Typical of a 70’s production home this untouched 1900 sf home felt boxed in and lacked the social spaces and style desired by the new family. The goal of the interior renovation was to turn the existing rooms into a more open livable plan that took advantage of existing features like the vaulted cedar ceiling. The bathrooms were completely run down and dated. New custom cabinets, low flush toilets, in floor heating and creative tile layouts accomplished a sophisticated look. A closed in and dark kitchen area was transformed to open into the living and dining areas. It features the clean lines of quartz counters, pendant halogen lighting and energy star rated appliances. The old family room fireplace was merely reworked to clean it up. New French doors and updated finishes allowed a simple yet fashionable upgrade. A wood burning airtight stove was removed from the living room and replaced with a high efficiency gas fireplace and a tile surround. Cedar ceilings were refinished to restore the original look. The kitchen is now the focal point of the renovation which also featured new custom stair railings. Dark finishes and accents along with natural wood products were used to compliment the existing window and ceiling finishes. Care was taken to use natural products like plywood cabinet boxes, Low VOC paints, natural flooring and halogen lighting to help create a natural and environmentally friendly setting.

This Large scale Pond Project included removal of existing pond and various plants in the driveway island and housing koi in tanks until the pond was complete. We installed a 15′ wide pond at its widest point and 20′ long pond at its longest point with a maximum depth of 4′. This pond will then provide more room for the existing koi as well as use more of the given space for the feature. We then installed a waterfall and stream combination approximately 15′ in length for desired sounds and visual impact. Our goal is to have the water feature be seen as you are pulling up to the house as a way to usher you into the home. We installed LED lighting in the pond as well as up lighting the paper bark maples and path lights around the sitting bench area and steps. also installed was a natural irregular flagstone patio to measure roughly 5’x10′ and make a nice surface to place the existing bench and patio furniture. The pond is complete with a fish cave as a means for heron protection should that become a problem. This will give the fish a place to enter should there be a heron attack. The overall look of the pond is to be a close to mother nature as possible including some strategically placed driftwood in the pond and falls as well a use of native rock currently on site as a way to further naturalize the feature. This pond project was constructed in Dillsburg, PA.

Entertaining was a big part of these homeowners lives, so much so they desired to transform their living room into a new Bar for just that purpose. The goal was to do so in a way that would make the space flow with the other rooms in the house and incorporate colors and materials that felt cohesive with the rest of the home.
The challenging part of achieving this design was finding a happy medium between a “pub style” bar and full on kitchen space. In addition, the materials needed to be durable and hold up to what the space would be for, entertaining! The space was designed with darker cabinets to feel more like furniture pieces within the room. Floating shelves with a high counter, open wine cabinets, and glass doors add to the furniture feel. Streamline, decorative lighting was added to make the space feel more inviting with it’s softer, glass accents.
A beer dispenser was incorporated into the lower-level bar area and a second level was designed as part of the main bar area to incorporate seating for 8. Tall, glass door cabinets that flank the entry were designed to display the homeowner’s stemware. Above the tall glass cabinets are open “X” wine storage for additional bottles.

This project is truly one of those designed by setbacks. The owners fell in love with the setting, sitting on a bank above the river, but a sewer easement through the center of the property, parallel to the road, cut the building envelope in half. Our goal was a 1,400 sq ft home with outside space on the river side of the home.
We started with an attached garage concept, which is very desirable in our snowy climate, but it was forcing a compromise with no patio on the back of the house. We negotiated an agreement with the city staff to allow us to build a breezeway over the 25’ sewer easement. The breezeway was designed and constructed to be removable by forklift in 3 pieces, if it ever becomes necessary to work on the sewer line, buried about 20’ below grade.
The owners had varying taste in the style of home they wanted, one on the more traditional end and one on a more contemporary bent. They also wanted low maintenance materials. The result is a simple gable form with over-sized knee braces and gable end vents for function as well as character. The home is finished with cedar shingle siding with a horizontal corrugated metal wainscot below. We opened the back of the house up with windows and sliding doors, giving great views into the trees and down to the river below. The greatest feature is the back patio perched on the bank with the sound of the river rising up from below.

Prior to being renovated, the existing rooms of this home were compartmentalized into claustrophobic sections, barely serving their individual functions in relative isolation. With a belief that utility need not exist independent of comfort, we looked to open up and expand the kitchen space into an existing porch. We feel this answered the client's call for a combined kitchen and living space while improving on all functional elements of the design. Throughout the project we would keep our focus on the goal of bringing the home into the modern age, without sacrificing the client's desire for a comfortable, family friendly feel.

The client wanted to reinvent this living room so that it would be used as a reading, gathering room. The goal for this living room was to create a calming respite by way of a transitional design aesthetic and a sophisticated appeal. I used the existing photographic art as a taking off point for the selection of some timeless updated pieces. The washed dhurrie rug, black accent tables and rattan sideboard created the sophistication that was desired. Custom throw pillows give a layer of pattern and color to finish the look. Goals
Our clients desired to simply update their home with a modern, open feel while adding more natural light to the space.
Our Design Solution
By taking down the wall between the dining room and living room and adding a bump out in the kitchen, the space opened up dramatically and the room was flooded with natural light. In addition to replacing the kitchen cabinets and counters, we added a long horizontal window to give a unique modern element as well as let more light in.

Kraft Custom Construction
The owners of this beautiful 1908 NE Portland home wanted to breathe new life into their unfinished basement and dysfunctional main-floor bathroom and mudroom. Our goal was to create comfortable and practical spaces, while staying true to the preferences of the homeowners and age of the home.
The existing half bathroom and mudroom were situated in what was originally an enclosed back porch. The homeowners wanted to create a full bathroom on the main floor, along with a functional mudroom off the back entrance. Our team completely gutted the space, reframed the walls, leveled the flooring, and installed upgraded amenities, including a solid surface shower, custom cabinetry, blue tile and marmoleum flooring, and Marvin wood windows.
In the basement, we created a laundry room, designated workshop and utility space, and a comfortable family area to shoot pool. The renovated spaces are now up-to-code with insulated and finished walls, heating & cooling, epoxy flooring, and refurbished windows.
The newly remodeled spaces achieve the homeowner's desire for function, comfort, and to preserve the unique quality & character of their 1908 residence.

A newer house in the suburb of Ashburn, Virginia, is home to this military couple. With a growing family and a daughter moving back home, they were in need of more space. An unfinished basement offered plenty of space for a remodel, but coming up with a desirable floor plan was difficult due to the location of a stairway that the builder had installed and the location of the furnace and hot water heater.
Working with Michael Nash Design, Build & Homes, the couple came up with a plan that moved the furnace and hot water heater to a storage room and redirected the stairway in order to create a workable layout. The primary goal was to have a home office, full bathroom, guest bedroom and a large entertaining area.
The focal point of the design is a new gas fireplace embedded in ledge stone with a large LED television above it. A bar with custom cabinetry, exotic stone countertops and decorative pendant lighting creates a central area for the family to gather.

This new home in Westborough, MA provides 2,800 sq. ft. of living space, with an open first floor plan and multi-tiered second floor designed to bring in abundant natural light and capture views of the meadow to the rear. The design evolved from plans provided by the owners, and was adapted to the unique features of the site. We were also thrilled to help the owners pursue their desired “net zero energy” goal.
Careful air-sealing, insulation levels at R-60 in the roof and R-32 in walls, efficient HVAC equipment, and a 7-kilowatt solar photovoltaic array qualified the house for a HERS rating of 22 and Energy Star Tier 3 certification. Low-VOC finishes, adhesives, and other materials were selected and an HVAC system designed to optimize indoor air quality for healthy living. Custom detailing was also a major focus of the interior design, including unique maple and cherry cabinetry and millwork.

This kitchen had some big yet minor changes. The client was not interested in new cabinetry or countertops, as it would have exhausted the design budget. New flooring was the priority, and we were able to update the lighting and paint to compliment the existing cabinetry. The original flooring was less than desirable and was done poorly. The goal was to merge the new dark wood in the living and dining rooms with new larger format tile and accent. A deeper richer paint was chosen verses the original garish red from the previous owners. Lastly, new recessed lighting and decorative lighting was added. We counted over 35 lightbulbs from the original track lighting, yet now have more functional lighting that is beautiful.

A riverfront property is a desirable piece of property duet to its proximity to a waterway and parklike setting. The value in this renovation to the customer was creating a home that allowed for maximum appreciation of the outside environment and integrating the outside with the inside, and this design achieved this goal completely.
To eliminate the fishbowl effect and sight-lines from the street the kitchen was strategically designed with a higher counter top space, wall areas were added and sinks and appliances were intentional placement. Open shelving in the kitchen and wine display area in the dining room was incorporated to display customer's pottery. Seating on two sides of the island maximize river views and conversation potential. Overall kitchen/dining/great room layout designed for parties, etc. - lots of gathering spots for people to hang out without cluttering the work triangle.
Eliminating walls in the ensuite provided a larger footprint for the area allowing for the freestanding tub and larger walk-in closet. Hardwoods, wood cabinets and the light grey colour pallet were carried through the entire home to integrate the space.
LK Design
This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.
