The clients wanted to update without a major remodel. They also wanted to keep some of the warm golden oak in their space...something we are not used to! We laded on painting the cabinetry, new counters, new back splash, lighting, and floors. We also refaced the corner fireplace in the living room with a natural stacked stone and mantle. The powder bath got a little facelift too and convinced another victim... we mean the client that wallpaper was a must.

Here’s a job I completed just before Christmas last year, at a house in Northampton which has a rich history and mix of architectural styles. The run up to Christmas is always popular as people try to get their household projects finished off in time for celebrating the festive season with family so this is always a busy time for Tile Doctor. The photos below show a neglected Victorian Quarry tiled floor in need of repair, with cracked tiles along the edges. These were caused by somebody in the past using brute force to remove carpet gripper rods which had been glued to the tiles. These cracks were present around the edges of the entire hallway, however; this particular type of tile is very hard to get hold of. Furthermore, it is a costly process to replace the tiles as the skirting boards would have had to have been removed. As well as the physical issues the floor had a dull appearance due to the build-up of builder’s dust and the general wearing down of the paintwork over time. I agreed with the client that the best course of action would be to fill the tiles, and paint the damaged tiles using a colour that matched as close as possible. Many of my Tile Doctor colleagues would disagree with this approach opting to source the correct tile and rebuild the damaged section however unfortunately in this case we didn’t have the time or the budget. My first action was to use a brush and vacuum to remove as much loose debris and dust as possible. I followed this by agitating the tiles with a dilution of Tile Doctor Pro Clean which is a strong alkaline product and safe to use on tile and stone. I use a combination of a coarse burnishing pad fitted to a rotary machine and hand held brushes, in order to get the floor clean. The resulting slurry was then rinsed and removed using a wet vacuum. This process was repeated twice followed by a thorough rinse to ensure any trace of cleaning agent had been removed and the floor neutralised. As this was such an old property, I then used a steamer to heat up the tiles in order to draw out any contaminants and assist with the drying process. I installed a fan to dry the floor before starting repairs, mixing up some coloured grout and filling all holes and cracks along the edges, including the doormat area. I allowed the coloured grout to dry overnight, before hand painting the black and Terracotta tiles. These were then given time to dry (about a couple of hours). Following this, I carefully painted in the other colours: brown and cream. The overall effect was quite convincing and you had to look very closely to notice. Due to the fact that there were other tradesmen working in the house at the time, the floors were sheeted up to protect from additional dust and muck. I then left the house for a week, allowing the floor ample time to dry completely in preparation for sealing. Upon my return, I took damp meter readings, and once satisfied with the dryness of the tiles, I began the sealing process with the impregnating, colour-enhancing sealer Tile Doctor Colour Grow. The sealer provides both durable surface protection and an aesthetically pleasing matte finish. The below photos show how the product has enriched the colours with the two coats applied. The process of restoring this wonderful Victorian Quarry tiled floor was certainly time consuming, but very rewarding. I am exceptionally pleased with the results myself, and my client couldn’t have been happier and I’m sure the newly revitalised hallway will have been a talking point for all their visitors during the Christmas break. Recently, I was called to a work on a Limestone tiled floor in a house near Hove Park. Hove Park is a popular park in Hove, East Sussex, which was once opposite to the Goldstone Ground, the traditional home of Brighton and Hove Albion football club until the ground was demolished. My client informed me that the house was used a meeting place every Friday, and the high traffic of people was taking its toll on the floor. The floor was clearly in need of a good clean, especially the grout. You do need to take care when cleaning Limestone as it can be affected by the acidic substances you get in some cleaning products which can break down the surface of the Limestone and cause further damage. The results of my test clean showed the Limestone tiles responded well to the cleaning, but I was concerned about the grout, which was not cleaning very easily. I suspected that the grout had, in fact, been discoloured by a bleach-based cleaner, turning it grey. Bleach contains strong chemicals, so there is a good chance that any bleach-based cleaners used on tiled floors will discolour the grout over time. After discussing this issue with my client, I quoted separately for a possible grout recolour. On the first day of working on the floor, I started the cleaning process using a black buffing pad attached to a floor buffer machine, in combination with a solution of Tile Doctor Pro-Clean, which I applied to the floor. This combination really helped to remove the heavily built up grime and dirt. Although the tiles looked great after the clean, I still wasn’t convinced by the state of the grout. After drying a test area with a heat gun, I confirmed that the grout was not continuous in colour and would need a recolour to get it back to looking its best again. I left the rest of the floor to dry for a period of two days, allowing any residual moisture to evaporate, before returning to recolour the grout with a white Grout Colourant which was applied using a good old fashioned toothbrush and baby wipes to remove any excess. I was careful to apply thin, even coats in order to prevent the possibility of the Colourant staining the tile. After several hours of knee-breaking work, the recolouring was complete, and I was extremely pleased to be able to show my client the finished product. She was very happy to be able to show off the floor to her friends, which was now white all the way through, without the dark lines caused by the discoloured grout. Another satisfied client.

This project was for a long time client of mine who lives in a wonderful patio home with a finished basement. There were several challenges with which to contend. First, as you enter the Foyer, all of the spaces are open to each other so we had to make sure everything worked together. Second, furniture arrangement had always been a struggle for the large living area with the fireplace on an angled corner wall and large built-in. Last, although the homeowner loves color – especially blue/greens – we had to convince her to bring it into her home as an accent and make it work with the other spaces. We started with a neutral sofa positioned across from the built-ins and paired it with a settee in a blue/green fabric. The settee does not block the fireplace and reinforces our color scheme. The homeowner upgraded her husband’s chair and ottoman with a contemporary leather one, and we added a perfectly scaled swivel chair to the corner next to the built-ins. We finished off the space with a mixture of unique accent tables including a beautiful coffee table with wood inlay, a small metal french drink table, a two-tiered egg shaped table, and a pedestal table with marble top. We added lighting, artwork and accessories to the built-ins and tables to complete the space. We also added blue/green accessories to the breakfast area to make the spaces flow seamlessly. We love how these spaces in the Open Concept Redesign turned out. It is a very pleasing palette that does not overwhelm the spaces, but adds interest. Enjoy!

This is the under-stair bath after completion. The space used to be separated in two by a door frame, when the client decided to upgrade the floor tile to the marble we convinced them to completely gut the space to get elbow room next to the sink. We leveled the ceiling at the same time, re framed the floor system, and eliminated the last of the lead plumbing!

This allowed potential buyers or renters to see what their future home or office would look like. Nowadays, the role of the 3d architectural visualizer has evolved. While still involved in the sale or rental of property, they are also heavily involved in the design process. By using 3d architectural visualization, architects and designers can explore different design options and make sure that the final product meets the needs of the client. In this blog post, we will take a look at a recent project by a 3d architectural visualizer - the Visualize a Residential Colony in Meridian Idaho. A 3D architectural visualisation is an important tool for architects and engineers. It allows them to create realistic images of their designs, which can be used to present their ideas to clients or investors. The studio Visualize was commissioned to create a 3D visualisation of a proposed residential colony in Meridian, Idaho. The colony will be built on a site that is currently occupied by a golf course. The studio used a variety of software to create the visualisation, including 3ds Max, V-Ray, and Photoshop. The finished product is a realistic and accurate representation of the proposed colony. The 3D visualisation has been used to convince the local authorities to approve the project. It has also been used to help raise investment for the colony.

A leaky tub and some cracked tiles convinced our returning clients that an update to their primary suite was long overdue. The old bathroom’s traditional travertine tiles, stained wood cabinets, and bulky tub deck made the space feel heavy and dated. Our goal was to create a sophisticated, light, and serene space that was more aligned with their evolving style. Replacing the sizeable tub deck with a freestanding bathtub opened up the room and allowed us to expand the walk-in shower. A slim niche was strategically tucked into the corner ensuring products are within easy reach. Separate his and hers vanities provide ample storage with an abundance of drawers.. The dramatic veining in the marble-look porcelain provides the perfect backdrop for the minimalist tub and modern plumbing fixtures while the natural marble in the shower plays off the warm golds and grays. With thoughtful design choices and striking finishes, we transformed a dark and drab bathroom into a refined and refreshing retreat.

This unique and classic Victorian property, once defining of Chicago architecture was preserved through our efforts to convince the developer to preserve it's special beauty. We provided a major restoration of the property including rear and second story additions in order to increase the home's size, as well as digging in an entirely new basement to be utilized as a third story - all while preserving and renovating it's classic and elegant facade.
