We honored the building’s history where possible, keeping original bones and character wherever possible, then layered in the clients’ distinct creative identity. On the main floor, we designed spaces that shift seamlessly from workday to reception-ready. Lighting was planned with intention, to preserve the original plaster ceilings and spotlight rotating installations without sacrificing ambient warmth. Custom built-ins maximize functionality while maintaining a distinctly un-officey feel. Upstairs, the artist apartment is a thoughtful retreat: adaptable, light-filled, and comfortable, with just enough quirk to spark inspiration. Even the basement—home to a full photography studio and workroom—balances technical needs with aesthetic ease. Throughout, we used color, texture, and collected pieces to ensure each room feels curated, not staged. Personal, not polished.

This customer came to us after a series of unfortunate health issues. They were having health complications that would simply not clear up. After seeing on the news that certain hardwood floors can cause the symptoms they were experiencing, the homeowner started shopping for a responsible, domestically manufactured hardwood floor that could be trusted. With our strict manufacturing standards, we were excited to re-do their hardwoods with this American-made product. The result? The homeowner's medical issues completely went away almost immediately. If we weren't convinced before, we certainly are now that what you put in your home is as important as what you put in your body.

Realistic lighting, shadows, and textures can also be added to enhance the depiction of the natural scenery, creating a visually appealing and convincing representation of the winter environment surrounding the homes.

A vestibule of 9 arching groin vaults each with its own delicate arabesquery enhancing and exciting your passage through to the other side.
The background was first aged with a subtley applied hand-finish and the arabesquery was then handpainted in a similar manner to reveal a convincing, antiquated, fresco-like result.

Cozy and Colorful Beach House Remodel!
When you think funky little house by the beach – images like what you are about to see may not be what you would have anticipated. This furnishings project aimed to capture a colorful, fun, active space for a family who wanted to feel at home .Thus, creating casual and comfortable but not boring in the least. A little traveled, a lot of texture, and not much clutter!
From the start, the space was not much to write home about!
The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures.
We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also!

We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this!
Can’t forget the bedrooms!
Of course we can’t get by without mentioning a little bedroom love, either.
In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good!
Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

During 2020 many of us were hit hard with Covid-19. This particular family had wedding plans to hold the ceremony at their home. And they had a small budget, instead of spending thousands of dollars on bouquets, they opted to have permanent landscaping put in. The hill slope was of particularly difficulty given the grade, but we were able to obtain the perfect setting to match a modern fountain that they were debating throwing away. We were able to convince them that by removing the grass in the bed around the fountain, we could dress the entire section to become a distinct focal point of their backyard and still keep the design low enough to the ground that the lake view wouldn't be obstructed. The natural colors of the flowers and the selection of rocks suit the lake sunsets beautifully. Unfortunately, they were not able to gather in full, but the family loved the landscaping even though.

This groin vault was hand-executed with every detail having been taken into consideration to produce a thoroughly convincing ancient fresco-like presence.

This project designed by Giuseppe Abbrancati and built by the Gappsi Group professionals.
Starting with the removal of the existing and old oval swimming pool, it was built originally too high in one of the backyard corners and surrounded by overgrown landscape. The pool area was neither attractive or practical. The new pool and patio design process took a few months before the customer was completely happy and convinced that the old pool had to go. Once that was finalized, a total transformation of the backyard layout and landscape took place.
Due to the grade changes, the pool had to be lowered and a Nicolock Mini Colonial wall was built to retain the flowerbed soil. New rectangular concrete walls and a liner swimming pool was built along one side of the property, which allowed the grass area to be extended towards the pool. The swimming pool is equipped with many options including a safety auto cover that can be opened in one minute and also works as a solar cover. The auto cover also allows the customers to use the pool much longer during the year, starting from April 15 to October 15. This also saves in heating costs by preventing most of the heat evaporating in colder nights, and also in chemical consumption, maintenance of the water, and cleaning of the pool. A gas heater was also installed, along with a salt chlorine generator, LED lights, a fiberglass spa built next to the pool with a spillover, 2 sheer descent water features installed on the opposite to the spa, and an automation system that allows the homeowner to totally control pool, spa, lights, and heater from his or her smart phone. The swimming pool is 3 to 6 feet deep and it has full steps across the shallow area. This classic 1970's rambler was purchased by our clients as their 'forever' retirement home and as a gathering place for their large, extended family. Situated on a large, verdant lot, the house was burdened with extremely dated finishes and poorly conceived spaces. These flaws were more than offset by the overwhelming advantages of a single level plan and spectacular sunset views. Weighing their options, our clients executed their purchase fully intending to hire us to immediately remodel this structure for them.
Our first task was to open up this plan and give the house a fresh, contemporary look that emphasizes views toward Lake Washington and the Olympic Mountains in the distance. Our initial response was to recreate our favorite Great Room plan. This started with the elimination of a large, masonry fireplace awkwardly located in the middle of the plan and to then tear out all the walls. We then flipped the Kitchen and Dining Room and inserted a walk-in pantry between the Garage and new Kitchen location.
While our clients' initial intention was to execute a simple Kitchen remodel, the project scope grew during the design phase. We convinced them that the original ill-conceived entry needed a make-over as well as both bathrooms on the main level. Now, instead of an entry sequence that looks like an afterthought, there is a formal court on axis with an entry art wall that arrests views before moving into the heart of the plan. The master suite was updated by sliding the wall between the bedroom and Great Room into the family area and then placing closets along this wall - in essence, using these closets as an acoustical buffer between the Master Suite and the Great Room. Moving these closets then freed up space for a 5-piece master bath, a more efficient hall bath and a stacking washer/dryer in a closet at the top of the stairs.

Our clients wanted to make the most of space so we gutted the home and rebuilt the inside to create a functional and kid-friendly home with timeless style.
Our clients’ vision was clear: They wanted a warm and timeless design that was easy to clean and maintain with two-active boys.
“It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh.
We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming.
Now, the only problem our clients would have would be convincing their guests to leave!
Our clients also enjoy coffee and tea so we created a separate coffee nook to help them kick start their day.
