The Home
The Elbert, named after a Colorado fourteener, is designed in the modern farmhouse style with an open concept that creates a
welcoming feeling. The two-story entry light compliments the incredible view of Pikes Peak. The main level includes a gourmet kitchen
open to the great room, dining room and study. The master suite is an owner’s delight with a separate seating area that opens to a
spa-like master bathroom.
Moving up a level will reveal one of JS Homes’ specialties. Utilizing often overlooked space, we bring our East Coast influences to the
Colorado Springs market by using the attic for additional living space without adding another floor. This results in higher roof lines and a majestic appearance. Two bedrooms, a bathroom and a bonus room will be a delight for the kids in the family.
The ten-foot ceiling in the lower-level was designed with entertaining in mind. Two bedrooms, a shared bath and an exercise room complete the ensemble. Building within Flying Horse North, we were able to incorporate unique materials including stucco, barnwood, stone and pre-finished western red cedar.

The Builder
Building homes for over 10 years, Jeff and Sonja Cole have been gifted to create a company that listens to our clients’ needs and desires and strives to capture those visions in their creations. Before becoming a home builder, Jeff was an interior trim carpenter specializing in new custom homes in the Denver and East Coast markets. This gave him a unique perspective on space and design. Jeff stays current with the changing plans and movements in home design by attending national shows and following contemporary design trends.
Sonja takes the lead on interior design, plan review and draw coordination, in addition to being the REALTOR® who makes all our transactions possible.

The Interior Design
This Flying Horse North lot was a perfect setting for The Elbert, a modern farmhouse. From the moment you walk through the front door, your sightline is drawn to the incredible Pikes Peak view. We sought to capture the large space by blending a mix of different materials and textures. Superior craftsmanship incorporates a mixture of materials, from knotty alder and walnut on the main level, to hickory and quarter-sawn oak elsewhere, creating a rich and rewarding feel. Luxe granites complimented by beautiful tile work add depth and movement in many areas of the house — creating a refined feeling. Working with Jessica Brown of La-Z-Boy Furniture Galleries, we designed a palette of colors, patterns and rich textures to enhance and compliment the interior finishes. A mixture of grays, blues and whites provides a timeless, fresh and family friendly environment that makes The Elbert a sanctuary for entertaining and relaxing.

The St Cloud 2-story coastal house plan features 4 bedrooms, 4.5 baths and a 3 car garage spaces. Main floor comforts include a great room, dining room, island kitchen, study, private master suite with luxurious bath and a covered lanai with outdoor kitchen. Upstairs is a loft, 2 bedrooms, 2 baths and a covered balcony. You can easily access the 2nd floor by elevator. The one car garage is 326sf and the 2 car garage is 547sf.

The front elevation of this house consists of the original 1910 farmhouse. The rest of the house had been augmented incrementally over time and the roofline beyond the original structure had become convoluted and the flanking elevations nonsensical. The current owners preserved the original 1910 farmhouse portion of the home and took the rest of the structure down to the foundation. A simple modern black barn was designed to run perpendicular with the old farmhouse structure and painted black in stark contrast to its old, white counterpart. Siding runs vertically on the new section as opposed to the horizontal shiplapped siding on the old. The new structure houses the kitchen with 12’ cathedral ceilings, a pantry / mudroom and a study.
The kitchen boasts a 1930’s island reclaimed from a commercial bakery and pendant lights from an old schoolhouse in Ohio as its nucleus, against a quiet backdrop of black stained oak cabinetry. Gently veined quartzite slabs serve as countertop, backsplash and wrap the stove hood to accentuate the ceiling height.
The interior design of this home is a carefully balanced alchemy of antiquity and modernity. It has an overriding monochromatic theme with layers of pattern and texture for depth. The color interest is derived from the lush outside landscape, with the exception of their daughter’s bedroom which is a tasteful symphony of pink, landed by a hand painted mural.
The theme of the home is framed around comfortable family living against curated backdrops of beloved collected items. The living room boasts no less than nineteen vintage crystal

The owners of this one-time classic east bay property updated their home for the 21st century, but wished to pay homage to the retro style of the original architecture, fixtures and vintage elements. In addition to plumbing and electrical repairs required for current code compliance, the kitchen was rebuilt maintaining the warmth and charm of the original, and a modern half-bath was newly constructed. The kitchen remodel included a new countertop surface and shelves, cabinets, a new tile backsplash and painting of trim, doors and casework. New hardwood flooring was installed in the kitchen, existing floors and stairs refinished throughout the home, and carpentry work performed to repair doors, windows and walls as needed.

This project is the real deal luxe farmhouse, complete with a horse stable and double islands in the
kitchen. We updated the entire façade to reflect a modern and elegant farmhouse, including driveway reconstruction. All new doors and windows, floor plan, moulding, and ceiling detail
throughout. New stairway with rustic stone elements to bring the outdoors inside. Plenty of storage in custom built-ins, plus a built-in window bench. A truly masculine study with gold and antique finishes. Statement-making dining room, just past the butler's pantry and next to a fully functional dream copper kitchen. Our clients really wanted their personalities to shine through in every room,
from the lighting fixtures to the unique and stylish tile selections. The mudroom & laundry is even
complete with a doggy shower and fun horse-shaped hooks. To top it off, we designed a wine cellar getaway for tasting, entertaining, or just a quiet retreat! This home was a true labor of love and our clients couldn't be happier to finally move in and spend the rest of their lives in this glamourous, yet outdoorsy farm home. We are currently furnishing this home and can't wait to show you the next stage when it's complete.

This residential building in Sausalito, CA was originally constructed following WWII as a "vertical duplex" with two identical 800 square feet bedroom units stacked one on top of the other over a full height crawl space. We begin with two existing and one potential floor levels. The project's goal was to combine the two units into one single family residence; and to develop the former crawl space as the Owner's study (and future accessory in-law unit).
New internal stairs communicate between the three floors; and the interior was reconfigured to meet 21st Century living needs within the existing, limited floor plate. The upslope lot provides views to the San Francisco Bay. Living functions are located on the top floor to capitalize on the vistas from outdoor living on the new exterior, ipe deck.
The completely new Kitchen, expanding into borrowed space from a former closet is contiguous with and expands the living area. Each floor's bath is also completely new - providing a spacious feel within the limits of each floor's square footage. Prior to replacing all interior finishes, the structure was upgraded to comply with current seismic demands. Exterior decks running the depth of the residence were reconstructed; the cable rail system between posts increases one's sense of view to the Bay.
At the point of transition from street/parking to the Owner's deck, an organic, hand-forged entry gate welcomes one home.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. This late 90’s home was ready for a refresh, and boy did we have fun delivering just that! Fully renovating the kitchen, family room, dining room, laundry room, entry, and study as well as converting an unused formal room to a wine lounge allowed us to update the first floor of this home in a meaningful way. Lightening and brightening the walls and completely redoing all furnishings and decor, were just the beginning. The kitchen’s complete redesign involved moving obtrusive walls, creating more functional spaces, and incorporating current design trends. Fresh greens and blues were chosen to brighten the spaces, and texture was integrated to keep an organic feel. The clients are so pleased, we’re now embarking on Phase 2!
