Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. The space was designed to take advantage of the bright southern exposure, with lots of white materials, grounded by the dark base cabinets. Photos by Maletz Design

The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. Upon moving to a new home, this couple chose to convert two small guest baths into one large luxurious space including a Japanese soaking tub and custom glass shower with rainfall spout. Two floating vanities in a walnut finish topped with composite countertops and integrated sinks flank each wall. Due to the pitched walls, Barbara worked with both an industrial designer and mirror manufacturer to design special clips to mount the vanity mirrors, creating a unique and modern solution in a challenging space. The mix of travertine floor tiles with glossy cream wainscotting tiles creates a warm and inviting feel in this bathroom. Glass fronted shelving built into the eaves offers extra storage for towels and accessories. A oil-rubbed bronze finish lantern hangs from the dramatic ceiling while matching finish sconces add task lighting to the vanity areas.
