After losing their family home in the Tubbs fire, our clients were determined to rebuild in a way that honors the place they have called home for most of their lives.
Perched on a hill just off-of Mark West Springs Road in Sonoma County wine country, this single-story home, curves around the site in a welcoming gesture. Walking through the house, you discover varied outdoor spaces which echo cozy, light-filled interiors. The design utilizes traditional forms, modern lines and natural materials to create a serene dwelling.

This large walk-in closet was designed to the specific needs of the client. The amount of drawers and hanging space was determined by the amount of clothes each person has. The closet is separated to "his" and "hers" sides to maximize organization.

Bedrooms are a great place to let your lighting personality shine with a statement light, such as the Crystorama Luna chandelier. Before you begin your search for the perfect light, make sure you have the size of the room and ceiling height. These measurements will determine the width and diameter of your fixture and whether you choose a ceiling mount, semi-flush mount, or chandelier. The easiest way to find the right fixture dimension is to add the room's length and width and convert that to inches. Example: 10’ft + 10’ft will equal a 20” inch lighting fixture.

REDEFINING DURABILITY
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths.
For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

This project features a kitchen makeover for homeowners in Baldwinsville. The kitchen was in very good condition but did not complement or connect with adjacent living areas. The kitchen was transformed by repainting cabinets and installing new counters, cabinet hardware and a mosaic glass tile backsplash.

Consideration of how a room will be used must happen before any seating arrangement or furniture needs can be determined. This great room is the central gathering hub for the recreational center and needed to function for a small event or large party. This neccesitated ample seating. Two sofas, fireside chairs, occasional chairs and bar seating ensure that everyone will be able to gather around for fellowship or simply watching a great movie.
A combination of textures in the space adds variety and interest. Velvet on the sofas, leather barstools, a hair-on-hide rug, and embossed leather panels around the stone fireplace surround balance out the harder surfaces of stone, wood, metal, and plaster.

Hindering our client’s ability to have an open floor plan, or “great room” type feel, was an existing wall that was designed to separate the kitchen from the living room. During the design phase, we determined that this wall was non-structural and could be removed to create the spacious feel our clients were looking for.

Originally built in 1913, this property offers a banquet hall complete with 18 foot ceilings, natural worn brick walls and polished timber floors. It is situated on the second floor and is a stunning, incomparable talking point. The sheer space of this room lends to both cocktail style and seated events.
Being heritage listed it was imperative the coating systems were matched. Moreton’s timber floor sanding tested the existing coating and determined that Modified Oil had been applied over the decades, providing a thick hard durable finish.

Every wall and ceiling in the house has a determined finish that pairs well with the surrounding spaces. The foyer is no exception. This brass beauty shines reflections that resemble grass blowing in the surrounding fields on the walls.

A bathroom with a lot of design work. Bathrooms most often are a small space. Have a window involved and a remodel becomes alot to think about. A lot of research went into finding a shower that would fit this room. A custom shower was the only way to go. In this bathroom I build a custom Cabinet against the window for starts. I layed out the shower floor with masking tape and got both my client and glass salesmen together to determine if the size is ok and if the glass could be cut at those angles.

The client was dismayed to discover their preferred commercial grade rubber playground floor tiles were financially infeasible for the small residential area (200 square feet). We researched and presented comparable soft, but durable, options for their consideration. They settled on a dark green commercial grade carpeting with extra trick padding that semi-resembles astro turf. The result is a soft, cushy feeling, which the client ultimately determined was preferable, as rubber would have created brush burns while children crawled.
