Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. This Modern English home has history! Passed down through family inheritance, it hadn’t been truly updated since 1965. Lucky us that we met Vince & Angelica after they searched for just the right design team! The inspiration for this now elegant home started with their award winning backyard garden and koi pond. Like their landscaping, elegance and details now abound throughout the interior of this home also! Every surface was transformed to create a ‘new’ old world charm. Double saturated shadowbox, unique wallpaper, and checkerboard tile details set the backdrop for our curated blend of furnishing and accessory elements from top to bottom. Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).
