Located at the rear of the property along an alley, the backyard cottage frames the corner of the property creating privacy. A new alley fence will be added this spring along with the final landscaping and hardscaping. The final design of the backyard will allow both the adu user and the home owner to each have their own areas along with common areas.

The stair located at the main foyer was designed as a piece art because of it's public presence. The stairs not only link the main and upper floor but also allow access to a 2nd floor door and a stair that leads to the roof top deck area.

A really efficient use of space with a european style bathroom (all wet). The sink is at one end, the wall hung toilet at the other end, and the shower and entry to the bathroom in the center. The floor tile slopes to one side and a narrow sloping tile band slopes from each side to a central drain.

A multipurpose kitchen island designed for large gatherings of friends and family which occurs often. It also provides a huge flat surface for large bolts of fabric for sewing purposes. And mainly, the island is a gathering place for the family to eat, talk, play musical instruments. Upper cabinet storage was eliminated to allow large windows so the island then became the main storage area. Transforming this house into a modern "Cascadian" style throughout. Fir timbers, steel, rock, stone, dark stained wood flooring all became the main ingredients.

The new 8 ft. wide addition is pronounced with the new glulam beam and new vaulted ceiling. Ample natural light is spilled deep into the space all the lights aren't really needed during the day-time hours.

A new 8 ft. wide addition to the main floor required a new 3 ft. deep glulam wood beam to carry the existing 2nd floor. The new glulam beam rests on a new steel beam and columns designed to carry the existing 2nd floor loads.

The former garage door was removed and a 3-panel folding set of doors were constructed installed by Hammer and Hand Construction. The loft was an addition to the structure. Photos by Hammer and Hand

Recycled wood stair treads and risers flow up in an artful manner. A simple steel handrail and guardrail system with cable rail allows the stair an openness within the space

The "art gallery" main floor hallway leads from the public spaces (kitchen, dining and living) to the Master Bedroom (main floor) and the 2nd floor bedrooms. Aside from all of the windows, radiant floor heating allows the stone tile flooring to give added warmth.
