An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. The challenge was to take a dated (c. 1980’s) white plastic laminate kitchen with a white Formica counter top and transform it into a warmly, wood-clad kitchen without having to demolish the entire kitchen cabinetry. With new door and drawer faces and the careful ‘skinning’ of the existing laminate cabinets with a stained maple veneer; the space became more luxurious and updated. Space is not determined by the enclosure but through the idea of space extending past perceived barriers into an expanded form of living indoors and out. Even in this harsh environment, one is able to enjoy this concept through the development of exterior courts which are designed to shade and protect. Reminiscent of the crevices found in our rock formations where one often finds an oasis of life in this environment. DL featured product: DL custom rugs including sculpted Patagonian sheepskin, wool / silk custom graphics and champagne silk galaxy. Custom 11′ live-edge laurel slabwood bench, Trigo bronze smoked acrylic + crocodile embossed leather barstools, polished stainless steel outdoor Pantera bench, special commissioned steel sculpture, metallic leather True Love lounge chair, blackened steel + micro-slab console and fiberglass pool lounges.

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. Working out and keeping on track can be very time consuming and the thought of working out in a crowded gym does not make the situation any better No excuses if you have a workout room with your own bathroom and refrigerator –right?

After meeting with Kenny & Laura, we determined that they wanted a clean and effortless design that had elements of nature and healing. We started by determining that they wanted a neutral and natural materials. The centerpiece of the space was the tub, this stone tub was purchased, and all other elements were carefully selected to enhance the healing and spa experience. The large format flooring selected is called Lagos Concrete from Arizona Tile. The tile is 24X48 which makes for less grout lines and the minimal chance for the pattern to be broken up with lines. The shower wall tile is also a 24X48 tile called Cosmic White and laid in a horizontal pattern for ease of maintenance and care. By using this large format, it almost appears to be a slab material. The pebble chosen is a warm blend which stimulates a healing capability during the showering experience. The shower fixtures, tub filler and faucets are from Delta Faucet. They are the Trinsic collection. The shower head is called the Hydro Rain shower head, which diverts to an everyday shower head, but has the option of a rain shower. Just look at that vanity! The natural veined grained wood from Room & Board completes that natural element and promotes healing. Haku White quartz countertop and rectangular sinks give a modern element paired with electric mirrors for even light when in use. Beautiful remodel!

We had the sink made by a concrete contractor We had the base for the sink and the mirror frame made from some reclaimed wood that was in a wood pile. We installed bead board for the wainscoting.

The City approved our Final Inspection and Bill said that we would be back in the Fall to reshingle the roof on the front of his home. After a few minutes of discussion, he was just concerned about the moss that was on his shingles. After looking at everything, it was determined that he could just have the roof "washed" to take care of the moss instead of going through the expense of the replacement of the shingles. We even provided a name of a Company that does that type of work. He said "That is why Mom & Dad loved working with you all...you are honest people".

A little over a year ago my retaining wall collapsed by the entrance to my house bringing down several tons of soil on to my property. Not exactly my finest hour but I was determined to see as an opportunity to redesign the entry way that I have been less than happy with since I got the house. I wanted to build a structure together with a new wall I quickly learned it required foundation with cement caissons drilled all the way down to the bedrock. It also required 16 ft setbacks from the hillside. Neither was an option for me. After much head scratching I found the shed building ordinance that is the same for the hills that it is for the flatlands. The basics of it is that everything less than 120 ft, has no plumbing and with electrical you can unplug is considered a 'Shed' in the City of Los Angeles. A shed it is then. This is lead me the excellent high-end prefab shed builders called Studio Shed. I combined their structure with luxury vinyl flooring from Amtico and the 606 Universal Shelving System from Vitsoe. All the interior I did myself with my power army called mom and dad. I'm rather pleased with the result which has been dubbed the 'SheShed'

After a large renovation in the back of the house, this front room was looking neglected. The space had become cluttered and the furniture didn’t reflect the family’s aesthetic. I interviewed them to determine how they wanted to use the room and why it wasn’t working for them. Then, I created several design mock-ups. Once we landed on a style direction, I provided a shopping list for big items and sourced accessories. Now, this little room is one of their favorites!

Relocated duct work, within one of the demolished walls, also required on-site design consideration and review to determine its location. Every detail, down to the perfectly equivalent sconce locations, were specified and implemented to ensure a balanced and polished end-goal.

A young professional purchased a 40th floor condo with a stunning view of the lake shore. The tiny galley kitchen was dated and poorly designed. Limited counter space and few cabinets, made this a difficult and uncomfortable place to cook and entertain. The age and the construction of the building made redesign very challenging. With patience and determination, we overcame each obstacle and created the perfect space for this client’s needs and lifestyle. The new kitchen is open to the living space and shares its spectacular views. A large island dramatically expanded the cooking area, houses several appliances, adds lots of storage, and serves as the main eating area. The newly designed kitchen is the center piece of this lovely condo.
