a larger island and state of the art appliances. The sink and faucet were chosen from a source in Chicago and add a contemporary flare to the island. An additional buffet area was added for a tv, bookshelves and additional storage. The pendant light over the kitchen table took some time to find exactly what they were looking for, but we found a light that was minimalist and contemporary to ensure an unobstructed view of their beautiful backyard. The result is a stunning kitchen with improved function, storage, and the WOW they were going for.

Custom corner shelving was designed to thoughtfully reclaim the footprint of a former fireplace, transforming an underutilized area into functional display and storage space while maintaining visual balance within the room. Angled to echo the geometry of the newly relocated corner fireplace, the shelving creates continuity and warmth throughout the living area. This project began with precise field measurements and coordination with the existing roof edge and window layout to ensure clean alignment and proper water management. Our team prepared a custom subframe system designed to support the aluminum composite panel (ACP / ACM) gutter cover while allowing for thermal movement and long-term durability. The aluminum composite panels were fabricated with folded edges and return details to fully conceal fasteners and create sharp, continuous lines along the roof perimeter. During installation, each panel was carefully leveled and aligned to maintain consistent joints and a seamless visual flow across corners and transitions. Special attention was given to edge detailing, underside coverage, and integration with the soffit and wall finishes. The system was installed to protect the gutter assembly, improve water control, and deliver a clean architectural appearance with a low-maintenance aluminum finish. The final result is a durable ACP / ACM gutter cover system that enhances the building’s exterior geometry while providing long-term protection and a refined modern look.

This image highlights the open concept layout achieved during a full house renovation in the Kerrisdale neighbourhood of Vancouver, completed by Arani Construction Inc. The kitchen island with integrated gas cooktop now faces the expanded living and dining area, creating a continuous and highly functional main floor layout. As part of the structural renovation, multiple interior walls were removed to transform the previously segmented floor plan into a large open space. In addition to removing the wall between the kitchen and dining area, another wall separating the dining room from the living room was also removed. Structural beams were installed to properly support the load while allowing the entire main level to remain open. This transformation created a long, uninterrupted sightline from one exterior window to another across the house, allowing natural light to travel through the entire space. The new layout significantly improves circulation, visibility, and interaction between the kitchen, dining, and living areas while maintaining the modern functionality of the kitchen island workspace.

We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

These homeowners came to us wanting to upgrade the curb appeal of their home and improve the layout of the interior. They hoped for an entry that would welcome guests to their home both inside and out, while also creating more defined and purposeful space within the home. The main goals of the project were to add a covered wrap around porch, add more windows for natural light, create a formal entry that housed the client’s baby grand piano, and add a home office for the clients to work from home. With a dated exterior and facade that lacked dimension, there was little charm to be had. The front door was hidden from visitors and a lack of windows made the exterior unoriginal. We approached the exterior design pulling inspiration from the farmhouse style, southern porches, and craftsman style homes. Eventually we landed on a design that added numerous windows to the front façade, reminiscent of a farmhouse, and turned a Dutch hipped roof into an extended gable roof, creating a large front porch and adding curb appeal interest. By relocating the entry door to the front of the house and adding a gable accent over this new door, it created a focal point for guests and passersby. In addition to those design elements, we incorporated some exterior shutters rated for our northwest climate that echoed the southern style homes our client loved. A greige paint color (Benjamin Moore Cape May Cobblestone) accented with a white trim (Benjamin Moore Swiss Coffee) and a black front door, shutters, and window box (Sherwin Williams Black Magic) all work together to create a charming and welcoming façade. On the interior we removed a half wall and coat closet that separated the original cramped entryway from the front room. The front room was a multipurpose space that didn’t have a designated use for the family, it became a catch-all space that was easily cluttered. Through the design process we came up with a plan to split the spaces into 2 rooms, a large open semi-formal entryway and a home office. The semi-formal entryway was intentionally designed to house the homeowner’s baby grand piano – a real showstopper. The flow created by this entryway is welcoming and ushers you into a beautifully curated home. A new office now sits right off the entryway with beautiful French doors, built-in cabinetry, and an abundance of natural light – everything that one dreams of for their home office. The home office looks out to the front porch and front yard as well as the pastural side yard where the children frequently play. The office is an ideal location for a moment of inspiration, reflection, and focus. A warm white paint (Benjamin Moore Swiss Coffee) combined with the newly installed light oak luxury vinyl plank flooring runs throughout the home, creating continuity and a neutral canvas. Traditional and schoolhouse style statement light fixtures coordinate with the black door hardware for an added level of contrast. There is one more improvement that made a big difference to this family. In the family room, we added a built-in window seat. This created a cozy nook that is used by all for reading and extra seating. This relatively small improvement had a big impact on how the family uses and enjoys the space.

Our clients wanted to open up the wall between their kitchen and living areas to improve flow and continuity and they wanted to add a large island. They felt that although there were windows in both the kitchen and living area, it was still somewhat dark, so they wanted to brighten it up. There was a built-in wet bar in the corner of the family room that really wasn’t used much and they felt it was just wasted space. Their overall taste was clean, simple lines, white cabinets but still with a touch of style. They definitely wanted to lose all the gray cabinets and busy hardware. We demoed all kitchen cabinets, countertops and light fixtures in the kitchen and wet bar area. All flooring in the kitchen and throughout main common areas was also removed. Waypoint Shaker Door style cabinets were installed with Leyton satin nickel hardware. The cabinets along the wall were painted linen and java on the island for a cool contrast. Beautiful Vicostone Misterio countertops were installed. Shadow glass subway tile was installed as the backsplash with a Susan Joblon Silver White and Grey Metallic Glass accent tile behind the cooktop. A large single basin undermount stainless steel sink was installed in the island with a Genta Spot kitchen faucet. The single light over the kitchen table was Seagull Lighting “Nance” and the two hanging over the island are Kuzco Lighting Vanier LED Pendants. We removed the wet bar in the family room and added two large windows, creating a wall of windows to the backyard. This definitely helped bring more light in and open up the view to the pool. In addition to tearing out the wet bar and removing the wall between the kitchen, the fireplace was upgraded with an asymmetrical mantel finished in a modern Irving Park Gray 12x24” tile. To finish it all off and tie all the common areas together and really make it flow, the clients chose a 5” wide Java bamboo flooring. Our clients love their new spaces and the improved flow, efficiency and functionality of the kitchen and adjacent living spaces.

This client sought to update their recently purchased home in Alexandria. A gourmet kitchen that complemented the size of the home and property was a top priority. They wanted more light-filled and connected living spaces for their growing family. Updating the finishes throughout the home was also a necessity. Design challenges included an existing utility space that occupied a large portion of the kitchen footprint, making the kitchen cramped and narrow. In addition, the foyer was dark, confined and uninviting as a result of its organization and enclosed nature of the main stair. To overcome the challenges, we relocated the utilities, creating a more usable footprint for the kitchen. The aging furnace was replaced with a high efficiency furnace located in a newly insulated and conditioned crawl space. A new hot water heater was placed in the finished attic, and the electrical panel was also relocated. Then, we designed a portion of the kitchen to mask the need for dropped structural headers: the refrigerator, freezer and pantry were placed under the area that necessitated a drop bulkhead, creating a sleek built-in area for the appliances. Once the utilities were moved, the kitchen could be opened up to a large family room and designed with a much-improved layout. Two new four-panel exterior doors replaced small doors at the family room to connect the main living space with the beautiful yard. In addition, white bead board was added to the family room ceiling, creating more visual continuity with the adjacent white kitchen. To transform the foyer into a grand and welcoming entry, a small amount of space was taken from a large second floor bedroom, and the entire second floor structure was supported with a series of flush beams to allow the stair to be opened and expose the rail.
