Before renovation: compacted soil, exposed tree roots, and poorly defined planting areas contributed to drainage issues and uneven turf conditions. The yard required regrading and underground drainage correction to restore function and structure.

Following full yard regrading and underground drainage installation, we reshaped the planting beds and introduced a flagstone stepper path to create structured circulation through the space. Layered perennials and defined edging restore visual order while supporting improved water flow and soil performance.

This project won in the 2013 Builders Association of Metropolitan Pittsburgh Housing Excellence Award for Best Urban Renewal Renovation Project. The glass bowl was made in the glass studio owned by the owner which is adjacent to the residence. The mirror is a repurposed window. The door is repurposed from a boarding house.

This house had a graphic makeover to help the Realtor show the true potential of this house to prospective buyers. Wood siding, windows, and shutters help create curb appeal.
The roof was reduced on the front addition making it look less obtrusive.
Landscaping tops it off. Not tacky specimen plants or the usual landscaped plantings but simple elegant plants to help play off the architecture, not attract attention.
The image was created graphically so the new homeowner can see the result and be sure what they want. They can give this to their builder to use as a guide to be sure they GET what they want.
