DOWNLOAD NOW Like many families with older children, this local Glen Ellyn couple wanted to expand the size of their kitchen while also creating a more open, airy feel for their main level. The home had plenty of space that included a formal living room, formal dining room, family room with eat-in area and kitchen with butler’s pantry. What it didn’t have, was an effortless flow between the areas used daily for cooking, eating and gathering. Additionally, the kitchen had become outdated, feeling dark and dismal, despite the abundance of natural light. Our clients wanted a bright, cheerful interior that would inspire the family to congregate in this part of the house. No easy feat with teenagers. An open floor plan design solved the issues with functionality and circulation, removing the walls that restricted flow and opening up the entry to the dining room. We also eliminated the rarely used butler’s pantry allowing us to expand the kitchen and add a large island for food prep and gathering. To create a sense of symmetry and consistency in the space, a clerestory window was added below the header and framed to match the existing adjacent entry from the living room. Inspired by the owner’s Scottish ancestry, the island cabinetry boasts a beautiful blue hue, paired with stools upholstered in a sprightly plaid. The built-in buffet area provides additional storage, topped with a beautiful wooden top stained to coordinate with the stunning tones of the flooring. The owner’s opted for stainless steel appliances, inspiring the selection of brushed silver light fixtures and polished chrome hardware. Marble-look quartz offered a durable, lightly colored surface to reflect sunlight and enhance the cheer factor. According to this happy family, this uplifting space is now everyone’s favorite place to gather. These determined homeowners have self built their basement and they've really done it right. They've done much of the work themselves, but respected the limits of their skills and hired Tacoma Moss Boss along the way for consulting and skilled craft along the way. This balustrade retrofit to the existing 60 year old stairway is one of their favorite things they were glad they did not DIY.

We used an outstanding 4-way soil mix to improve the existing on site soils, and mixed it homogenously with an "eggbeater" style cultivator (a hard to find Lely Roterra). We also rain soil tests to determine the necessary amount of lime, and other soil amendments. Precisely overlapping irrigation heads also worked wonders. These are photos of an amazingly mature Young seeded lawn.

Renovation of the screened porch into a three-season room required Sweeney to perform structural modifications, including determining wind shear calculations and working with a structural engineer to provide the necessary calculations and drawings to modify the walls, roof, and floor joists. Finally, we removed the screens on all three exterior walls and replaced them with new floor-to-ceiling Scenix tempered glass porch windows with retractable screens.

This large walk-in closet was designed to the specific needs of the client. The amount of drawers and hanging space was determined by the amount of clothes each person has. The closet is separated to "his" and "hers" sides to maximize organization.

Bedrooms are a great place to let your lighting personality shine with a statement light, such as the Crystorama Luna chandelier. Before you begin your search for the perfect light, make sure you have the size of the room and ceiling height. These measurements will determine the width and diameter of your fixture and whether you choose a ceiling mount, semi-flush mount, or chandelier. The easiest way to find the right fixture dimension is to add the room's length and width and convert that to inches. Example: 10’ft + 10’ft will equal a 20” inch lighting fixture.

Reclaimed and weathered. Rustic and full of personality, Wychwood brings the grey and aged tones of reclaimed wood to your space. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.
