Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. This “Arizona Inspired” home draws on some of the couples’ favorite desert inspirations. The architecture honors the Wrightian design of The Arizona Biltmore, the courtyard raised planter beds feature labeled specimen cactus in the style of the Desert Botanical Gardens, and the expansive backyard offers a resort-style pool and cabana with plenty of entertainment space. Additional focal areas of landscape design include an outdoor living room in the front courtyard with custom steel fire trough, a shallow negative-edge fountain, and a rare “nurse tree” that was salvaged from a nearby site, sits in the corner of the courtyard – a unique conversation starter. The wash that runs on either side of the museum-glass hallway is filled with aloes, agaves and cactus. On the far end of the lot, a fire pit surrounded by desert planting offers stunning views both day and night of the Praying Monk rock formation on Camelback Mountain. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. DOWNLOAD NOW   I am still sometimes shocked myself at how much of a difference a kitchen remodel can make in a space, you think I would know by now! This was one of those jobs. The small U-shaped room was a bit cramped, a bit dark and a bit dated. A neighboring sunroom/breakfast room addition was awkwardly used, and most of the time the couple hung out together at the small peninsula. The client wish list included a larger, lighter kitchen with an island that would seat 7 people. They have a large family and wanted to be able to gather and entertain in the space. Right outside is a lovely backyard and patio with a fireplace, so having easy access and flow to that area was also important. Our first move was to eliminate the wall between kitchen and breakfast room, which we anticipated would need a large beam and some structural maneuvering since it was the old exterior wall. However, what we didn’t anticipate was that the stucco exterior of the original home was layered over hollow clay tiles which was impossible to shore up in the typical manner. After much back and forth with our structural team, we were able to develop a plan to shore the wall and install a large steal & wood structural beam with minimal disruption to the original floor plan. That was important because we had already ordered everything customized to fit the plan. We all breathed a collective sigh of relief once that part was completed. Now we could move on to building the kitchen we had all been waiting for. Oh, and let’s not forget that this was all being done amidst COVID 2020. We covered the rough beam with cedar and stained it to coordinate with the floors. It’s actually one of my favorite elements in the space. The homeowners now have a big beautiful island that seats up to 7 people and has a wonderful flow to the outdoor space just like they wanted. The large island provides not only seating but also substantial prep area perfectly situated between the sink and cooktop. In addition to a built-in oven below the large gas cooktop, there is also a steam oven to the left of the sink. The steam oven is great for baking as well for heating daily meals without having to heat up the large oven. The other side of the room houses a substantial pantry, the refrigerator, a small bar area as well as a TV. The homeowner fell in love the with the Aqua quartzite that is on the island, so we married that with a custom mosaic in a similar tone behind the cooktop. Soft white cabinetry, Cambria quartz and Thassos marble subway tile complete the soft traditional look. Gold accents, wood wrapped beams and oak barstools add warmth the room. The little powder room was also included in the project. Some fun wallpaper, a vanity with a pop of color and pretty fixtures and accessories finish off this cute little space. The prime location of this home coupled with the fact that the Clients parents had owned the same provided the incentive to undertake a whole house remodel. A portion of the existing oversized utility room was incorporated into the kitchen space to provide the necessary footprint for the new kitchen. A beautiful hand picked granite slab provides the movement on the eating bar that draws ones eyes to the cooktop and the work surfaces beyond. The small eating peninsula satisfies the needs of these empty nesters while allowing them to look out through their new patio doors into their backyard and the creek that lies at its edge. Dark mahogany stained superior alder provides the traditional richness in cabinet appearance requested by the owner.

With home prices rising and residential lots getting smaller, this Encinitas couple decided to stay in place and add on to their beloved home and neighborhood. Retired, but very active, they planned for the golden years while having fun along the way. This Master Suite now fosters their passion for dancing as a studio for practice and dance parties. With every detail meticulously designed and perfected, their new indoor/outdoor space is the highlight of their home. This space was created as a combination master bedroom/dance studio for this client and was part of a larger master suite addition. A king size bed is hidden behind the Bellmont Cabinetry, seen here in the mirrors. Behind the glass closet doors is hidden not only closet space, but an entertainment system. It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

This 1933 Wauwatosa basement was dark, dingy and lacked functionality. The basement was unfinished with concrete walls and floors. A small office was enclosed but the rest of the space was open and cluttered. The homeowners wanted a warm, organized space for their family. A recent job change meant they needed a dedicated home office. They also wanted a place where their kids could hang out with friends. Their wish list for this basement remodel included: a home office where the couple could both work, a full bathroom, a cozy living room and a dedicated storage room. This basement renovation resulted in a warm and bright space that is used by the whole family. Highlights of this basement: - Home Office: A new office gives the couple a dedicated space for work. 2013 NKBA MEDIUM BATH When this young couple purchased their nearly 25-year-old colonial, the master bathroom was the first thing they wanted to change. Drab looking with worn out cabinets and a shower that was too small, it didn’t fit their modern vision for the space. Working with Michael Nash Design, Build & Homes, they came up with a plan to enlarge the bathroom, stealing space from the master bedroom. The new design includes a much larger shower, the addition of a walk-in shower and more. And the results are nothing less than stunning. A new, frameless glass shower stall is equipped with a steam unit, body sprays, rain shower head, and thermostatic valve and control. A double-sided fireplace overlooks a large whirlpool tub (also visible from the master bedroom). Modern wall hanger espresso finish vanities are topped with a marble top and his and her tumbled marble vessel sinks. Two tall linen cabinets bookend the vanity for additional storage. A recessed mirror with back lighting effect was also installed. Large 20” × 20” white marble floor and walls with dark metallic tile were placed on featured walls for added effects. The floors in both the bathroom and closet are heated. An enlarged doorway from bathroom to walk-in closet offers double French glass doors which are pocketed for better traffic flow. Built-in closet systems are his and hers with matching cherry espresso finish cabinetry covered by obscure glass doors and a touch pad lighting system. The middle island features shoe racks and tie and socks storage. Clean, streamlined and functional, the homeowners love this award-winning space.
