Design is often more about architecture than it is about decor. We focused heavily on embellishing and highlighting the client's fantastic architectural details in the living spaces, which were widely open and connected by a long Foyer Hallway with incredible arches and tall ceilings. We used natural materials such as light silver limestone plaster and paint, added rustic stained wood to the columns, arches and pilasters, and added textural ledgestone to focal walls. We also added new chandeliers with crystal and mercury glass for a modern nudge to a more transitional envelope. The contrast of light stained shelves and custom wood barn door completed the refurbished Foyer Hallway.

the new kitchen
Sometimes, in remodel designs, it is best to keep things simple. Do small things to affect utility, flow and aesthetics. For this mid-century modern, for all their noted openness, the kitchen was closed off from the public, living areas. Hard to entertain to a wall. This we fixed. The other big flaw was the flow. While there was no way to economically change the path of travel through the kitchen. Nudging here and there could at least reduce the disruption at the core kitchen work areas. If there’s one thing buyers of upscale homes want to see these days, it’s custom everything.
David, our longtime partner and a local custom homebuilder, sees it all the time.
And he’s adjusted his business model to meet his clients’ needs.
What Buyers Really Want
Upscale homebuyers are selective.
When building a high-value custom home, they usually want to address these things in order:
It has to be in the right location.
It has to be their ideal size.
They want to customize from floor to ceiling.
At the top of these clients’ custom wish lists?
Chef-quality gourmet kitchens, 5-star spa-worthy baths, custom floor-to-ceiling closets (in every bedroom!), pantries that look more like second kitchens, and garages that rival any pro workshop.
These upgrades do more than add value – and nudge the price point – for a home.
They also add signature…a uniqueness that reflects a client’s personal taste and way of life.
An upscale buyer wants a home that screams “This is me!” in function, design, and amenities.

We’ve been working closely with David on his projects for years.
In his custom homes, we’ve worked together to integrate custom closets and storage spaces tailored exactly to his client’s wishes and needs.
We’ve also served as design-planning consultants, helping David and his clients envision the endless possibilities for the home before signing on the dotted line and breaking ground.
Every client scenario is different and we like to meet David and his clients where their comfort level lies.
Sometimes we’re poring over closet blueprints one-on-one with the homeowner in our showroom and sometimes we’re conceptualizing closet designs with David while leaning up against the drywall onsite.
Either way, we’re honored to be part of David’s consultant ‘dream team’ as we work to make his homebuyers’ dreams come true.
We’d love to do the same for you.

Imagine a modern home on a small Colorado lot that feels spacious and full of light. Modern Contemporary II turns minimalism into magic, with clean designs that make everyday living feel fresh and effortless.
The clients sought a home that opened up their yard to sunshine, despite the tight space. They valued easy access to shops, parks, and the highway for a convenient lifestyle.
Small lots can mean shady, unused yards, but by stretching the house east-west and nudging it north, we flooded the southern yard with natural light – turning limits into a bright, joyful space.
The concept celebrates simplicity – flat and sloped roofs over brick, with sleek lines and custom railings. Sliding doors blend kitchen and dining with a patio, creating flow and openness.
We used modern methods and strong materials for a build that's durable and timeless, ready to handle Colorado's elements with style.
Warm and functional, with four bedrooms and baths for family ease. The gallery kitchen shines, and upstairs offers smart paths plus a rooftop deck for covered views.
Completed in 2017, this home proves thoughtful design can expand small spaces. It brings light, convenience, and modern comfort together, making it a perfect spot for relaxed, inspired living.

This charming kitchen is the centerpiece of this home with the large island as a key gathering space for family and friends. The navy-blue painted cabinets and white countertop bring a simple elegance to the space while the over-sized brass pendants and brass fixtures add warmth. Balancing the cool blue and white palette are warm nutmeg coloured base cabinets with black hardware which are the perfect compliment to the rest of the space. The white countertops are balanced by a simple integrated hood fan and floating shelves, backed by classic off-white subway tiles. A cove crown molding finishes the cabinets to the ceiling while the shaker profile doors is repeated on the back of the island adding a sophisticated quality to this traditional kitchen. Flanked on either side by the stainless-steel fridge and wall oven, there is plenty of room to cook in this kitchen. The island features a deep sink with brass faucet, dishwasher and integrated pull-out garbage bins for easy organization. The induction cooktop is surrounded by deep drawers and ample counterspace; every cook’s dream! The layering of warm and cool tones gives this kitchen an old-world charm with all the comforts of modern-day living.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family.
The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space.
The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm.
Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace.
Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.

Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture.
The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use.
Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside.
Each system is easily controlled using Savant. Spire personalized the settings to the homeowner’s preference making controlling the home efficient and convenient.
