Joe and Denise purchased a large Tudor style home that never truly fit their needs. While interviewing contractors to replace the roof and stucco on their home, it prompted them to consider a complete remodel. With two young daughters and pets in the home, our clients were convinced they needed an open concept to entertain and enjoy family and friends together. The couple also desired a blend of traditional and contemporary styles with sophisticated finishes for the project.
JRP embarked on a new floor plan design for both stories of the home. The top floor would include a complete rearrangement of the master suite allowing for separate vanities, spacious master shower, soaking tub, and bigger walk-in closet. On the main floor, walls separating the kitchen and formal dining room would come down. Steel beams and new SQFT was added to open the spaces up to one another. Central to the open-concept layout is a breathtaking great room with an expansive 6-panel bi-folding door creating a seamless view to the gorgeous hills. It became an entirely new space with structural changes, additional living space, and all-new finishes, inside and out to embody our clients’ dream home.

Our clients wanted to make the most of space so we gutted the home and rebuilt the inside to create a functional and kid-friendly home with timeless style.
Our clients’ vision was clear: They wanted a warm and timeless design that was easy to clean and maintain with two-active boys.
“It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh.
We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming.
Now, the only problem our clients would have would be convincing their guests to leave!
Our clients also enjoy coffee and tea so we created a separate coffee nook to help them kick start their day.

Find the right local pro for your project

This project was for a long time client of mine who lives in a wonderful patio home with a finished basement. There were several challenges with which to contend. First, as you enter the Foyer, all of the spaces are open to each other so we had to make sure everything worked together. Second, furniture arrangement had always been a struggle for the large living area with the fireplace on an angled corner wall and large built-in. Last, although the homeowner loves color – especially blue/greens – we had to convince her to bring it into her home as an accent and make it work with the other spaces.
We started with a neutral sofa positioned across from the built-ins and paired it with a settee in a blue/green fabric. The settee does not block the fireplace and reinforces our color scheme. The homeowner upgraded her husband’s chair and ottoman with a contemporary leather one, and we added a perfectly scaled swivel chair to the corner next to the built-ins. We finished off the space with a mixture of unique accent tables including a beautiful coffee table with wood inlay, a small metal french drink table, a two-tiered egg shaped table, and a pedestal table with marble top. We added lighting, artwork and accessories to the built-ins and tables to complete the space. We also added blue/green accessories to the breakfast area to make the spaces flow seamlessly.
We love how these spaces in the Open Concept Redesign turned out. It is a very pleasing palette that does not overwhelm the spaces, but adds interest. Enjoy!

Complementing the existing neo-classical architecture, we designed a bright transitional kitchen with walnut accents. We convinced the client to go electric with a bosch induction cooktop and range, stainless steel fridge, and drawer microwave (not pictured). Mixed metals with hardware and lighting help to bring this beautiful kitchen to life! Oh, and a car-sized island clad in this gorgeous dolomite we found at Absolute Stone.

These clients (who were referred by their realtor) are lucky enough to escape the brutal Minnesota winters. They trusted the PID team to remodel their home with Landmark Remodeling while they were away enjoying the sun and escaping the pains of remodeling... dust, noise, so many boxes.
The clients wanted to update without a major remodel. They also wanted to keep some of the warm golden oak in their space...something we are not used to!
We laded on painting the cabinetry, new counters, new back splash, lighting, and floors.
We also refaced the corner fireplace in the living room with a natural stacked stone and mantle.
The powder bath got a little facelift too and convinced another victim... we mean the client that wallpaper was a must.

Starting with the removal of the existing and old oval swimming pool, it was built originally too high in one of the backyard corners and surrounded by overgrown landscape. The pool area was neither attractive or practical. The new pool and patio design process took a few months before the customer was completely happy and convinced that the old pool had to go. Once that was finalized, a total transformation of the backyard layout and landscape took place.
Due to the grade changes, the pool had to be lowered and a Nicolock Mini Colonial wall was built to retain the flowerbed soil. New rectangular concrete walls and a liner swimming pool was built along one side of the property, which allowed the grass area to be extended towards the pool. The swimming pool is equipped with many options including a safety auto cover that can be opened in one minute and also works as a solar cover. The auto cover also allows the customers to use the pool much longer during the year, starting from April 15 to October 15. This also saves in heating costs by preventing most of the heat evaporating in colder nights, and also in chemical consumption, maintenance of the water, and cleaning of the pool. A gas heater was also installed, along with a salt chlorine generator, LED lights, a fiberglass spa built next to the pool with a spillover, 2 sheer descent water features installed on the opposite to the spa, and an automation system that allows the homeowner to totally control pool, spa, lights, and heater from his or her smart phone. The swimming pool is 3 to 6 feet deep and it has full steps across the shallow area. Minimal site disturbance, restraint in building volume, elegant transparency, allow the South Okanagan landscape to assert itself. In its airy elegance and mature use of technology and resources it makes an important ecological and artistical statement. The project's convincing economies offer a valuable contribution to promote environmental sustainability, commonsense and restraint. In a context dominated by generic, often overbuilt houses, the building is a visible alternative and incentive for discussion.

A dramatic upstairs addition to a simple 1950’s tract house provided much need space a growing family and a much appreciated transformation for a changing community. Some persuasion was needed to convince planning authorities that a curved roof was actually compatible with the neighborhood, yet the final home and front porch nestles comfortably under a towering redwood. The arc motif is echoed with a stainless steel inlay in clear maple cabinet doors.

We honored the building’s history where possible, keeping original bones and character wherever possible, then layered in the clients’ distinct creative identity. On the main floor, we designed spaces that shift seamlessly from workday to reception-ready. Lighting was planned with intention, to preserve the original plaster ceilings and spotlight rotating installations without sacrificing ambient warmth. Custom built-ins maximize functionality while maintaining a distinctly un-officey feel. Upstairs, the artist apartment is a thoughtful retreat: adaptable, light-filled, and comfortable, with just enough quirk to spark inspiration. Even the basement—home to a full photography studio and workroom—balances technical needs with aesthetic ease. Throughout, we used color, texture, and collected pieces to ensure each room feels curated, not staged. Personal, not polished.
