Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

The small 50 foot wide site is one house removed from the Gulf of Mexico. The design takes advantage of two view corridors through the setbacks of neighboring lots. These views correspond respectively to the direction of the summer and winter sunsets. The two wings of the house are connected by a courtyard. The elevated wing spans over the small yard creating a shaded space between the courtyard and the beach access. Children’s bedrooms are enjoyable to decorate. Using a happy bunny print fabric we created custom quilted bedspreads, naturally coordinating with the two toned striped walls. Sweet & charming heavens greatly accent the beds, providing the room with a precious and fun feeling. Inside the heavens’ is a yellow plaid fabric simply correlating with both the walls and the bedspreads. The heavens’ outside is a soft yellow fabric with contrast hot pink textured dots, corresponding with the reds on the bedspread. Custom boxed round throw pillows are the final accent, tying the heavens together with the bedspreads. All in all, every part of the bedding creates a fun and youthful atmosphere.

The Hall Bath needed rejuvenation too, since larges amount of dry rot were present as well. New paint for the walls continuing in the corresponding sea blue color. Complete with a new tub, Pan American Cream Stripes tile for the walls and subtle yet beautiful accent tile.

River Homes Civic, Pedestrian, and Personal Scale Our urban design strategy to create a modern, traditional neighborhood centered around three distinct yet connected levels of scale – civic, pedestrian, and personal. The civic connection with the city, the Milwaukee River and the adjacent Kilbourn Park was addressed via the main thoroughfare, street extensions and the River Walk. The relationship to pedestrian scale was achieved by fronting each building to its corresponding street or river edge. Utilizing elevated entries and main living levels provides a non-intimidating distinction between public and private. The open, loft-like qualities of each individual living unit, coupled with the historical context of the tract supports the personal scale of the design. The Beerline “mini-block” – patterned after a typical city block - is configured to allow for each individual building to address its respective street or river edge while creating an internal alley or “auto court”. The river-facing units, each with four levels of living space, incorporate rooftop garden terraces which serve as natural, sunlit pavilions in an urban setting. In an effort to integrate our typical urban neighborhood with the context of an industrial corridor, we relied upon thoughtful connections to materials such as brick, stucco, and fine woods, thus creating a feeling of refined elegance in balance with the “sculpture” of the historic warehouses across the Milwaukee River. Urban Diversity The Beerline River Homes provide a walkable connection to the city, the beautiful Milwaukee River, and the surrounding environs. The diversity of these custom homes is evident not only in the unique association of the units to the specific “edges” each one addresses, but also in the diverse range of pricing from the accessible to the high-end. This project has elevated a typically developer-driven market into a striking urban design product.

The Mid-Levels of Hong Kong Island is one of the most prominent luxury residential areas. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. Elements such as natural stone, artistic paint, parquet flooring, wood veneer, and leather have all been meticulously coordinated in terms of color and proportion, while a significant amount of storage space has been cleverly concealed within the walls. The study room is deliberately positioned to one side of the living room, embracing the gentle stretch of sunlight. The arched iron partition, exuding a vintage flavor and traces of time, not only serves as a natural divider of space but also becomes a highlight of the interior decoration with its unique artistic form, creating a serene yet stylish atmosphere. The combination of "green," "wood," and "metal elements" is based on Feng Shui considerations, serving to stabilize and concentrate the energy flow. The children's room is simple yet cozy, where sunlight awakens the space and transparent glass windows bring in the ocean view. The palette of pale blue and white adds warmth and vitality to the space, inspiring children's boundless imagination about the unknown world and giving them the courage to see mountains, seas, and the world beyond. The moment when the door is open, the magic of lighting begins. What greets the eye is an elegant and tastefully designed artistic foyer. The pace of work in Hong Kong is fast and efficient, often causing people to overlook family time. Therefore, the entrance is adorned with a large area of gentle ivory white, featuring sculptural-like display stands and flowers and vignettes that can be arranged according to the owner's mood. As night falls, the panoramic view of the Victoria Harbour's night scene comes into view, elevating the enjoyment to the utmost. The lighting system in the space brings more enjoyable experiences to "living as you desire." The smart system caters to various states of living scenarios at different times, as well as to the subtle needs of ambient temperature, brightness, and tactile atmosphere. Whether it's solo time or family moments, day or night, everyone has a comfortable place to be. The "Estoril Court" project is a full-service case that last for 12 months. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

The new second story is remodeled with three new bedrooms, two new bathrooms and closets, and upgraded entrance hall. Existing roof shingles and gutters were modified along entire existing home. New bathrooms are complete with wood vanity cabinets, toilets, glass showers, freestanding tub, and corresponding amenities. New recessed lights are placed throughout second story. Second story comes complete with a new laundry room besides the main hall. Plenty of windows throughout second story provide a feeling of brightness and warmth.

Building a Dream Home For the past 30 years, John Bleeker has been designing notable homes and renowned buildings in the area, which have been published in numerous magazines. Mr. Bleeker, an award winning architect of Bleeker Architectural Group, chose Braen Supply as the provider for the materials for his own home. He felt that Braen Supply was the most trustworthy and reliable source for materials as he designed his dream home. Mr. Bleeker was looking for a particular coloration of materials that Braen Supply would be providing. In order to meet the needs of the customer, a custom blend of granites were created providing him with the exact coloration that he was looking for. The remaining materials were selected to correspond with the custom blend, creating a home that anyone would dream to live in. Bleeker Architectural Group has been designing notable homes and buildings in the area since 1999.

This particular interior door model is based on the ideas discussed below and will be a welcome addition to your decor in any configuration. The concept of infinity goes back to ancient Greece, with Zeno of Elea (the celebrated author of the paradoxical riddles which people have been debating for thousands of years now) being first to theorize about it mathematically. Physicists and mathematicians have been infatuated with it ever since. Artists, from old masters to modern impressionists, are intimately familiar with the concept: knowing how to build perspective is one of the plein air painter’s basic skills. Vanishing points, corresponding to mathematical points of infinity located at an infinite distance from the observer, are the crux of any landscape composition. This multi-panel interior door model was inspired by the idea that space, distances, and forms can be realistically represented through elegance. Think of it as an interior door that makes the room on which it opens seems more spacious than it might actually be in reality.

Updating the roofing and siding was the start of a complete exterior transformation. The front-facing brick was covered with a thin stone veneer and wrapped around the attached garage. A trio of small casement windows was arranged perfectly aligned above a standing seam roof covering the new front porch. The square columns at the porch correspond perfectly with the detail around the new garage door, showcasing a central feature octagon window. Now shielded from the elements, guests are welcomed into the beautiful home through a perfectly matched front door kept well lit with formal, beveled glass, black lanterns.

High on the cliffs overlooking the sea, this residence exudes a sense of place—seemingly originating from the ledge that supports it. Jutting forms and crashing volumes are reminiscent of the relationship between the land and the sea. An irregular footprint radiates from the entry tower. Strictly following the client's wish for minimal use of structure and maxi­mum use of glass, the walls rise up on ball bearings and effortlessly roll away. The second and third stories of the tower feature the master bath suite. With a glass-enclosed shower on an outside wall, the openness continues.
