About this Project: The home remodeling included a kitchen renovation, second floor space reconfigurations, and first floor addition. The purpose was to expand the existing kitchen and create a casual atmosphere by eliminating the formal appearance and unify the kitchen and family room. The homeowners were looking for a traditional kitchen that could be used for dining, entertaining, doing homework while providing ample storage space and a workstation area for bill paying. Demolition was necessary of the existing kitchen and partial exterior of the back of the house and excavation for the addition. The scope of work included new painted kitchen cabinetry and dramatic Cambria stone countertops, new tigerwood exotic hardwood flooring throughout the first floor, new recessed, hanging & under cabinet lighting, and painting of the first floor. The wall paint ushers in a vibrant yet relaxing feeling to the home. Painting existing trim and moldings throughout the first floor refreshes & updates the home. The hardwood flooring flows from the front door to the back door of the first floor and adds a cozy warmth to the home. This project designed by Giuseppe Abbrancati and built by the Gappsi Group professionals. Starting with the removal of the existing and old oval swimming pool, it was built originally too high in one of the backyard corners and surrounded by overgrown landscape. The pool area was neither attractive or practical. The new pool and patio design process took a few months before the customer was completely happy and convinced that the old pool had to go. Once that was finalized, a total transformation of the backyard layout and landscape took place. Due to the grade changes, the pool had to be lowered and a Nicolock Mini Colonial wall was built to retain the flowerbed soil. New rectangular concrete walls and a liner swimming pool was built along one side of the property, which allowed the grass area to be extended towards the pool. The swimming pool is equipped with many options including a safety auto cover that can be opened in one minute and also works as a solar cover. The auto cover also allows the customers to use the pool much longer during the year, starting from April 15 to October 15. This also saves in heating costs by preventing most of the heat evaporating in colder nights, and also in chemical consumption, maintenance of the water, and cleaning of the pool. A gas heater was also installed, along with a salt chlorine generator, LED lights, a fiberglass spa built next to the pool with a spillover, 2 sheer descent water features installed on the opposite to the spa, and an automation system that allows the homeowner to totally control pool, spa, lights, and heater from his or her smart phone. The swimming pool is 3 to 6 feet deep and it has full steps across the shallow area. They trusted the PID team to remodel their home with Landmark Remodeling while they were away enjoying the sun and escaping the pains of remodeling... dust, noise, and so many boxes. The clients wanted to update without a major remodel. They also wanted to keep some of the warm golden oak in their space...something we are not used to! We landed on painting the cabinetry, new counters, new backsplash, lighting, and floors. We also refaced the corner fireplace in the living room with a natural stacked stone and mantle. The powder bath got a little face lift too and convinced another victim... we mean client that wallpaper was a must.

Nestled on the shore of New Hampshire’s Lake Winnipesaukee, is a family’s winter ski retreat. Contrary to the norm, this vacation home sees more use in the winter months than in the summer season. Breathtaking views of Mount Washington against a backdrop of shoreline dominate the scene; this vista was a driving force in the decision-making process. Doors and windows on the lakeside of the house were enlarged and expanded on to enhance the owners’ appreciation of their vantage point. The homeowners embraced, with a bit of convincing, a dark blue trim color for the exterior rather than the ubiquitous forest green common in the White Mountains. What began as a small renovation project morphed into a full renovation; the location warranted the upgrade. The client’s trust in the design team resulted in a home that is unique: contemporary while still offering the warmth and coziness of a winter retreat. The introduction of soft wood tones, a custom copper kitchen hood, and a warm muted color palate for interior trim and doors brings a coziness to the space without evoking a mountain ski lodge. The materials chosen further enhanced the natural elements of the site location: organic features include an antler chandelier, salvaged wood throughout for the mantel, ceilings, stair newels, and interior barn doors, and a live edge built-in bench in the mudroom. Spaces were designed to encourage family interaction and togetherness. The importance of solitude was thoughtfully crafted into the architecture and interiors of the family’s vacation home. SV Design made sure there were spaces where individual family members can pursue their own interests: a dedicated craft space, a family office, and a kids’ loft area. The redesign was forward thinking, to take the family into future phases in life, from the current teenage years through college years, and into the beyond of expanded family possibilities.

This unique and classic Victorian property, once defining of Chicago architecture was preserved through our efforts to convince the developer to preserve special beauty. We provided a major restoration of the property including rear and second story additions in order to increase the home's size, as well as digging in an entirely new basement to be utilized as a third story - all while preserving and renovating classic and elegant facade.

A dramatic upstairs addition to a simple 1950’s tract house provided much need space a growing family and a much appreciated transformation for a changing community. Some persuasion was needed to convince planning authorities that a curved roof was actually compatible with the neighborhood, yet the final home and front porch nestles comfortably under a towering redwood. This classic 1970's rambler was purchased by our clients as their 'forever' retirement home and as a gathering place for their large, extended family. Situated on a large, verdant lot, the house was burdened with extremely dated finishes and poorly conceived spaces. These flaws were more than offset by the overwhelming advantages of a single level plan and spectacular sunset views. Weighing their options, our clients executed their purchase fully intending to hire us to immediately remodel this structure for them. Our first task was to open up this plan and give the house a fresh, contemporary look that emphasizes views toward Lake Washington and the Olympic Mountains in the distance. Our initial response was to recreate our favorite Great Room plan. This started with the elimination of a large, masonry fireplace awkwardly located in the middle of the plan and to then tear out all the walls. We then flipped the Kitchen and Dining Room and inserted a walk-in pantry between the Garage and new Kitchen location. While our clients' initial intention was to execute a simple Kitchen remodel, the project scope grew during the design phase. We convinced them that the original ill-conceived entry needed a make-over as well as both bathrooms on the main level. Now, instead of an entry sequence that looks like an afterthought, there is a formal court on axis with an entry art wall that arrests views before moving into the heart of the plan. The master suite was updated by sliding the wall between the bedroom and Great Room into the family area and then placing closets along this wall - in essence, using these closets as an acoustical buffer between the Master Suite and the Great Room. Moving these closets then freed up space for a 5-piece master bath, a more efficient hall bath and a stacking washer/dryer in a closet at the top of the stairs.

Bud Kane has remodeled nearly every room in his own home over many years. Now reaching his 70’s, he contemplated heading up a major kitchen and laundry room renovation himself, planning on doing the carpentry work with his own hands. “I was not convinced I would ever meet anyone who could do it as well as I could do it myself”, said Bud. Ruth and Bud spent 5 years visiting kitchen firms and interviewing designers. They couldn’t however bring themselves to pull the trigger on the project, until they met Advance Design Studio in 2015. “No one understood what I wanted”, said Ruth. She was continually frustrated by experiences with designers who weren’t hearing what was important to her. “Everyone kept designing my kitchen with what they thought it should look like; I couldn’t find anyone who would listen to me”! When they met designer Scott Christensen from Advance Design Studio, they liked him right away. He listened to Ruth and designed a kitchen that she loved, all the while interjecting years of wisdom and design expertise that Ruth appreciated. “The finished product is better than I expected”, says Ruth. “I respected Scott’s opinions and together we created the perfect place for me to bake with my grandkids and truly enjoy the kitchen and laundry room I’ve been dreaming of for many years!” The kitchen transformation began with removing the home’s soffits, and extending new painted maple cabinetry to the ceiling with the addition of an elegant crown molding. Ruth’s new Vita Mix holds a coveted place on her counter, and adjustments were planned to size the cabinets in conjunction with the under cabinet decorative light molding to fit this appliance just right. “This one small detail was really important to me”, says Ruth smiling. An elegant new island replaced the original island, complete with room for 3 stools where her grandchildren will sit to make home-made pasta every Thanksgiving, and cookies at Christmas time. “Traditions are very important in my family, and making my kitchen work to suit cherished activities with my family was the number one reason this renovation was so desired”, replied Ruth when asked about the island. A picture perfect new tea station replaced a cluttered unused desk area, creating a wonderful place to prepare hot drinks for sipping any season of the year while overlooking the couple’s wonderfully manicured gardens from the lovely 3 season’s room just off the kitchen. The soft sage island bead panel detail was repeated on the backsplash, replicating the feel of a fine old piece of furniture. The biggest problem with the laundry room was 3 doors, one from the garage, one from the closet, and one to the hallway. “Scott designed a pocket door, and oh what a dream it is now to bring groceries in from the garage!” exclaims Bud who grew to disdain this task! Doing laundry is now a breeze in this attractive new space that doubles as a wonderful pantry for the kitchen with room to store food items that didn’t have a home in the poorly designed original space. New Hickory distressed wood flooring was laid both in the kitchen and leading to the hall foyer. Soft gray wood-replicating porcelain was placed in the laundry area, making for an easily cleanable surface for what doubles as a mud room from the garage. Creamy tumbled marble graces an unobtrusive backsplash spilling onto shiny granite counter tops in a rich earthy pattern of fall colors that mimic colors throughout the home. Advance is known details that included custom crafted furniture toe kicks, luxurious crown moldings, and beaded under cabinet moldings. The kitchen is complete with a glass display cabinet showing Ruth’s treasured china tea collection. Early on, it was initially only their intention of purchasing cabinets for the new design. They were so impressed however with Advance Design’s complete program for budgeting, design, installation and management that it became clear to them both that they wanted Advance to handle the entire project from start to finish. “After seeing the quality work they did, coupled with the in-house team completely dedicated to our satisfaction, it became apparent there was no other choice but to hire them to handle everything. And we’re so glad we did, we have not one regret”, says Bud. “The attention to detail by the carpentry crew more than satisfied my perfectionist expectations of the finished carpentry,” exclaimed Bud. “Every one of Advance Design’s people we encountered from design through construction was wonderful. We’ve never met a group of people so dedicated to making sure we were happy with every single detail, and every single part of this experience”, said Ruth and Bud.
