This multi-phased project to a midcentury rambler in the Highland Park neighborhood of St. Paul that started with a broken swimming pool, outdated finishes and one less bedroom than kids and slowly transformed with Nordic design influences and an emphasis on showcasing the owner’s art collection. The first phase design solution was a two-bedroom, one bath kid’s wing addition over the garage and a kitchen remodel to visually connect the living and dining areas. The kitchen cabinets are IKEA boxes with custom Grey Elm door fronts. All windows were replaced with new H Windows as well as new white oak hardwood floors installed on the main level complementing the entire home’s light and airy Scandinavian interior design. The existing two main level bedrooms were converted into a primary suite with an office/flex space and the existing bathroom was updated to serve as an ensuite bathroom. Clear cedar soffits were installed to add visual warmth throughout the year and creates visual contrast to the black exterior of the house. Stained cedar slats were installed to provide visual interest and provide shade and shadow interplay. The unfinished basement was updated to create a media room as well as a home office. The original gunite pool was restored a new poolside patio space and a stone patio off the house used for outdoor dining were installed.

In this game room, this multi-use flex space creates the ideal spot for entertaining and hosting throughout the summer and year-round.

This year's ASPIRE DESIGN AND HOME Junior League High Point Designer's Show House prominently featured hansgrohe's new Joleena collection. We'll be sharing the final room designs with you over the next few weeks! High Point native Kate Hutchison of @kate.h.design, designed this charming hall bathroom in the historic residence. Kate says, "I don't know how else to describe Joleena other than to say it's the perfect transitional collection. Fresh and current, it's also classic. It's a no brainer, because its lines work really well with many other styles of lighting, cabinetry hardware and mirrors, whether they are contemporary or traditional. The polished nickel finish was perfect (it's one of my favorites), because I often like to mix and match finishes in the same space." Joleena is also available in matte black, brushed nickel and chrome finishes. This 8200 square foot home is a unique blend of modern, fanciful, and timeless. The original 4200 sqft home on this property, built by the father of the current owners in the 1980s, was demolished to make room for this full basement multi-generational home. To preserve memories of growing up in this home we salvaged many items and incorporated them in fun ways.

A large entertainment area was created in keeping with the classic feel of the home while introducing modern materials. We created a large patio area built with sleek modern multi-tone pavers and natural stone steps to allow entry from multiple rooms of the house. A built in BBQ area was created with a privacy screen to allow for entertaining and large ornamental cedars were planted to surround the property line. Small boxwood hedges and historic plants were used to create a timeless back drop and year-round interest.

This luxury waterfront residence showcases classic coastal architecture, expansive covered balconies, and a custom pool designed for year-round outdoor living. Thoughtfully crafted for the Florida lifestyle, the home blends elegant design with direct waterfront access and stunning outdoor entertaining spaces.

The client wanted a deck to be connected to the rest of the yard and transition to the upper deck 10ft of grade to the patio on grade. The centrally located circular kitchen area services both the patio and the upper deck and gives lots of options whether it’s just the family or a party for 50. Minimizing rails and stairs during the transition from the upper deck to the lower deck on grade was critical to the clients. Adding the kitchen to the project without obstructing the view out the rear patio doors was also an important request from the client. The WOLF PVC Black Walnut accents and fascia really sets off the Driftwood field. Dutch Quality weathered ledge stone was used in the kitchen with a granite counter. Custom welded aluminum rails and EP Henry Bristol pavers are also featured. The built in flower beds extend the feel of the patio area and allow for plantings to be added. This project turned an unusable back yard and disconnected elevated deck into cohesive multi-level living space.

The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. Glass shelving features and acrylic wine racking dividers make for a fun, transparent, and sleek looking centerpiece. On either side of this wine wall feature / kitchen wine cellar are long rows of high reveal display of wine bottles, carefully designed and engineered to lay down properly so that the cork will stay wet and wines are aged perfectly and gracefully over time. These display rows act as fantastic "show off" sections - perfectly highlighting each bottle's respective label and giving you the ability to really display your gems. More sections sit above these displays, turning the bottles inward and facing them cork out. In this certain circumstance and with this specific client's collection, these sections really popped with color and intrigue with many cases of the same wines being placed into the racking. Horizontal stainless steel metal rods are Integrated into the custom cabinetry horizontally and angled across each multiple sections, again offering another unique and different design feature, now with wine bottle labels facing outward and completely visible. SUNDAYS IN PATTON PARK This elegant Hamilton, MA home, circa 1885, was constructed with high ceilings, a grand staircase, detailed moldings and stained glass. The character and charm allowed the current owners to overlook the antiquated systems, severely outdated kitchen and dysfunctional floor plan. The house hadn’t been touched in 50+ years but the potential was obvious. Putting their faith in us, we updated the systems, created a true master bath, relocated the pantry, added a half bath in place of the old pantry, installed a new kitchen and reworked the flow, all while maintaining the home’s original character and charm. The materials in the room are soothing and give a nice vintage vibe in keeping with the rest of the home. We completed a kitchen remodel for this client a few years’ ago and were delighted when she contacted us for help with her master bath! The bathroom was fine but was lacking in interesting design elements, and the shower was very small. We started by eliminating the shower curb which allowed us to enlarge the footprint of the shower all the way to the edge of the bathtub, creating a modified wet room. The shower is pitched toward a linear drain so the water stays in the shower. A glass divider allows for the light from the window to expand into the room, while a freestanding tub adds a spa like feel. The radiator was removed and both heated flooring and a towel warmer were added to provide heat. Since the unit is on the top floor in a multi-unit building it shares some of the heat from the floors below, so this was a great solution for the space. The custom vanity includes a spot for storing styling tools and a new built in linen cabinet provides plenty of the storage. The doors at the top of the linen cabinet open to stow away towels and other personal care products, and are lighted to ensure everything is easy to find. The doors below are false doors that disguise a hidden storage area. The hidden storage area features a custom litterbox pull out for the homeowner’s cat! Her kitty enters through the cutout, and the pull out drawer allows for easy clean ups. The materials in the room – white and gray marble, charcoal blue cabinetry and gold accents – have a vintage vibe in keeping with the rest of the home. Polished nickel fixtures and hardware add sparkle, while colorful artwork adds some life to the space.

Small bathroom that works as a powder room for visitors as well as master en suite (aka cheater en suite). Slide out his and hers medicine cabinet provide discrete storage for all toiletries and make up. Vanity with 2 drawers provide additional convenient storage. A great room with a two-story, lime-washed, brick fireplace sits juxtaposed to a cozy farm-styled kitchen with large island, plenty of storage and a Pikes Peak view. This family home features a simple, clean design with warm, wooden beams and solid, white-oak flooring. This home is designed to be lived in. Wherever you go, downstairs, upstairs or out on the porch, this home wraps around you and is a delightful place to enjoy.

Our clients came to us because they were tired of looking at the side of their neighbor’s house from their master bedroom window! Their 1959 Dallas home had worked great for them for years, but it was time for an update and reconfiguration to make it more functional for their family. They were looking to open up their dark and choppy space to bring in as much natural light as possible in both the bedroom and bathroom. They knew they would need to reconfigure the master bathroom and bedroom to make this happen. They were thinking the current bedroom would become the bathroom, but they weren’t sure where everything else would go. This is where we came in! Our designers were able to create their new floorplan and show them a 3D rendering of exactly what the new spaces would look like. The space that used to be the master bedroom now consists of the hallway into their new master suite, which includes a new large walk-in closet where the washer and dryer are now located. From there, the space flows into their new beautiful, contemporary bathroom. They decided that a bathtub wasn’t important to them but a large double shower was! So, the new shower became the focal point of the bathroom. The new shower has contemporary Marine Bone Electra cement hexagon tiles and brushed bronze hardware. A large bench, hidden storage, and a rain shower head were must-have features. Pure Snow glass tile was installed on the two side walls while Carrara Marble Bianco hexagon mosaic tile was installed for the shower floor. For the main bathroom floor, we installed a simple Yosemite tile in matte silver. The new Bellmont cabinets, painted naval, are complemented by the Greylac marble countertop and the Brainerd champagne bronze arched cabinet pulls. The rest of the hardware, including the faucet, towel rods, towel rings, and robe hooks, are Delta Faucet Trinsic, in a classic champagne bronze finish. To finish it off, three 14” Classic Possini Euro Ludlow wall sconces in burnished brass were installed between each sheet mirror above the vanity. In the space that used to be the master bathroom, all of the furr downs were removed. We replaced the existing window with three large windows, opening up the view to the backyard. We also added a new door opening up into the main living room, which was totally closed off before. Our clients absolutely love their cool, bright, contemporary bathroom, as well as the new wall of windows in their master bedroom, where they are now able to enjoy their beautiful backyard!
