A Remodel That Balances Past and Present
What started as a desire to update a classic Eichler soon became an exploration of how Mid-Century Modern design can successfully evolve for today. The client, a tech professional with a passion for scuba diving and underwater photography, wanted a home that would both honor its original character and feel tailored to his daily life. A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form.
Honoring Separation While Expanding Possibility
Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner.
A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it.
Navigating Challenges With Precision
The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved.
Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Together, these moves created a home that is quieter, more comfortable, and better equipped for the future, qualities that supported the client’s pragmatic approach to design and living lightly.
Details That Respect the Eichler DNA
The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness.
At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence.
The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving.
Landscaping became an integral part of the overall transformation. The homeowner engaged landscape architect Randi Johnsen of Third Nature Studio to shape a series of calm, inviting outdoor rooms that read as a natural extension of the interiors. While technically outside of the core construction scope, the landscape design proved central to achieving a sense of completeness and connectedness across the property. Such whole-property considerations often emerge as design ideas take shape, underscoring the importance of flexibility in planning and budgeting, as well as close collaboration among the design team starting early in the process.
The Value of Evolving Scope
As with many custom residential projects, the scope evolved during the design process. What began as a targeted remodel grew to include a new/expanded primary suite, a rebuilt CMU patio wall for strength and longevity, and a solar panel array and battery storage for energy resilience and carbon-reduction. Each thoughtful decision represented a conscious investment in the home’s performance and character, rather than a cost overrun.
The result was a project delivered on schedule, tailored precisely to the client’s lifestyle, and positioned to add long-term value both functionally and aesthetically. By embracing scope evolution as an opportunity rather than a challenge, and relying on good design paired with transparent communication, this remodel demonstrates how Eichler homes can be adapted for contemporary living without erasing their DNA.

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms.
In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

Modern Citi Group worked with Robyn on remodeling her newly purchased professional space in Murray Hill. This exciting renovation project included a full remodel of two bathrooms, kitchen, and three offices as well as the main waiting area. The primary objective was to modernize the space for professional aesthetics and functionality while adhering to the strict timeline and budget.
Every renovation project starts with the planning phase led by the project planners. During the in-person visit, Anna captured a 360 tour of the space to get accurate measurements and fast-track the project as well as align with the client on their design vision, remodeling priorities and budget.
The design challenge was to deliver modern aesthetics and functionality for a professional office while keeping the project within budget. The designers worked on several layouts and design visualizations so the client had options. Finally, the choice was made and Robyn felt confident in her decision.
The construction team transformed every corner of the space, breathing new life into it. They replaced the floors, refinished the walls and ceilings, installed new doors and windows, upgraded plumbing and electrical systems, and redesigned the office layout for optimal functionality and flow. Updated closet configuration with custom shelving, light fixtures and sliding barn doors enhanced the ergonomics of the work space.
The newly remodeled kitchen featured sleek matte white cabinetry and stunning quartz countertops, enhancing both functionality and storage. The bathrooms were masterfully renovated with exquisite new tiling, stylish fixtures, and upgraded plumbing and lighting.
In just a few weeks, Modern Citi Group has redefined the old apartment, transforming it into a sophisticated and professional space through this meticulous remodel. The result is a stunning blend of style, comfort, and efficiency. This remodel enhanced both employee satisfaction and new business for Robyn.

This Ravensdale, WA project showcases a thoughtfully designed outdoor living space that blends functionality, comfort, and craftsmanship. The new patio cover was custom-built to integrate seamlessly with the existing home, featuring a solid structural design, clean lines, and carefully matched roofing for a cohesive finish.
Attention to detail played a key role throughout the build. From precise beam placement and soffit installation to coordinating gutter tie-ins with the existing drainage system, every element was planned to ensure both performance and aesthetics. The structure was adjusted on-site to accommodate existing features like the fireplace vent, maintaining proper clearances while preserving the overall design intent.
The outdoor kitchen was framed with durable steel studs, providing a long-lasting foundation for future finishes and appliances. The layout allows for flexibility, with provisions for upgraded countertops, lighting, and appliance selections as the homeowner finalizes design choices.

Graybox is a 950 sq. ft. studio environment designed and built by NILES to redefine what a home-based creative space can be. The client wanted a light-filled, timeless studio that balanced aesthetic warmth with the precision and durability of a commercial facility. Our team handled the full scope—from architectural acoustics and mechanical planning to framing, treatments, electrical distribution, and final integration.
The Control Room is a compact, golden-ratio mix suite engineered for accuracy, featuring a finely tuned treatment plan and a Barefoot monitor system. Here is recycling at its best- from our local partner in Malawi. Glass bottles from surrounding lodges and villages are collected, broken into pieces and tumbled in a homemade glass-tumbler. This newly smooth glass is further hand-wrapped in copper or steel wire and attached to in-house welded frames, creating distinctive chandeliers, pendants, wall lights and lampshades.
Each tumbled glass product can be made with a combination of white, aqua, green and brown glass. As each light is a unique piece, please let us know color and size preference.
These lights come without electrical components or ceiling hooks. Chandeliers are delivered with either linked chain attachment or baobab string (let us know your preference).

This open airy condo overlooking Kempenfelt Bay in Barrie, captures the essence of easy living by combining a harmonious balance of warmth & comfort in a sophisticated contemporary style. Its owners delight in calling it home.
We began this renovation project with a redesign of the interior footprint to permit more efficient use of space and effortless movement throughout. From tear out to completion, the usual challenges of steel stud & concrete construction and special condo bylaw requirements were easily handled by our team of certified professionals.
The creative use of millwork beams provided hidden channels to conceal electrical wiring and thus permit the addition of ceiling lighting where there had previously been none – a much needed design element for our clients who are avid readers and enjoy their art collection.
All surface materials were chosen to provide high performance and low maintenance as well as delivering a WOW factor aesthetic. This includes the engineered hardwood flooring throughout; the porcelain tile flooring in the three bathrooms and two shower enclosures; granite counters in the kitchen, bathrooms and office credenza; all cabinetry materials; as well as the fabrics on upholstered furniture and area rugs. The right products in the right places for the right reasons!!
Our furniture and cabinetry designs include the creative use of decorative glass; stainless steel; natural stone and custom wood and innovative laminate finishes. Soft draperies frame the large picture windows subtly drawing attention to the wonderful waterfront views in seamless fashion. Our attention to detail built on a foundation of good design and integration of quality well-chosen materials is truly a reflection of our client’s chic and balanced sense of style and commitment to live with uncluttered easy but comfortable elegance.

This luxury steam shower was completed as part of a full bathroom renovation in a Buckhead penthouse condo. This was a fun, collaborative effort with our clients. Coming from the Bay area, our clients spend a lot of time in Tahoe and therefore purchased a vacation home within close proximity to Heavenly Mountain. Their intention was to utilize the three-bedroom, three-bathroom, single-family home as a vacation rental but also as a part-time, second home for themselves. Being a vacation rental, budget was a top priority. We worked within our clients’ parameters to create a mountain modern space with the ability to sleep 10, while maintaining durability, functionality and beauty. We’re all thrilled with the result.

This Medina, WA completed outdoor living project delivers a seamless blend of structure, comfort, and modern design. At the center is a 16’ x 29’ Sundance louvered pergola, finished in black and installed as a free-standing structure over a new concrete slab. Designed with engineered drawings, the build ensures long-term structural integrity while maintaining a clean, contemporary aesthetic.
The space is anchored by a fully integrated outdoor kitchen, featuring LOC cabinetry and a suite of Aspire appliances, including a built-in grill, refrigeration, storage, and cooling elements. The island is wrapped in cultured stone, adding texture and durability while tying together the overall design.
A custom fireplace feature serves as a focal point, complete with a 36” insert, mounted TV, and matching stone wrap to create a cohesive and inviting gathering space.
Electrical enhancements—including integrated heaters, multiple outlets, and low-voltage wiring for the pergola system—provide year-round functionality and comfort.
The result is a highly functional, resort-style outdoor environment designed for entertaining, relaxation, and everyday living.

The master bath in this Franklin Estate home was original to the early ’90s and ready for a complete gut and makeover. The layout worked well for both husband and wife, but they were ready for new high-end amenities. Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place.
This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den.
Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision.
From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems.
The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen.
The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures.
In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room.
In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms.
In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.
