Bedroom - mid-sized rustic guest bedroom idea in Burlington with gray walls and no fireplace

The clients desired a vintage ‘farmhouse-style’ bathroom. We enlarged the bathroom by removing the walls around the hallway closet. This added a few more feet to the very tight bathroom. We changed the alcove bath to a more spacious and elegant cast-iron soaker tub with classic bath and shower plumbing fixtures. At the time of this photograph, the white shower curtain had not been installed. We designed the traditional vanity and had our cabinet-maker create this beautiful storage unit and medicine cabinets out of solid wood. We sourced the small hexagon floor tile as well as the elegant Carrera Marble counter top. A calming palette of neutral greys with the bright cabinetry creates a cozy bathroom full of character and charm. Materials used: A traditional custom-made white wood double vanity, custom-made mirrored medicine cabinets, marble counter, top-mounted rectangular traditional sinks, 1 inch marble hexagon floor tile, dark gray 3 x 6 subway wall tiles, traditional claw-foot cast-iron free-standing tub and shower, classic chrome and frosted glass wall sconce, traditional chrome plumbing fixtures, pale grey Sherwin Williams paint.

Peaceful master bedroom with hues of serene blue and touches of dark wood and iron finishes. The bed is flanked by a hair on hide leather nightstand and a solid camel colored leather companion on the other side. A cozy sitting area is tucked away off to the side which is perfect for reading a book and relaxing.

We are so excited about this stylish Houston patio addition! It's one of our most recent outdoor living space design projects - and one of our new favorites! We particularly love the rustic corner fireplace, the beautiful, vaulted pine ceiling and the Restoration Hardware furniture and accessories. "Even though this space has an outdoor kitchen - often the highlight of our projects - the focus here is beautiful, comfortable outdoor living," says Outdoor Homescapes of Houston owner Wayne Franks. "And I have to say, I think this is one of the most gorgeous spaces we've created for doing that - in style." "This project was special from the start, as we were creating this space for a friend of Wayne’s who had been a long time mentor to his boys growing up," adds Lisha Maxey, owner of LGH Designs in Houston (she coordinated furniture and finishes for the project). "This client was the principal of their high school and knew all of them very well and Wayne, too. This made it very personal, indeed, and we wanted everything to be perfect!" The 23- by 16-foot addition, located at the back of the house in Cypress, looks out onto a manmade lake in the homeowners' subdivision. The focal point? A 9-foot-8-inch-high-by-7-foot-wide corner fireplace in Earth Grey rustic ledgestone from Colorstone in Houston. The fireplace features a custom wooden mantel, stone bench seating and a 52-inch Sunbrite outdoor TV. Another highlight is the flooring - silver travertine tile laid out in a Versailles pattern. "We chose silver travertine in a 'Tumbled' color palette with variations of cream and brown," says Lisha. "So we had those two colors, plus grey, to pull from." The 7-foot-long, stucco outdoor kitchen island's countertops are also noteworthy - Absolute Black granite in a leathered finish offering a modern look and a dark grey hue that works perfectly with the color palette. The kitchen island also houses an RCS 30-inch grill and fridge. The seating area includes a sectional couch, coffee table, two swivel chairs and two ottomans - all from Restoration Hardware. "We used Restoration Hardware's Biscayne sectional, swivel chairs and ottomans in gray, with textured linen weave in Sand and cushions and peacock accent pillows in gray," says Lisha. The coffee table is made of solid teak with a concrete top - as is the matching side table. "We added a console table, also in teak, behind the sofa. And for accents, we added three Amalfi lanterns from Restoration Hardware in weathered zinc." A Sunbrella® Heathered area rug (in Gray) was added to anchor the space and visually tie it together. "The space as a whole leans towards a transitional style, in that it has many traditional cozy comforts and colors, but the furniture gives it a more contemporary look," says Lisha. "The idea from the beginning was to marry these two styles, as our clients wanted a look that would not age and be in vogue for years to come." On the exterior, you can see how we worked to make the addition blend with the existing home - matching the shingles and stucco and continuing the landscaping. 3D graphic renderings and a virtual video tour allowed the clients to know exactly what the space would look like beforehand. "It takes a lot of the guesswork out of the process," says Outdoor Homescapes' graphic designer, Kristy Buell Franks. "Floor plans and elevation drawings are good for giving an idea of the overall scope of the project, but it's the 3D renderings that really show what the space is going to look like." The 3D graphics and video tours also help immensely when choosing finishing materials and furniture, she says: "The clients' choices can be put into the design to allow the clients to see how the materials will work with the existing materials on the house and how the furniture will look in the space." The 1,100-square foot second level includes two spacious family bedrooms and a cozy 10 by 18-foot loft/sitting area. More fun awaits in the 1,600-square-foot lower level, with an 8 by 12-foot exercise room, a hearth room with fireplace, a billiards and refreshment space and a large home theater.

A cozy screened in porch retreat with modern finishes and rustic elements. Reclaimed solid wood beam act as collar ties and accentuate the vaulted ceiling. A fun wood-burning fireplace adds to the ambiance and takes the chill off on cool spring or autumn evenings.

The interior of the home went from Colonial to Classic Lodge without changing the footprint of the home. Columns were removed, fur downs removed that defined space, fireplace relocated, kitchen layout and direction changed, breakfast room and sitting room flip flopped, study reduced in size, entry to master bedroom changed, master suite completely re-arranged and enlarged, custom hand railing designed to open up stairwell, hardwood added to stairs, solid knotty alder 8’ doors added, knotty alder crown moldings added, reclaimed beamed ceiling grid, tongue and groove ceiling in kitchen, knotty alder cabinetry, leather finish to granite, seeded glass insets, custom door to panty to showcase an antique stained glass window from childhood church, custom doors and handles made for study entry, shredded straw added to wall texture, custom glazing done to all walls, wood floor remnants created an antique quilt pattern for the back wall of the powder bath, custom wall treatment created by designer, and a mixture of new and antique furnishing were added, all to create a warm, yet lived in feeling for this special family. A new central stone wall reversed with an over scaled fireplace and reclaimed flooring from the East became the anchor for this level of the home. Removing all the “divisions” of space and using a unified surface made unused rooms, part of the daily living for this family. Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

Lisa Konz Photography This was such a fun project working with these clients who wanted to take an old school, traditional lake house and update it. We moved the kitchen from the previous location to the breakfast area to create a more open space floor plan. We also added ship lap strategically to some feature walls and columns. The color palette we went with was navy, black, tan and cream. The decorative and central feature of the kitchen tile and family room rug really drove the direction of this project. With plenty of light once we moved the kitchen and white walls, we were able to go with dramatic black cabinets. The solid brass pulls added a little drama, but the light reclaimed open shelves and cross detail on the island kept it from getting too fussy and clean white Quartz countertops keep the kitchen from feeling too dark. There previously wasn't a fireplace so added one for cozy winter lake days with a herringbone tile surround and reclaimed beam mantle. To ensure this family friendly lake house can withstand the traffic, we added sunbrella slipcovers to all the upholstery in the family room. The back screened porch overlooks the lake and dock and is ready for an abundance of extended family and friends to enjoy this beautiful updated and classic lake home.

The owners wanted a space to suit their outdoor lifestyle with materials to last far into the future. The choices were quite simple: stone veneer, Timbertech composite decking and glass railing. What better way to create that stability than with a solid foundation, concrete columns and decorative stone veneer? The posts were all wrapped with stone and match the retaining wall which was installed to help with soil retention and give the backyard more definition (it’s not too hard on the eyes either). A set of well-lit steps will guide you up the multi-level deck. The built-in planters soften the hardness of the Timbertech composite deck and provide a little visual relief. The two-tone aesthetic of the deck and railing are a stunning feature which plays up contrasting tones. From there it’s a game of musical chairs; we recommend the big round one on a September evening with a glass of wine and cozy blanket. We haven’t gotten there quite yet, but this property has an amazing view (you will see soon enough!). As to not spoil the view, we installed TImbertech composite railing with glass panels. This allows you to take in the surrounding sights while relaxing and not have those pesky balusters in the way. In any Canadian backyard, there is always the dilemma of dealing with mosquitoes and black flies! Our solution to this itchy problem is to incorporate a screen room as part of your design. This screen room in particular has space for dining and lounging around a fireplace, perfect for the colder evenings! Ahhh…there’s the view! From the top level of the deck you can really get an appreciation for Nova Scotia. Life looks pretty good from the top of a multi-level deck. Once again, we installed a composite and glass railing on the new composite deck to capture the scenery. What puts the cherry on top of this project is the balcony! One of the greatest benefits of composite decking and railing is that it can be curved to create beautiful soft edges. Imagine sipping your morning coffee and watching the sunrise over the water. The shower has a curbless entry and a floating seat. A large niche makes it easy to reach items while either sitting or standing. There are 3 shower options; a rain shower from the ceiling, a hand held by the seat, another head that adjust on a bar. Barn style glass door and a towel warmer close at hand. Luxurious, sophisticated and eclectic as many of the spaces the homeowners lived in abroad. There is a large luxe curbless shower, a private water closet, fireplace and TV. They also have a walk-in closet with abundant storage full of special spaces. After you shower you can dry off with toasty warm towels from the towel. warmer. This master suite is now a uniquely personal space that functions brilliantly for this worldly couple who have decided to make this home there final destination.
