Dawn D Totty Designs- One North Shore Condo Design- Chattanooga, TN. Every detail from the accessories to the wallpaper were left 100% to the designer, Dawn D Totty Designs. Carefully compiling every piece right down to the string of pearls on the table tray required 4 weeks of careful planning. Each piece of furniture was hand selected, reupholstered -(by Furniture face Lifts CHA) refinished and installed by Dawn herself. The beautiful metallic cork wallpaper was installed by pro Patsy Duffy of Chattanooga. This entire installation took place over a 5 day period including, installation of 8" bamboo hardwoods, wallpaper, 12" crown molding, installation of light fixtures, wall art, ordering of furnishings, selection of carpets and accessories, furniture placement, design of all custom pillows by Dawn D Totty Designs. This was quite a Grand reveal to this condo owner for certain!!!

A space that was only used as a pass through now has become a daily destination. Located in pastoral Great Falls, VA, just outside of Washington D.C., this sunroom needed to be a welcoming year round retreat for an active family of four. Inspired by resort lifestyle, the space was reconstructed using the same footprint as before, adding floor to ceiling windows. Air conditioning and underlayment heat under new wood-look porcelain tile were added to ensure the room could be enjoyed no matter what season. Sunbrella fabrics were used on the settee and chairs that will stand up to wet bathing suits and barbeques. Awesome Chandler backyard that sports a huge classic pool & spa, with lots of outdoor entertaining – Ramada, outdoor kitchen, Travertine pavers, firepit & more. This project was designed and directly supervised by Unique Landscapes’ owner Chris Griffin. Griffin designed it for an MLB pitcher, who wanted to focus on clean lines and symmetry, while matching the Traditional Tuscan design of the home. The customer’s requests were common ones included in backyard makeovers: he wanted to enjoy the pool and spa and be able to barbeque and sit around a barwith some shade. He also wanted a fire pit seating area, in which to relax after a full day of fun and sun. The project was a new backyard installation, which gave the designer a blank canvas with which to work. Not having to deal with removing or working around existing items makes construction easier. The custom built pool included many features, including remote controls, automation, saltwater, ozone, a PV3 cleaning system, Pentair variable speed pumps and filters, waterfalls and fountains. The state-of-the-art hardscapes included an outdoor kitchen with a travertine counter-top, a custom ramada and fire pit, lots of bench seating and stone work, pavers, and an acrylic “lace” patio. Meanwhile, the beautiful softscapes included grass, plants and queen palm, sissoo and tipu trees.

Inspiration for a mid-sized transitional freestanding desk carpeted home studio remodel in Oklahoma City with brown walls

For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. This pavilion exudes a cabin in the woods with no luxury lost. Whether it is day or night, with plenty of adequate lighting, this outdoor living space can be enjoyed at any given time.

Projects like this don’t happen overnight, nor do they happen single handedly. And knowing all the hours spent planning & executing the build with pride & detail makes the “Wow Factor” even greater for us. We were able to transform this backyard into a grand expanse of lovely, usable, and inviting space; from the outdoor kitchen & bar on the upper deck – to the warm fireplace and comfy couches in the porch, there is plenty of room to kick back and enjoy the day. Using a combination of materials and timeless colors, it creates the feeling that this new addition has been here since the beginning & aged perfectly. Not shown but included in the design; a storage room under the full length of the porch, a stamped concrete walkway leading to the driveway, and a private “pitch & putt” green to practice the perfect swing.

The centerpiece of the backyard is a dazzling pool, beckoning you to take a refreshing dip on a warm day. Surrounded by lush landscaping, the pool area is designed to evoke a sense of tranquility and relaxation. You can lounge on comfortable sunbeds or unwind in the shade of a stylish pergola, sipping your favorite beverage while enjoying the gentle sea breeze. Throughout the residence, contemporary design elements, such as clean lines, neutral color palettes, and natural materials, create an ambiance that exudes both elegance and comfort. The combination of high ceilings and strategic placement of windows maximize the natural light and enhance the breathtaking views, making every room a sanctuary of serenity.

The customers desired a secluded environment for retreat at the end of a long workday. The project began with stone selection. We desired an organic stone that would age beautifully over time, and shape the walls and features of the space. Our team faced major logistics challenges throughout the project. The wooded property sloped away from the house dramatically making difficulty bringing in large materials and machinery needed to complete the job. Tree protection and a temporary road were constructed for the duration of the project. Stone placement was key to success for this project. We hand-selected each boulder for the project and assembled the stones by similar grain patterns and colors to create authenticity. The idea was to give the illusion that these natural limestone formations existed on the property before the home and landscaping was created adding a great mystery to the overall feature. The viewer is surrounded by large stone walls with cascades of water that have shaped the stone over time. The viewer is given the illusion that the source of water comes from the distance of the property and cascades into a secluded area. We designed an underground cistern to hold rain water run-off allowing the water feature to naturally filter the water for re-use. The pump system is run on a Variable Frequency Drive for programmable automation, allowing the customer to run the waterfall at different flow rates at different times of day allowing for operation cost savings, and low energy consumption. It is such a pleasure to be able to continue the process of landscape lighting for my clients who had selected us to design and install the landscaping. The strategic placement of the landscaping elements and focal plants are awaiting the brightness of light to continue to shine all 8 seasons four season both day and night. This Landscape Lighting project was such a gratifying and rewarding experience for the client and the neighbors.
