Greenhouse - eclectic detached greenhouse idea in Austin

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen. Designed By: Sarah Buehlman Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach. So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.” But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design. “The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah. Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views. Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah. This plush second home, complete with a private boat dock right out back, counts as one of Sarah’s proudest accomplishments. “These long-time clients are great. They love Cantoni and appreciate high quality Italian furnishings in particular. The home is so gorgeous that once you are inside and open the Nano doors, you simply don’t want to leave.” The job took almost two years to complete, but everyone seems quite happy with the results, proving that large or small—and in cases necessitating a quick turnaround or execution of a long-term vision—Cantoni has the resources to come through for all clients.

DOWNLOAD NOW   This homeowner’s daughter originally contacted us on behalf of her parents who were reluctant to begin the remodeling process in their home due to the inconvenience and dust. Once we met and they dipped their toes into the process, we were off to the races. The existing bathroom in this beautiful historical 1920’s home, had not been updated since the 70’/80’s as evidenced by the blue carpeting, mirrored walls and dropped ceilings. In addition, there was very little storage, and some health setbacks had made the bathroom difficult to maneuver with its tub shower. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. Inspiration for a rustic living room remodel in Sacramento with white walls

This custom barn door was created to hang off of the Stainless Steel Flat Track Kit. The homeowner had this to say about her new doors and hardware, "We wanted the entry to the den/guest room to be eye-catching, functional, and literally a piece of ART. Rather than opting for the traditional french doors, we decided on barn doors. The barn doors were custom-made for us using salvaged wood from an old ranch and greenhouse. Transitional living room photo in San Francisco

The clients called me in to help with finishing details on their kitchen remodel. They had already decided to do a lot of the work themselves and also decided on a cabinet company. I came into the project early enough to see a better layout to the original kitchen, then i was able to give my clients better options to choose from on the flow and aesthetics of the space. They already had an existing island but no sink, the refrigerator was an awkward walk away from the work space. We panned with everything moving and a much better flow was created, more storage than needed..that's always a good problem to have! Multiple storage drawers under the range, roll out trash, appliance garage for the coffee maker and much more. This was my first time working with non custom cabinets, it turned out wonderful with all the bells and whistles a dream kitchen should have.

Design ideas for a rustic landscaping in Other.

This house in Lower Burns Park in Ann Arbor had a small, cramped and chopped kitchen with no eating area or space for a family to cook or gather. The Rochman Design Build Team stayed with the clients' feel for a more European kitchen, opened up the walls, and created a space where the family can now make dinner, do homework or put groceries away, all at the same time :-)

2013 NARI CAPITAL COTY, MERIT AWARD WINNER, RESIDENTIAL EXTERIOR A family of five living in a Chantilly, Virginia, neighborhood with a lot of improvement going on decided to do a project of their own. An active family, they decided their old deck was ragged, beat up and needed revamping. After discussing their needs, the design team at Michael Nash Design, Build & Homes developed a plan for a covered porch and a wrap-around upscale deck. Traffic flow and multiple entrances were important, as was a place for the kids to leave their muddy shoes. A double staircase leading the deck into the large backyard provides a panoramic view of the parkland behind the property. A side staircase lets the kids come into the covered porch and mudroom prior to entering the main house. The covered porch touts large colonial style columns, a beaded cedar (stained) ceiling, recess lighting, ceiling fans and a large television with outdoor surround sound. The deck touts synthetic railing and stained grade decking and offers extended living space just outside of the kitchen and family room, as well as a grill space and outdoor patio seating. This new outdoor facility has become the jewel of their neighborhood and now the family can enjoy their backyard activities more than ever.
