German Embassy in Pristina - Kosovo, contracted the architecture office “Ferizi + Ferizi Architects” to plan and implement an Annex Office building for their purposes. As detached part of this building is designed the waiting area, as alone standing structure. This Office Building is constructed by assembling of Eight used office containers that were delivered on trucks and set up after only a few hours on the basis of the LEGO principle, according to the planning on strip foundations. By removing the flexible exterior wall panels, a large room of 115 m² was created, with the counter wall as a room partition between two office spaces, each with seven workstations as well as three counters for agents on one side and a room for visitors on the other side. With this system, room solutions can be easily implemented in all dimensions. The container, seen as a geometric shape, is a simple, octagonal, solid box. The standardized perfection of its dimensions is striking: 2.44 meters wide, 2.59 meters high and 6.06 meters or 12.19 meters long. Since its introduction in 1956 by the American transport entrepreneur Malcom McLean, the container has become a standardized transport module worldwide, whether on ships, trucks or construction sites. The shipping containers have additionally revolutionized the transport industry, pushed the globalization noticeably, and thus directly or indirectly influenced all our lives. But after only a few years, when the first overseas containers wore out, many engineers recognized the positive properties of used shipping containers for building houses, especially since they are robust, flexible, multifunctional and second-hand relatively inexpensive to purchase. The time has long passed by to treat containers exclusively as transport objects. As a "measure of all things", containers can hardly be ignored in construction. Their use is no longer limited to temporary use since school containers, information containers, office containers or entire residential buildings are now part of our everyday life in the construction industry. For their specific aesthetic and spatial qualities, containers also serve as design parameters for the development of new forms of architecture and urbanity. The office building as an extension of the visa section, characterized by modern materials and contemporary aesthetics has been designed and built mainly as a low-energy building. Extensive insulation to achieve a comfortable and sustainable constant temperature in the interior, high window quality and low energy consumption make the building energy-efficient. The sophisticated lighting technology, networks, heating systems and air-conditioning systems are also components of this equipment. It creates an overall harmonic picture and guarantees the highest standard in sustainable construction, taking into consideration the fact that environmentally friendly recycling and reutilization have become an increasingly important issue in our society. West and East side of the wooden facade is compact and has few openings, while the southern facade is completely open with lot of glass. Its spatial openness ensures a transparent, friendly work environment, which allows a lot of light into the space. This openness allows an uninterrupted, pleasant and close-to-nature view from interior spaces into the beautiful garden. During the installation of sophisticated light sources in the garden, emphasis was not only put on functionality and security, but also on the beauty of the garden shown through the illumination in the evening. Large, horizontal white “brisole” serve as external sun protection systems, mounted on the canopies of the entrance areas of the modular construction and the enclosure, adeptly cast shade on these areas and at the same time shape the entire architectural language. While on one hand, the two quadratic ledges suspended in the air, are docked with steel stairs and match the wooden façade, lead the staff to their office space, the artful modern interior, on the other hand, perfectly unites the functionality, innovative technology, culture and positive effects on the employees' efficiency and wellbeing. A lot of white, interjected by warm wooden and colored accents, determines the ambience. In the case of the lighting solution, the mainly linear ceiling lighting is used as the overlapping design element both for the offices of the visa section as well as for the counters and the waiting area for the visitors. They underline the puristic design in order to create a pleasant light for a desired general illumination and ensure optimal light conditions without causing disturbing reflections on the computer screens. In addition, precisely positioned pendant luminaires are installed at the workstations, which ensure pleasant room brightness. In the entrance area, the harmonic and uniform lighting effect from the ground highlights the integration of photography and architecture. Photographs of landscapes, people, places, expressing unforgettable, impressive moments and memories have been lovingly engraved on 8 x 8cm square oak blocks. The idea of an effective, impressive environment that stimulates and inspires the work was the premiss on which the whole design concept was based. Nestled deep in the Blue Ridge mountains, this custom home backs up to Moses Cone Manor. The home features three bedrooms and three baths with 1900 heated square feet. One of the many unique features of this home is the loft. The loft overlooks the main living space and takes advantage of natural light from the window wall. We used a welded wire railing to continue that open feeling as well as continue the same design of the deck outside and bring it inside. The loft also provides a functional space for the homeowner and currently serves as a place for the homeowner to focus on their passion of cycling. A small kitchenette was installed to provide the upstairs guest rooms with their morning coffee or midnight snacks. The home was finished with wide plank, white oak flooring and tongue and groove vaulted ceilings in the living room. The design allows for this quaint mountain cabin to feel open and inviting despite its small footprint by utilizing a flexible floor space from the entry to the living room and kitchen. The natural coloring in the wood finishes inside and out mixed with traditional finishes really create a unique cabin experience that we try to celebrate here in our area of the mountains.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

From the plum-brown limewashed walls to the curated mix of antique and contemporary elements, this en suite primary bath exudes quiet luxury. The inspiration for this space began with the early 20th century English washstand. The warm wood, Carrara marble top, and striking backsplash featuring original Racing Green pool glazed tiles set the tone for the rest of the room’s materials palette. To help transform the piece into a functioning modern day vanity, we added custom brass feet, new cabinet and drawer hardware, and an offset matte stone sink paired with a brushed brass single handle faucet. We kept the space feeling relaxed and not too formal by incorporating fun, current silhouettes for the rest of our selections. A repeating pill-shaped motif shows up in the statement-making light fixtures, tub filler, hanging planters, and tub-side mirrored table. Similarly, reeded/fluted patterns can be found on the pocket door glass, bathroom accessories, artwork, and louvered linen closet door. On the walls, natural limewash in the moody shade “Anise” from Bauwerk Color has been treated with a hand-burnished wax coating, making the textured surface safe for use in wet spaces. The suede-like finish adds rich character to the space, changing with the varying sunlight throughout the day. We’ve used a two-tone hexagon mosaic floor tile in both classic Carrara and dramatic Nero Marquina to help delineate the wet and dry halves of the bathroom. The soaking tub is placed on a 4” angled platform, breaking up the floor plan and making the space more dynamic. Radiant heat floors, a hidden medicine cabinet, extra wide tiled shower niche, and new privacy glass windows are a few more features balancing form and function.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. Keith Elchin/Elchin Inc former screened porch converted to heated and cooled living space with vinyl sliding windows, engineered wood flooring and new composite deck and railings

The homeowners came to us looking for assistance to design and build a custom home on their current lakefront property. They were living on the site in an existing small cabin from the 1960s. The property has a steep embankment down to the lake and a zoning setback that created challenges for fitting a custom home on the lot. Xpand worked with the homeowners to find and select the size and style of home that they liked and worked for their unique piece of land. The homeowner was very interested in aesthetics and desired a modern home with sleek low roof lines and lots of windows to take advantage of the lake views. Restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. In addition to a modern aesthetic, the homeowners are hoping to stay in the home as they age, so careful consideration was given to making sure that their new home would function for them in the future by including wider doorways, curbless showers, hard surface flooring and single-floor living. This mid-century modern designed home includes a high covered entry, high ceilings, floor-to- ceiling windows and an open floorplan. Overall, this medium-sized home feels spacious yet bright and inviting. Slab on grade platform construction includes highly efficient in-floor hydronic heat that keeps everything consistently warm in the winter. Throughout the interior of the home, the use of clean lines reflects the modern aesthetic desired by the homeowner. The kitchen features flat-panel doors and a large island with a dramatic quartz countertop. The use of black and white tones throughout with bright pops of color and geometric shapes completes the modern look to perfection. Outside, restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. The unique stylistic deck includes airplane cable railings and lifetime warrantied PVC decking on the back of the house.

The clients called me on the recommendation from a neighbor of mine who had met them at a conference and learned of their need for an architect. They contacted me and after meeting to discuss their project they invited me to visit their site, not far from White Salmon in Washington State. Initially, the couple discussed building a ‘Weekend’ retreat on their 20± acres of land. Their site was in the foothills of a range of mountains that offered views of both Mt. Adams to the North and Mt. Hood to the South. They wanted to develop a place that was ‘cabin-like’ but with a degree of refinement to it and take advantage of the primary views to the north, south and west. They also wanted to have a strong connection to their immediate outdoors. Before long my clients came to the conclusion that they no longer perceived this as simply a weekend retreat but were now interested in making this their primary residence. With this new focus we concentrated on keeping the refined cabin approach but needed to add some additional functions and square feet to the original program. They wanted to downsize from their current 3,500± SF city residence to a more modest 2,000 – 2,500 SF space. They desired a singular open Living, Dining and Kitchen area but needed to have a separate room for their television and upright piano. They were empty nesters and wanted only two bedrooms and decided that they would have two ‘Master’ bedrooms, one on the lower floor and the other on the upper floor (they planned to build additional ‘Guest’ cabins to accommodate others in the near future). The original scheme for the weekend retreat was only one floor with the second bedroom tucked away on the north side of the house next to the breezeway opposite of the carport. Another consideration that we had to resolve was that the particular location that was deemed the best building site had diametrically opposed advantages and disadvantages. The views and primary solar orientations were also the source of the prevailing winds, out of the Southwest. The resolve was to provide a semi-circular low-profile earth berm on the south/southwest side of the structure to serve as a wind-foil directing the strongest breezes up and over the structure. Because our selected site was in a saddle of land that then sloped off to the south/southwest the combination of the earth berm and the sloping hill would effectively created a ‘nestled’ form allowing the winds rushing up the hillside to shoot over most of the house. This allowed me to keep the favorable orientation to both the views and sun without being completely compromised by the winds.
