Bailey Construction & Landscape Group, Inc. This is a lakeside landscape design. This landscape plan included A paver patio, block retaining wall, landscape lighting, new sod, flagstone walkway, grading, mulch, and new plantings. We also relandscaped the front yard.

Entertaining and enjoying the views were a primary design goal for this project. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. The cylindrical steel water bubbler forms the beginning of the water journey that travels from the upper landscape to the lower level around the back of the house. Elegant backyard concrete paver and rectangular pool house photo in New York

This new house is located in a quiet residential neighborhood developed in the 1920’s, that is in transition, with new larger homes replacing the original modest-sized homes. The house is designed to be harmonious with its traditional neighbors, with divided lite windows, and hip roofs. The roofline of the shingled house steps down with the sloping property, keeping the house in scale with the neighborhood. Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. Inspiration for a rustic hillside landscaping in Sacramento.

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. The glass cabinet doors and decorative lighting beautifully highlight the client’s glassware and dishes. Tree house & bluestone steps over pond.
This is an example of a rustic water fountain landscape in New York.

This shot beautifully captures all of the different materials used in the staircase from the entry way to the upper floors and guest quarters. The steps are made of kiln dried fir beams from the Oregon Coast, each beam was a free of heart center cut. The railing was built in place to make it look as though it was all on continuous piece. The steps to the third floor office in the top left of the picture are floating and held in place with metal support in the grinder finish. The flooring in the entry way is 2'x3' tiles of Pennsylvania Bluestone. In the bottom left hand corner is a reclaimed sliding barn door that leads to the laundry room, made in a patchwork pattern by local artist, Rob Payne. Photography by Marie-Dominique Verdier

The wood steps leading from the three season room were re-designed with deeper treads that are more in scale visually with the building. The more generous stepping surface also gives more stability to users who are carrying items to the pool, spa and dining area.
