[Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Architect: Michelle Penn, AIA This barn home is modeled after an existing Nebraska barn in Lancaster County. Heating is by passive solar design, supplemented by a geothermal radiant floor system. Cooling will rely on a whole house fan and a passive air flow system. The passive system is created with the cupola, windows, transoms and passive venting for cooling, rather than a forced air system. Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit. Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings. A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead. In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces. Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners. Photo by Shelly Harrison

Master suite concept: A spa-like retreat from a busy world. Featuring floor-to-ceiling windows on three sides. The floor-to-ceiling headboard adds warmth, comfort and texture to the space. As Randy puts it, “You’re up in the sky up there. It’s not like a treehouse, it’s like a perch in the heavens.” Motorized shades on all 3 sides of the room retract into the wood-planked ceiling, stained a gentle gray. Honed Dolomite marble slab on fireplace façade and built-in dresser. Randy used combination of SketchUp model and Google Earth to ensure the owners they would still get an amazing view while lying in bed. The room opens up to an outdoor patio with a firepit and loveseat. The built-in dresser fills one window pane to block the view into the bedroom from below.

This 1966 contemporary home was completely renovated into a beautiful, functional home with an up-to-date floor plan more fitting for the way families live today. Removing all of the existing kitchen walls created the open concept floor plan. Adding an addition to the back of the house extended the family room. The first floor was also reconfigured to add a mudroom/laundry room and the first floor powder room was transformed into a full bath. A true master suite with spa inspired bath and walk-in closet was made possible by reconfiguring the existing space and adding an addition to the front of the house.

Our clients loved the location of their duplex home with its peak-a-boo ocean view, but their existing kitchen was not suited for their growing family. They wanted a kitchen with a coastal vibe, plenty of storage space, and an eat-in area. We started by bringing the far wall into the kitchen space to accommodate a large panty and communication center for the family. Doing this allowed us to move the refrigerator out of the main traffic area and doubled the amount of storage space. Several new windows were added to bring in natural light. A half wall was moved to allow more countertop area and open up sight lines. The previously awkwardly shaped island was slimmed down to create better flow. There were a few venting challenges to overcome; gas lines and plumbing had to be re-routed without disturbing the unit below. To open up sight lines, soffits were eliminated which allowed the extension of cabinets to the ceiling. To stay within the homeowner’s budget, we match existing scraped flooring by lacing in and repairing patches. The old dining area was too small for table, so we designed and built a custom banquette to maximize the space and take advantage of the outdoor views. The overall space works for family meals as well as entertaining. A light summer palette was used to reflect the shades of the sand, sea and sky. Even though the new kitchen is actually smaller than the original space, its now far more functional and open.

Built in the 1920's, this home's kitchen was small and in desperate need of a re-do (see before pics!!). Load bearing walls prevented us from opening up the space entirely, so a compromise was made to open up a pass thru to their back entry room. The result was more than the homeowner's could have dreamed of. The extra light, space and kitchen storage turned a once dingy kitchen in to the kitchen of their dreams.
