Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. This Transitional Farmhouse Kitchen was completely remodeled and the home is nestled on the border of Pasadena and South Pasadena. Our goal was to keep the original charm of our client’s home while updating the kitchen in a way that was fresh and current. Our design inspiration began with a deep green soapstone counter top paired with creamy white cabinetry. Carrera marble subway tile for the backsplash is a luxurious splurge and adds classic elegance to the space. The stainless steel appliances and sink create a more transitional feel, while the shaker style cabinetry doors and schoolhouse light fixture are in keeping with the original style of the home. Tile flooring resembling concrete is clean and simple and seeded glass in the upper cabinet doors help make the space feel open and light. This kitchen has a hidden microwave and custom range hood design, as well as a new pantry area, for added storage. The pantry area features an appliance garage and deep-set counter top for multi-purpose use. These features add value to this small space. The finishing touches are polished nickel cabinet hardware, which add a vintage look and the cafe curtains are the handiwork of the homeowner. Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. A modern guest suite comes alive with colorful accents in the form of a multi-tone rug, punchy pillows, and whimsical modern art against a background of serene white Jim Bartsch

After years of enjoying their backyard, the clients of this property enlisted our firm to improve the original landscape we had completed over ten years ago. Our goal was to update the patio and further develop their backyard by creating a garden with a variety of color and texture. Over time the existing patio had settled, plantings grew, and an existing Oak thrived. During the initial home and landscape construction our clients were particularly concerned about the health of the mature Oak located just off the home. Special care was given when the patio was first built. Precautions were again taken in working around the Oak as the existing patio was removed and replaced. Surrounding trees and shrubs had grown and enclosed the backyard limiting access. This required almost all work and transport of material to be done by hand. The old concrete paver patio was replaced with bluestone. Existing mortared limestone around the edges of the patio levels were cleaned and tuck-pointed. A new stoop was constructed with mortared limestone risers and bluestone treads. A built-in grill and fireplace further updated the backyard space. The fireplace was designed to follow the organic curve of the patio. Mortared limestone and bluestone material were repeated on all elements, tying them together. Along with the updated patio, many additions were made in transforming the modest backyard into a lush garden. Masses of annuals, ornamental grasses, and perennials along with mixed shrubs created sweeps of color and texture in front of a new arborvitae hedge and other existing trees and shrubs. After careful planning and execution the completed landscape gave our clients the updated landscape they desired. The completion of the project was a rewarding and fulfilling experience as we transformed a good past project into a fantastic new project.

Four work stations fit and function easily and beautifully in a tidy 300 SF space: (1) cooking, including separate gas and electric cooking surfaces; (2) prep/cleaning, on the island; and (3) food storage, in the cherry wood armoire concealing both refrigerator and pantry. (4) is the area between the food storage and double ovens (around the corner from the formal serving hutch) and is devoted to baking.

This small third bedroom in a 1950's North Vancouver home originally housed our growing interior design business. When we outgrew this 80 square foot space and moved to a studio across the street, I wondered what would become of this room with its lovely ocean view. As it turns out it evolved into a shared creative space for myself and my very artistic 7 year old daughter. In the spirit of Virginia Wolfe's "A Room of One's Own" this is a creative space where we are surrounded by some of our favourite things including vintage collectibles & furniture, artwork and craft projects, not to mention my all time favourite Cole and Son wallpaper. This beautiful custom wine cellar / wine wall / wine room in San Juan Capistrano, Orange County, California is truly a jaw dropper. Vintage Cellars, wine cellar builders out of san diego, california, were able to design and build this masterpiece as a major centerpoint of this dining room and kitchen. A custom wine cellar designed and built by vintage wine cellars out of San Diego, California - this custom wine wall has tons of unique and noteworthy features throughout. The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. Glass shelving features and acrylic wine racking dividers make for a fun, transparent, and sleek looking centerpiece. On either side of this wine wall feature / kitchen wine cellar are long rows of high reveal display of wine bottles, carefully designed and engineered to lay down properly so that the cork will stay wet and wines are aged perfectly and gracefully over time. These display rows act as fantastic "show off" sections - perfectly highlighting each bottle's respective label and giving you the ability to really display your gems. More sections sit above these displays, turning the bottles inward and facing them cork out. In this certain circumstance and with this specific client's collection, these sections really popped with color and intrigue with many cases of the same wines being placed into the racking. Intense hues of Red and Yellow POP, keeping this wine cellar interesting and a pleasure to look at no matter what section you're exploring. Horizontal stainless steel metal rods are Integrated into the custom cabinetry horizontally and angled across each multiple sections, again offering another unique and different design feature, now with wine bottle labels facing outward and completely visible. When the family built a brand new home in Wentzville, they purposely left the walk-out basement unfinished so they learn what they wanted from that space. Two years later they knew the basement should serve as a multi-tasking lower level, effectively creating a 3rd story of their home. Mosby transformed the basement into a family room with built-in cabinetry and a gas fireplace. Off the family room is a spacious guest bedroom (with an egress window) that leads to a full bathroom with walk-in shower. That bathroom is also accessed by the new hallway with walk-in closet storage, access to an unfinished utility area and a bright and lively craft room that doubles as a home office. There’s even additional storage behind a sliding barn door. Design details that add personality include softly curved edges on the walls and soffits, a geometric cut-out on the stairwell and custom cabinetry that carries through all the rooms. Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.

Small Bedroom decorating ideas! Interior Designer Rebecca Robeson began this Bedroom remodel with Benjamin Moore's 2017 color of the year… “Shadow” 2117-30 Rebecca wanted a bold statement color for this small Bedroom. Something that would say WOW. Her next step was to find a bold statement piece of art to create the color palette for the rest of the room. From the art piece came bedding choices, a fabulous over-died antique area rug (Aja Rugs) randomly collected throw pillows and furniture pieces that would provide a comfortable Bedroom but not fill the space unnecessarily. Rebecca had white linen, custom window treatments made and chose white bedding to ground the space, keeping it light and airy.
