From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

For more than a decade the owners of this property dreamed of replacing a well-worn trailer, parked by a previous owner onto a forested corner of the site, with a permanent structure that took advantage of breathtaking views across South Park basin. Accompanying a mutual friend nearly as long ago, the architect visited the site as a guest and years later could easily recall the inspiration inherent in the site. Ultimately dream and inspiration met to create this weekend retreat. With a mere 440 square feet planted in the ground, and just 1500 square feet combined across three levels, the design creates indoor and outdoor spaces to frame distant range views and protect inhabitants from the intense Colorado sun and evening chill with minimal impact on its surroundings. We built our house 22 years ago. I have been a custom window treatment professional for 16 years. I have fabricated lots of draperies, valance and Roman shades, and, rather considered pillows to be an afterthought. Not anymore! after two decades of kids, dogs and elderly parents our decor was looking a little shabby. We are slowly updated and have started with our family room, which needed new furniture. We purchased vintage pieces ad a Goodwill Super Store and then, with the help of my friend, Lynda Reid, of Lynda Reid Designs, chose fabrics from which I made piilows. Most of the fabrics are Vervain and I just love them/

Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.” Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.” For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together. When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole. Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing.
