This week’s home feature is located in University Park on Purdue Street and was recently renovated by Alair Dallas-Fort Worth. Originally built in 2004, our clients purchased this home in 2019 because they liked the location and the layout. They knew they wanted to update it as a lot of the spaces felt dark and dated. The extensive renovation included an entirely new kitchen, primary bath, powder, with significant upgrades to the living room, bar, study, mudroom and secondary baths. Because the homeowners have a large dog, they chose to live in the home during the remodel. The live-in renovation was made possible by Alair’s careful planning around the family’s schedules along with the temporary addition of an operable kitchen and dining setup in the formal living room. The front elevation of this house consists of the original 1910 farmhouse. The rest of the house had been augmented incrementally over time and the roofline beyond the original structure had become convoluted and the flanking elevations nonsensical. The current owners preserved the original 1910 farmhouse portion of the home and took the rest of the structure down to the foundation. A simple modern black barn was designed to run perpendicular with the old farmhouse structure and painted black in stark contrast to its old, white counterpart. Siding runs vertically on the new section as opposed to the horizontal shiplapped siding on the old. The new structure houses the kitchen with 12’ cathedral ceilings, a pantry / mudroom and a study. The kitchen boasts a 1930’s island reclaimed from a commercial bakery and pendant lights from an old schoolhouse in Ohio as its nucleus, against a quiet backdrop of black stained oak cabinetry. Gently veined quartzite slabs serve as countertop, backsplash and wrap the stove hood to accentuate the ceiling height. The interior design of this home is a carefully balanced alchemy of antiquity and modernity. It has an overriding monochromatic theme with layers of pattern and texture for depth. The color interest is derived from the lush outside landscape, with the exception of their daughter’s bedroom which is a tasteful symphony of pink, landed by a hand painted mural. Today I present a new project of my ethno-style mural. Several years ago I began to think about the development of modern interior design, since it is important for me not only to fill the space with things and colors, but also to express the very foundations, the origins of life. I spent a lot of time in museums of decorative arts in Paris, Vienna, London, studying samples of ancient culture. For several years I went on long ethnographic travels and collected a small collection of antiques and vintage items. My maternal grandmother was a People's Artist of Ukraine in the technique of national embroidery and gave me a big love for decorative arts. Today I present a project based on my research and new understanding of embroidery in a modern interior. Basis: ancient "Reshetilovskaya" embroidery from the Poltava region. I completed the mural by transferring the old pattern to the wall. The work lasted 6 months, including research, sketches, preparation, color schemes, fitting. I also used a bit of gilding. In the current environment, this type of interior decoration is sustainable, relevant, and very inspiring. The project has not been published anywhere before. If you are interested, I will send a photo and all the necessary materials and descriptions. I also have all my diplomas and certificates and ready to present them on request.

This residential building in Sausalito, CA was originally constructed following WWII as a "vertical duplex" with two identical 800 square feet bedroom units stacked one on top of the other over a full height crawl space. We begin with two existing and one potential floor levels. The project's goal was to combine the two units into one single family residence; and to develop the former crawl space as the Owner's study (and future accessory in-law unit). New internal stairs communicate between the three floors; and the interior was reconfigured to meet 21st Century living needs within the existing, limited floor plate. The upslope lot provides views to the San Francisco Bay. Living functions are located on the top floor to capitalize on the vistas from outdoor living on the new exterior, ipe deck. The completely new Kitchen, expanding into borrowed space from a former closet is contiguous with and expands the living area. Each floor's bath is also completely new - providing a spacious feel within the limits of each floor's square footage. Prior to replacing all interior finishes, the structure was upgraded to comply with current seismic demands. Exterior decks running the depth of the residence were reconstructed; the cable rail system between posts increases one's sense of view to the Bay. At the point of transition from street/parking to the Owner's deck, an organic, hand-forged entry gate welcomes one home.

This residential building in Sausalito, CA was originally constructed following WWII as a "vertical duplex" with two identical 800 square feet bedroom units stacked one on top of the other over a full height crawl space. We begin with two existing and one potential floor levels. The project's goal was to combine the two units into one single family residence; and to develop the former crawl space as the Owner's study (and future accessory in-law unit). New internal stairs communicate between the three floors; and the interior was reconfigured to meet 21st Century living needs within the existing, limited floor plate. The upslope lot provides views to the San Francisco Bay. Living functions are located on the top floor to capitalize on the vistas from outdoor living on the new exterior, ipe deck. The completely new Kitchen, expanding into borrowed space from a former closet is contiguous with and expands the living area. Each floor's bath is also completely new - providing a spacious feel within the limits of each floor's square footage. Prior to replacing all interior finishes, the structure was upgraded to comply with current seismic demands. Exterior decks running the depth of the residence were reconstructed; the cable rail system between posts increases one's sense of view to the Bay. At the point of transition from street/parking to the Owner's deck, an organic, hand-forged entry gate welcomes one home.
