Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. Inspired by the owners' travels in the Mediterranean region yet rooted firmly in Texas soil, this single family residence is designed to provide a secluded, comfortable environment for observing nature, relaxing, entertaining, living, and working. The oddly shaped site determined a house that is removed from the street, resulting in a long drive through a wooded area that leads to the gently sloping house site. The house is designed around a large, central public living area. The basic "H" shaped plan reaches out to define the entry court as well as the rear yard area. The building can only be seen in small vignettes as one moves around and through it, and is finally understood from inside the main room. The public space is central to the plan, where rooms overlay and flow through and into one another. Private rooms are tucked away in more remote parts of the site. The guest bedrooms are located at a slightly lower level, and a remote study, reached by a ship's ladder, overlooks the main living area and enjoys its own roof terrace. The central part of the house is designed as a solid, strong, "original" building to which other wings are added as if built over time. JDBG is wrapping up work on an expansive 2-story sunroom addition that also included modifications to the existing home’s interior and significant exterior improvements as well. The original project brief was to provide a conditioned 4-season sunroom addition where the homeowners could relax and enjoy their wooded views. As we delved deeper into our client’s overall objectives, it became clear that this would be no ordinary sunroom addition. The resulting 16’x25’ sunroom is a showstopper with 10’ high ceilings and wall to wall windows offering expansive views of the surrounding landscape. As we recommend with most addition projects, the process started with our Preliminary Design Study to determine project goals, design concepts, project feasibility and associated budget estimates. During this process, our design team worked to ensure that both interior and exterior were fully integrated. We conducted in-depth programming to identify key goals and needs which would inform the design and performed a field survey and zoning analysis to identify any constraints that could impact the plans. The next step was to develop conceptual designs that addressed the program requirements. Using a combination of 3-D massing, interior/exterior renderings, precedent imaging and space planning, the design concept was revised and refined. At the end of the study we had an approved schematic design and comprehensive budget estimates for the 2-story addition and were ready to move into design development, construction documentation, trade coordination, and final pricing. A complex project such as this involves architectural and interior design, structural and civil engineering, landscape design and environmental considerations. Multiple trades and subs are engaged during construction, from HVAC to electrical and plumbing, framers, carpenters and masons, roofers and painters just to name a few. JDBG was there every step of the way to ensure quality construction. Other notable features of the renovation included expanding the home’s existing dining room, incorporating a custom ‘dish room,’ and providing fully conditioned storage and his & her workrooms on the lower level. A new front portico will visually connect the old and new structures and a brand new roof, shutters and paint will further transform the exterior. Thoughtful planning was also given to the landscape, including a back deck, stone patio and walkways, plantings and exterior lighting. This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.

It was in 2012 when Mike Spreckelmeier first met Roy and Patti. They had been despondent after meeting with multiple contractors in an attempt to start their kitchen remodel. The contractors lacked follow through, came tardy to meetings and even failed to show up at others. Determined to leave nothing to chance in the pursuit of their dream, Roy and Patti followed up on a recommendation after overhearing a conversation that was taking place while they were standing in a gallingly long line waiting to cast a vote on Election Day. With a solid recommendation to pursue, Roy and Patti contacted Progressive Design Build. The rest is history. Mike showed up on time. For a small retainer, he provided preliminary sketches, ideas for maximizing space and storage, and solutions for a sunken family room that created a safety hazard and a problem with traffic flow. More importantly, he designed the project to the homeowners’ budget. Progressive Design Build shot some different elevations and designed a plan to raise the floor, allowing all finished floors to be on the same level. Upon completion, the kitchen was stunning. Features included LED backlit fire glass shelving, white recessed panel cabinets, a subway tile backsplash, Granite countertop, integrated refrigerator, undermount sink, and more. The living room was designed with complimentary finishes and included a natural stone fireplace wall with open cabinets flanked on both sides. The 12’ fireplace was made with a floor-to-ceiling white pebble finish. This Bonita Bay project completed on time and on budget—allowing this fabulous family a wonderful opportunity to create lasting memories for many years to come.

Our goal was to complete the project prior to baby’s arrival so this project went on the expedite track. The beautiful 1920’s era brick home sits on a hill in a very picturesque neighborhood, so we were eager to give it the kitchen it deserves. The clients’ dream kitchen included pro-style appliances, a large island with seating for five and a kitchen that feels appropriate to the home’s era but that also is fresh and modern. They explicitly stated they did not want a “cookie cutter” design, so we took that to heart. The key challenge was to fit in all of the items on their wish given the room’s constraints. We eliminated an existing breakfast area and bay window and incorporated that area into the kitchen. The bay window was bricked in, and to compensate for the loss of seating, we widened the opening between the kitchen and formal dining room for more of an open concept plan. The ceiling in the original kitchen is about a foot lower than the rest of the house, and once it was determined that it was to hide pipes and other mechanicals, we reframed a large tray over the island and left the rest of the ceiling as is. Clad in walnut planks, the tray provides an interesting feature and ties in with the custom walnut and plaster hood. The space feels modern yet appropriate to its Tudor roots. The room boasts large family friendly appliances, including a beverage center and cooktop/double oven combination. Soft white inset cabinets paired with a slate gray island provide a gentle backdrop to the multi-toned island top, a color echoed in the backsplash tile. The handmade subway tile has a textured pattern at the cooktop, and large pendant lights add more than a bit of drama to the room. House hunting for the perfect home is never easy. Our recent clients decided to make the search a bit easier by enlisting the help of Sharer Design Group to help locate the best “canvas” for their new home. After narrowing down their list, our designers visited several prospective homes to determine each property’s potential for our clients’ design vision. Once the home was selected, the Sharer Design Group team began the task of turning the canvas into art. The entire home was transformed from top to bottom into a modern, updated space that met the vision and needs of our clients. The kitchen was updated using custom Sharer Cabinetry with perimeter cabinets painted a custom grey-beige color. The enlarged center island, in a contrasting dark paint color, was designed to allow for additional seating. Gray Quartz countertops, a glass subway tile backsplash and a stainless steel hood and appliances finish the cool, transitional feel of the room. The powder room features a unique custom Sharer Cabinetry floating vanity in a dark paint with a granite countertop and vessel sink. Sharer Cabinetry was also used in the laundry room to help maximize storage options, along with the addition of a large broom closet. New wood flooring and carpet was installed throughout the entire home to finish off the dramatic transformation. While finding the perfect home isn’t easy, our clients were able to create the dream home they envisioned, with a little help from Sharer Design Group.

THE SETUP Located in a luxury high rise in Chicago’s Gold Coast Neighborhood, the condo’s existing primary bath was “fine,” but a bit underwhelming. It was a sea of beige, with very little personality or drama. The client is very well traveled, and wanted the space to feel luxe and glamorous, like a bath in a fine European hotel. Design objectives: - Add loads of beautiful high end finishes - Create drama and contrast - Create luxe showering and bathing experiences - Improve storage for toiletries and essentials THE REMODEL Design challenges: - Unable to reconfigure layout due to location in the high rise - Seek out unique, dramatic tile materials - Introduce “BLING” - Find glamorous lighting Design solutions: - Keep existing layout, with change from built in to free-standing tub - Gorgeous Calacatta gold marble was our inspiration - Ornate Art deco marble mosaic to be the focal point, with satin gold accents to create shimmer - Glass and crystal light fixtures add the needed sparkle THE RENEWED SPACE After the remodel began, our client’s vision for her bath took a turn that was inspired by a trip to Paris. Initially, the plan was a modest design to allocate resources for her kitchen’s marble slabs… but then she had a vision while admiring the marble bathroom of her Parisian hotel. She was determined to infuse her bathroom with the same sense of luxury. They went back to the drawing board and started over with all-marble. Her new stunning bath space radiates glamour and sophistication. The “bling” flows to her bedroom where we matched the gorgeous custom wall treatment that mimics grasscloth on an accent wall. With its marble landscape, shimmering tile and walls, the primary bath’s ambiance creates a swanky hotel feel that our client adores and considers her sanctuary.
