Located in the heart of Manhattan’s Lower East Side, the building was erected on a shallow commercial lot between two 120 year old masonry buildings and a new residential rental building. 330 Grand Street is a mix of 725 SF 1BRs and 1050 SF 2BR apartments. It also contains a 1100 SF two story duplex as well as private and public rooftop space, large private balconies for most units and two large private terraces for the ground floor units.
330 Grand Street was originally designed and approved at the NYC DOB as a prefabricated modular building. During the pandemic, as shipping costs skyrocketed putting the project at risk, we suggested redesigning the building as a reinforced cast-in-place concrete structure. Concrete was readily available and prices had not been affected by the demand increase that many other materials suffered in the pandemic. We took this opportunity to raise floor to ceiling heights, enlarge high performance windows and redistribute the buildings MEPFS and Structural Systems to create very open floor plans.
The challenge was to create a luxurious sensorial living experience with very limited means. In a city with very high construction costs, low cost residential buildings in the area are usually devoid of good quality, design and character. Our approach was to aim high for the end user, prioritizing natural light, open space with long visual perspectives, high ceilings and as always, rejecting the use of predefined building templates.
Our biggest challenge was to ensure that the small spaces feel as clean cut, large and bright as possible. Several unique design decisions were made to ensure low cost and high quality;
Floor plans were laid out so that spaces were wide open and free of clutter from mechanical or structural interruptions. Therefore all infrastructure was placed in lateral demising walls, which in turn act as the unit’s storage and kitchen. The apartments feel wide open, are super quiet and have more storage space than any other comparable apartment in the city.
To solve the problem of the site’s shallow commercial lot which is typically prone to dark interior spaces we focused our attention on the building’s envelope. Instead of the usual small punched window openings, oversized high performance windows were designed to ensure that light penetrated as far as possible into the units. In the smaller 1BR units, the full 50’ depth of the lot is perceived by partitioning spaces with sliding pocket doors that can be retracted to allow deep visual perspectives, making the sight lines in the space feel longer, larger, more ample than normal. In addition to the full height glazing, each unit above the 2nd floor receives a 7 foot covered balcony, adding 120 to 240 sf to each apartment, something unusual in New York City buildings. The space is large enough for a full size dining table, when the weather permits being outside.
We also worked hard to ensure modularity. For example, all kitchen units are all identical throughout the building. The idea of modularity and the economy of the repetitive unit is exercised to the maximum through the building.
Hardware, appliances, flooring, wall coverings and material finishes are all carefully selected to feel bespoke, high quality and unique.
It was important to KURV that the result of this work manifest into something that would deeply connect with the end user and sustain relationships with the consumers of this space.

Built in 1992, this lakeside home was ready for a full renovation to match its scenic setting and the demands of modern living. The original layout felt dated and inefficient, so the remodel opened the space by replacing a pantry closet with a sleek pantry cabinet and adding a large window above the sink to flood the kitchen with light and views. An oversized closet became a stylish wet bar and butler’s pantry in rich alder, now a walk-through between the dining and living areas. Warm white oak floors, contrasting cabinetry, honed Borghini marble, and soapstone counters complete the sophisticated yet inviting kitchen design. With a big family and a love for cooking and entertaining, the homeowners wanted a space that felt like their own private restaurant—stylish yet welcoming, with rich wood tones, striking contrast, and plenty of character. The end result? A beautifully curated kitchen that seamlessly blends form and function based on the clients’ vision. Additionally, we installed LVT flooring, which combines the beauty of wood grain with the practicality of easy maintenance for our clients. Every detail, from the thoughtfully placed pendant lighting to the functional layout of the cabinetry, enhances the kitchen’s usability and charm.

Gardening opportunities are sharply defined by the seasons in New England’s variable climate. Our team was tasked with expanding the growing season for Newtonville, Massachusetts homeowners. The clients envisioned a structure that could perform double duty by serving as both a fully functional four season greenhouse as well as a comfortable home extension. The resulting 24’ x 11’ hybrid addition stunningly captures the sun’s rays while keeping the elements at bay.
The project required careful architectural planning. Working in close collaboration with the team at Legault Design LLC of Concord, MA, Sunspace fabricated a custom aluminum framework that complements the home’s existing aesthetic. Our aluminum products have terrific strength-to-weight ratios allowing for slender profile lines that maximize glass areas without sacrificing structural integrity. Aluminum framing is also inherently resistant to the high humidity levels typical of a working greenhouse. This was doubly important given the space’s dual purpose.
Another key to this greenhouse’s performance is found in its glazing. A glass structure intended for year-round habitation demands intelligent thermal management. We outfitted the enclosure with Cardinal Low-E 366 high-performance glass. Cardinal’s 1” thick insulated units, filled with argon gas, act as a crucial thermal barrier. These units also feature a specialized coating blocking 95% of damaging UV rays, enabling them to retain heat in the winter while reflecting it during the summer. The best modern glass technology allows spaces like this one to remain temperate sanctuaries in any environmental condition.
This greenhouse’s design incorporates three expansive 42” x 60” awning windows to encourage natural airflow, and the 10′ folding glass wall system dissolves the boundary between the interior and exterior yard when fully opened. The seamless indoor-outdoor flow is perfect for summer entertaining or simply letting the space breathe. The space is instantly adaptable to the needs of the moment, whether shielding the home from harsh snows or thrown open to invite a summer breeze.

This yard now has all the amenities necessary to provide this growing Calgary family years of future enjoyment.

Bathroom in Bronco | Key Feature: A Scottsdale new-build rooted in sculptural modernism, Bronco Revival balances bold black-and-white contrast with organic textures, natural wood elements, and statement lighting. As a groundbreaking “Live Lab” designer residence, it’s a first-of-its-kind space where luxury furnishings are tested in real-world conditions before being introduced into high-profile client homes.
Challenge: Because Bronco Revival was the designer’s personal residence, the project carried a unique level of pressure and intention. The challenge was creating a Scottsdale new-build that felt elevated and editorial while still functioning as a true family home. Every selection had to balance bold sculptural modernism (high contrast, statement lighting, architectural furnishings) with durability, comfort, and day-to-day livability. In addition, the home served as a “Live Lab,” meaning new vendors, materials, and luxury furnishings needed to be tested in real-life conditions before being trusted for future high-profile client projects.
Solution: We approached the project with a highly curated, test-and-refine design strategy, treating each space as both a finished interior and a real-world evaluation environment. Key furnishings, textiles, and materials were selected to support the modern organic vision while also standing up to the demands of everyday family life. We worked through selections intentionally, layering in bold contrast, natural woods, and sculptural statement pieces, while prioritizing performance materials, pet-friendly durability, and timeless foundational elements. By using the home as a lived-in showroom, we were able to validate what truly performs beautifully, refine our vendor relationships, and confidently carry those proven selections into future client designs.

Where style meets practicality in the heart of the home
Linda & Paul sought to transform their Ohariu Valley kitchen into a space that could handle the demands of family life while creating a welcoming, sophisticated setting for friends to come together.
Their vision was a kitchen where family and friends could instinctively gather over coffee or a Negroni, with ample room to linger without feeling crowded.
With this vision in mind, Honour Creative crafted a warm and functional kitchen that feels effortless yet special, combining refined storage solutions with organic textures, tones and clean lines that connect with the home’s countryside surroundings. The kitchen now includes smart storage that keeps everything within easy reach while maintaining an uncluttered, inviting look.

The flooring in the main areas is a light toned wood by European Heritage. The study flooring is an unexpected cork by Solida in the color ‘antiquity’, and in the lavish master bathroom they installed a beautiful 1-inch mosaic trim and 24x24 Calcatta stone flooring. The Beasley & Henley interiors take advantage of the abundance of natural light with its western exposure and expansive windows. They created a modern atmosphere to reflect the area’s demand for upscale, urban residences

In its 34th consecutive year hosting the Street of Dreams, the Home Builders Association of Metropolitan Portland decided to do something different. They went urban – into the Pearl District. Each year designers clamor for the opportunity to design and style a home in the Street of Dreams. Apparently the allure of designing in contemporary penthouses with cascading views was irresistible to many, because the HBA experienced record interest from the design community at large in 2009.
It was an honor to be one of seven designers selected. “The Luster of the Pearl” combined the allure of clean lines and redefined traditional silhouettes with texture and opulence. The color palette was fashion-inspired with unexpected color combinations like smoky violet and tiger-eye gold backed with metallic and warm neutrals.
Our design included cosmetic reconstruction of the fireplace, mosaic tile improvements to the kitchen, artistic custom wall finishes and introduced new materials to the Portland market. The process was a whirlwind of early mornings, late nights and weekends. “With an extremely short timeline with large demands, this Street of Dreams challenged me in extraordinary ways that made me a better project manager, communicator, designer and partner to my vendors.”
This project won the People’s Choice Award for Best Master Suite at the Northwest Natural 2009 Street of Dreams.

This client couple was serious about their master shower. They researched and had professionally designed a 4x6' shower, outfitted with an all-Kohler system of 3 traditional heads, 6 body heads, a handheld spray and an 18" rain shower head, plus a steam infusion system and audio—all fully monitored and controlled from the wall-mounted touch pad. The top-of-the-line Kohler toilet senses someone approaching and opens itself. It has a heated seat, built-in bidet, hidden tank, and remote control. The advanced-design LaGrand electrical switches and outlets are flexible, innovative, and beautiful. The heated floor keeps feet comfy. A special, high-capacity water line supplies 3 on-demand natural gas water heaters to feed the shower system.
