This renovation in Manhattan placed us within a block of Central Park, delivering a complete overhaul of an ideally-located 1800-square-foot condo. The project was for a young family, whose newly-purchased property is in a post-war building and was in sponsor-condition when we arrived, warranting quite a bit of love. By delivering a complete interior renovation of the apartment, including two bathrooms, kitchen, floors, lighting, and custom millwork, we provided a modern, highly-functional space the family can proudly call home for years to come.
PARENTS NEED SPACE
Storage was the most important factor in this renovation. With a small child ready to rumble at all hours, our clients knew they were going to have all kinds of stuff taking over their space. At the same time, they wanted to be able to have guests come in and not see clutter. Our solution was neatly designed opportunities for storage nestled throughout the apartment.
To start, we created a custom entertainment unit, offering storage below, with open shelves above. Built-in under the living room window is banquette seating with significant storage beneath. Not only does the dual-purpose nook offer areas to store toys galore, the cozy spot offers beautiful windows with views of the shimmering skyline and rooftop gardens, providing practical peace of mind. Every inch of this renovation was designed with intention, so no space is wasted.
UNIQUE KITCHEN DESIGN
There are various custom elements that make this particular NYC kitchen renovation stand-out. While the majority of the apartment has herringbone wood flooring, determination was made that having herringbone in the kitchen would have been way too busy. So, we went with straight planks for the kitchen, blended from the living room with a custom wood flooring design. The straight planks not only look better, they were most cost-effective. Additionally, there’s wood paneling lining the kitchen, accenting the off-white and chestnut cabinets with a touch of luxe. Finally, the quartz backsplash and countertop offer a nice and seamless touch to the overall modern design.
FORWARD-THINKING DESIGN FOR CHILDREN
Our goal with the kid’s bedroom design was to offer a multi-purpose space the child could enjoy and use as needs change over the years. Beyond the playful wallpaper, we provided plenty of timeless built-ins that can be used to store diapers and books early on, while also including a desk space for homework in later years (hopefully).
COMPLIMENTARY BATHROOMS
When we renovated the two bathrooms in this Manhattan apartment, our goal was to create similar but distinct designs between the two spaces, that still felt unique in their own right and blended with the rest of the home. The wood vanities incorporate the heavy wood tones from other rooms, while the strong accent tiles on the walls and big, bold marble floor tiling create elegant foundations for each space.
SOME HIGHLIGHTS
- Natural light drop ceilings offer nice recessed lighting throughout the entire apartment
- New doors & new hardware throughout, w/crystal doorknobs in various areas
- Built-in bar to accommodate guests, complete with lights under cabinet and distressed mirrored backsplash
- Plaster crown molding offering a very clean and classic touch throughout the transitional space

The Willow - Transitional Family Home on Acreage in Brush Prairie, Washington by Cascade West Development Inc.
Another key ingredient was a long term solution for a growing family. With a teen, preteen and a toddler it was well understood that this family would be growing, in many different ways, for years to come. A great way to plan for the future is to build in adaptability. This meant multi-use rooms, nooks and convertible flex spaces. Some of the flex features wee rooms with closets and other additional storage that could be used for personal or family effects. This included additions to the den, craft room and lots of spaces in-between. Two dining areas allow for added entertaining, either formal or informal. And underground plumbing designed for expansion will make it easy to set-up a detached garage, for the teenage years, or an in-law suite for when older relatives get a little late in their years.

Our clients lived in a wonderful home they designed and built which they referred to as their dream home until this property they admired for many years became available. Its location on a point with spectacular ocean views made it impossible to resist. This 40-year-old home was state of the art for its time. It was perfectly sited but needed to be renovated to accommodate their lifestyle and make use of current materials. Thus began the 3-year journey. They decided to capture one of the most exquisite views of Boston’s North Shore and do a full renovation inside and out. This project was a complete gut renovation with the addition of a guest suite above the garage and a new front entry.

The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs.
As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage.
A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside.
Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner.
The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders.
Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors.
Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back.
Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room.
To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.

The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.

Located in the prestigious Waterstone Court neighborhood, this completed backyard transformation at 130 Waterstone Ct seamlessly blends timeless architecture with modern outdoor living design. Created as a private extension of the home, the project delivers a refined, resort-inspired atmosphere tailored for entertaining, relaxation, and year-round enjoyment.
The design centers around a custom covered pavilion that complements the home’s elegant stucco exterior and traditional detailing while introducing a clean, contemporary aesthetic. Strong architectural columns, integrated lighting, and warm soffit accents create a welcoming ambiance that transitions beautifully from day to evening.
Large-format premium stone pavers in soft grey tones were selected to establish a sophisticated, low-maintenance foundation throughout the outdoor living space. Multi-level terraces and wide illuminated steps enhance both accessibility and visual flow, while adding subtle architectural drama after sunset. Custom masonry seat walls and built-in planters frame the entertaining areas with a polished, cohesive finish.
A fully integrated outdoor kitchen and grilling station provides the ultimate convenience for hosting family gatherings and summer entertaining. Adjacent dining and lounge areas create distinct outdoor “rooms,” allowing the homeowners to comfortably cook, dine, and unwind within a single connected space. Contemporary outdoor furnishings and minimalist detailing maintain an elegant balance between comfort and modern luxury.
The landscape design softens the hardscape with lush hydrangeas, mature trees, and layered greenery, creating privacy and a tranquil garden setting. Every material and finish was carefully selected for durability, weather resistance, and timeless curb appeal suited to upscale Oakville living.
This luxury backyard renovation showcases expert craftsmanship, thoughtful spatial planning, and premium outdoor construction techniques. The result is a functional yet highly refined outdoor retreat that enhances property value while giving the homeowners a sophisticated space to enjoy throughout every season.
