Our client loved their existing deck and used it whenever they could. Unfortunately, summer heat and pesky insects often cut their deck time short. We knew just what to do. With an outstanding design by Scott McElrath and Dangerous Architects, we rebuilt their deck's old substructure with all-new Wolmonized wood and weather-resistant fasteners. We resurfaced the deck with AKEK composite decking material, a new Westbury aluminum railing system with locking gates, built a new gabled roof -tying into the existing roof, and enclosed it with CRIMSAFE security screens. The new screened-in deck area features a vaulted stained cedar ceiling, ceiling fan, and locking screen security door. The stretch ceiling here is white high gloss, with a black graphic printed in the corners. Off screen, there is blue lighting on the left, which is reflecting off the ceiling. The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous. Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick. We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. THEME Inspired by the Magic Tree House series of children’s books, this indoor tree house provides entertainment, fun and a place for children to read about or imagine adventures through time. A blue sky, green meadows, and distant matching beech trees recreate the magic of Jack and Annie’s Frog Creek, and help bring the characters from the series to life. FOCUS A floor armoire, ceiling swing and climbing rope give the structure a true tree house look and feel. A drop-down drawing and writing table, wheeled work table and recessed ceiling lights ensure the room can be used for more than play. The tree house has electric interior lighting, a window to the outdoors and a playful sliding shutter over a window to the room. The armoire forms a raised, nine-foot-wide play area, while a TV within one of the wall’s floor-to-ceiling cabinets — with a delightful sliding ladder — transforms the room into a family theater perfect for watching movies and holding Wii competitions. STORAGE The bottom of the drawing table is a magnetic chalk board that doubles as a display for children’s art works. The tree’s small niches are for parents’ shoes; the larger compartment stores children’s shoes and school bags. Books, games, toys, DVDs, Wii and other computer accessories are stored in the wall cabinets. The armoire contains two spacious drawers and four nifty hinged storage bins. A rack of handy “vegetable buckets” above the armoire stores crayons, scissors and other useful items. GROWTH The room easily adapts from playroom, to party room, to study room and even to bedroom, as the tree house easily accommodates a twin-size mattress. SAFETY The rungs and rails of the ladder, as well as the grab bars beside the tree house door are wrapped with easy-grip rope for safe climbing. The drawing table has spring-loaded hinges to help prevent it from dropping dangerously from the wall, and the table door has double sets of locks up top to ensure safety. The interior of each storage compartment is carpeted like the tree house floor to provide extra padding.

Originally surrounded by chain-link fence, with a side walk dangerously not up to code and a tall improperly built retaining wall leaning into the pool deck, this landscape was in dire need of help. We started by tearing out the fence, ripping out the old sidewalk and disassembling the retaining walls surrounding the pool. We then rebuilt the walls in terraces to break up the height surrounding the pool and add planting space. We installed safe natural stone steps with a concrete paver walkway leading to the front and back of the property. Next we added boulders throughout the landscape which both helped retain, add beauty and break up the walls. We then added all the plantings and put L-stone gravel throughout a large portion of the landscape. The flora softened the look of the design, while the stone made maintenance needs lower. We finished the project by installing a fire-pit space and wrapping the poles holding the deck with custom block and caps. All put together there is an impressive display of boulders, year round color and functionality to this beautiful space.

1 1 C.H. Burnham Inc., in partnership with Ciaran Rafferty Construction, completed this four car garage in Pacific Heights in early April, 2010. From precision excavation and shotcrete construction to the installation of marble slabs and plaster cast egg and dart trim, this project demanded expertise in every aspect of construction. Completed in both a timely matter and on budget, you will see in the following photos, our crews, with the assistance of Mulholland Electric, West Cork Welding, Hughes Plastering, Fong’s Plumbing & Fire Protection, and VBE Inc., efficiently executed a complex project. pacific-heights-san-francisco-remodel-1 Before we could begin excavation for the garage, we needed to dig three 20′ deep underpinnings by hand beneath the 1906 home’s existing foundation. After we had successfully supported the home and installed the temporary shoring, we brought in expert excavator Billy Vaughn, owner of VBE Inc. Considering we were building up to both the western and eastern property lines, we excavated, formed and erected the walls in stages so as to not place the neighboring structures or the workmen in any unnecessary danger. After the walls and spread footers were complete, we poured a 10″ thick slab roof. While the roof slab cured, we installed the tapered sleeper joists for the deck. We then removed the supports for the roof slab and poured the slab floor. 1 1 C.H. This included the installation of an ipe’ deck, a hand rail matching the existing railing on the third floor deck and six piece trim detail. After visiting several marble suppliers, we found a carrera marble that matched the existing steps (installed over 100 years ago) and polished/antiqued the materials accordingly. A few more elements, including a cement tiled entryway and a custom garage door, completed the integration of the new structure with the existing home. After cleaning the property and touching things up, we received the certificate of occupancy.

This custom door is a deep, dark chocolate brown stain that complements the custom distressed and stained oak hardwood flooring we installed. In sum, the whole front door unit, including the glass sidelights, is 10 feet long! Typically, I prefer to install the same flooring throughout a house for continuity. But here, our clients wanted to pack a punch with a statement tile. Plus, being on a lake, they have lots of messy foot traffic passing through, so they wanted a more durable material. They chose to splurge on this tile, a thassos marble with stainless steel grout inlays, but I think it was worth it. As per the Scandi style, the husband really pushed for a floating staircase, so we designed a 3-floor floating tread staircase connecting the main floor, upstairs, and basement. Truthfully, this was an intense, dangerous install, but we got it done for our clients!

This master bedroom has the King sized bed overlooking the ocean through the back patio. This cliffside custom home in White Rock is built into the side of the hillside over the ocean.
