We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us!
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation
Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications.

LEARNING OBJECTIVES of “Controlling and Isolating Sound with Design & Construction”
• Define the importance of controlling sound.
• Define how much sound isolation is required in various circumstances.
• List the three tools: mass, absorption, and mechanical isolation and the role of each tool.
• Outline design considerations related to the construction of specialty rooms.
Controlling and Isolating Sound is tricky—without the correct tools, the right people, and the proper design, the results are often
disastrous. Participants in this course will review the needs for creating sound for isolated specialty spaces and discuss how much
sound isolation is needed in varying circumstances. In addition, attendees will dive into the three tools of sound isolation—mass, absorption and
mechanical isolation and the role of each in the design/build process, while discussing the process of designing and constructing the specialty space.
This course will also outline the benefits of working as a team with other trades to provide the client the expertise bringing about a well-designed and functional space.

It’s true in construction, and it’s true in life: sometimes, you have to get down to the bare bones and rebuild from there. A “full gut” is the complete and total rebuilding of a home from the inside out. And that’s what we did for this apartment in a 1921 home in Cliffside Park, New Jersey. Our team took up the floors, raised ceilings, and moved walls, with a new architectural space as the result.
The finished apartment is a playful fusion of old and new. Gritty texture meets smooth surface as exposed brick and wood headers contrast with reclaimed wood and fresh paint. The open-flow floor plan blends historic touches with a modern sensibility; when the sliding barn doors are open, the kitchen and living area connects with the bedroom/playroom area. At the center of it all, the custom dining table serves as an elegant visual anchor.
Natural light streams in through an uncovered window, affording a calming glimpse of the landscaped yard and garden. At the same time, new interior lighting illumines the kitchen and the bathroom. The latter is a luxury experience, featuring a drop-in tub with granite surround, a custom-tiled niche, and a towel warmer too.
The formerly dim, cramped apartment is energized and illuminated; the process of peeling back the layers changed a sub-par space into something special.

The kitchen has shades of dark grey, charcoal for its countertops, kithchen island, and cabinets. The charcoal glass backsplash completes the dark look. Equipments, devices and food products are ingeniously hidden behind the charcoal lacquered panels. All the appliances are integrated and the fridge is panel-ready. The countertop wraps the kitchen island, creating one distinctive element in the middle of the space.

Accoya was used for all the superior decking and facades throughout the ‘Jungle House’ on Guarujá Beach. Accoya wood was also used for some of the interior paneling and room furniture as well as for unique MUXARABI joineries. This is a special type of joinery used by architects to enhance the aestetic design of a project as the joinery acts as a light filter providing varying projections of light throughout the day.
The architect chose not to apply any colour, leaving Accoya in its natural grey state therefore complimenting the beautiful surroundings of the project. Accoya was also chosen due to its incredible durability to withstand Brazil’s intense heat and humidity.

Exposed brick walls, dark joinery and contrasting textures and soft furnishings allows this space to have a lovely homely feel while still being a contemporary family home. A wood burning fire in the sitting area creates a toasty corner, even in an open plan room. A multi use space for entertaining and family life this project is still a hit, and a favourite of ours and the public. The space can be opened up to bring the outside, in. By opening up the huge sliding glazed doors onto the patio you create an even larger space where life can spill out into the garden, and equally lets nature into the home with a breath of fresh air.
The pendant lights above the table from John Lewis – William Bottle Glass Pendants from the Croft collection £130 each. These are such simple lights with a hint of detail and a slightly industrial feel ties in beautifully with the metal star table lamp on the bespoke side table.
