Head To Head Negotiations Gets Results For Happy Sellers: When I was introduced to Steven Hill, I knew from the minute we met “this was the guy” to represent me. Steven has a very calm, soft approach to his dealing with people, unlike the ego driven who spout their credentials to impress. He listens to understand what the client wants rather than telling them what he wants. He assured me he was confident in his ability to sell my property without over promising and I was skeptical, but boy did he deliver on that promise, and some. Let’s start with the brochures. Sotheby’s brochures blow everyone else out of the water. A piece of paper, with black and white photos, gets lost in the bottom of a purse, or garbage bin, but a Sotheby’s brochure is a piece of art. Steven’s photographer created fabulous photos that took my breath away when the brochure arrived. My house looked beyond amazing yet true to the property. This alone sets Sotheby’s far above the rest by doing more than photocopying a sheet of paper to leave an impression. Very impressed. Steven and I corresponded everyday and, after 5 days on the market, we accepted a conditional offer. I was thrilled Steven got the sale price I wanted, so quickly. Unfortunately, we found ourselves in a tense situation when the home inspector found a breach in our sewer line. Immediately I got a quote for the repairs, and was fully prepared to cover the expense, but the buyer’s realtor was insisting on a sizeable holdback. This is where we witnessed Steven’s negotiation skills under pressure. He went head to head with the buyer’s realtor, as the buyers and ourselves stood by and watched. Steven insisted he would not allow his clients to have an open wallet, while the buyer’s realtor pushed harder and harder. Steven never once showed how irritated or upset he was by this realtor’s aggressive nature and, in a calm voice, kept insisting an open wallet was not going to work. This was a little unsettling with three days left to lift the conditions and I wasn’t holding out much hope the deal would close. Things looked grim, but once again Steven’s abilities and strong connections shone through…. he found a back up buyer who presented an offer we could not ignore. Of course, Steven had to bring this to the first buyer’s attention and, to everyone’s surprise, all conditions were lifted and we had a firm sale. Not only did I get my asking price but I no longer had to cover the repair expense. Steven was nothing but brilliant. I believe somewhere along the way Steven and I became friends. I look forward to a “Hi Jane” text from him that always makes me smile. I thoroughly enjoy his kind, caring, easy going nature and his wicked sense of humor. I like his Porsche too

What are the Components of a Chimney?

As you may know, Superior Chimney writes a lot of articles to educate the Chicagoland area on chimneys and how to identify problems. Every once in a while, it is good to go back and review the basics. That’s what we’re going to do. We’re going to discuss what are the components of a chimney. Let’s get started. What are the Components of a Fireplace? We’re going to get started on the actual chimney itself. Most chimneys are built of brick and some are constructed of a wood framed chase with siding on it to match the rest of the home. The traditional masonry fireplace chimneys include (from the inside out) a firebox, where the firewood burns and gas starter are located. Going up is the throat, smoke chamber and then chimney flue. These are the components of a masonry chimney where the exhaust/air travels through - From the firebox and out through the top of the chimney. You can most often ‘see’ your chimney from the ground, you will notice the bricks and on top of that will be the chimney crown (cement slab) which keeps the elements away from the brick chimney. On top of the chimney crown is the chimney cap. This is what keeps animals & debris from entering the chimney flue… raccoons, squirrels, birds, bats, etc… down the flue, and into the firebox. Now that we know what components that a chimney has, let’s focus on a couple of key areas. Fireplace Dampers All chimneys are fitted with a fireplace damper. A fireplace damper is a metal plate that opens and closes, allowing smoke from the fireplace to move up and out of the home. If you have a fire and the fireplace damper is closed, or restrictive, the smoke will back up into your home. The smoke needs a place to go. When the fireplace is not in use, the damper should remain closed in order to keep the cold air out of your home and warm air from escaping your home. Just because you have a fireplace does not mean that you have to deal with cold drafts in the room the fireplace is in. Chimney Flues As we all know, heat rises. The heat from the fireplace is going to rise taking with it the smoke, and other gases. This process is known as drafting. It is important to have good drafting as it prevents the smoke or gases from staying in your home and harming your family. Chimney Flue Liners Flue liners are important to the chimney; they are your firewall. It works to prevent overheating of any combustibles next to the chimney. And, it helps so the chimney construction doesn’t corrode from the byproducts of burning wood, or creosote. There are a few types of flue liners, such as fire clay tiles, heat resistant concrete, and stainless steel. We created a seating area in the master bedroom where the family can gather at night to read and spend time quality time. Their desire for deep color and bold pattern allowed us to create a casual space that is both warm and inviting at the end of a long day. Guests often visit and stay for a bit. They wanted to give their family and friends the same cozy feel in their guest bedroom. We were able to use a combination of patterns, textures and colors with our custom-made bedding and pillows. We also love to repurpose where we can and painted furniture is a great place to start. The depth of color used here is a true reflection of our clients' warm and friendly personality that says "welcome to our home."
