Inspiration for a large contemporary patio remodel in Los Angeles with a roof extension

Falcon House is located on Falcon Ridge Road, which winds along a steeply inclined ridge in a stretch of foothills within Carmel Valley in Monterey County. An old lichen covered barn and split rail, cedar fences characterize this area known as Markham Ranch, and contrast sharply with the preponderance of sprawling, large estate-style homes, many more at-home in the Italian countryside than any landscape of California. Designed for a young family, Falcon House responds to the family’s desire to live a more modest lifestyle, eschewing overt displays of extravagance for an intimate and deferential relation to nature. The 3,200-square-foot residence occupies a difficult portion of the northern slope of a hillside, overlooking a verdant valley and oriented toward Castle Rock in the distance. The steep terrain necessitated a compartmentalized plan capable of negotiating the gentle hillock at the center of the site. A corridor bridge spans two pieces of the house, uniting living and sleeping spaces and allowing an existing watercourse to flow essentially through the house unobstructed. Large panels of glass open the living spaces to the landscape, beneath the deep overhang of a butterfly roof. Operable clerestories placed high on the window-wall allow prevailing breezes to cool the interior spaces. The bedroom wing of the house hugs the hillside as it turns to the west, ensuring privacy from the main living spaces. The sense of seclusion and protection of this wing is reinforced by its lower roofline and its embedment into the hill. Initial resistance by neighboring homeowners has given way to appreciation, having seen the results of careful siting and a material and color palate sympathetic to the surrounding hillsides. The dwelling embodies an attitude of respect for the landscape, and through that perspective Falcon House has become as natural a part of its environment as the hawks flying overhead. 2008 AIA Orange County Chapter Merit Award

The clients believed the peninsula footprint was required due to the unique entry points from the hallway leading to the dining room and the foyer. The new island increases storage, counters and a more pleasant flow of traffic from all directions. The biggest challenge was trying to make the structural beam that ran perpendicular to the space work in a new design; it was off center and difficult to balance the cabinetry and functional spaces to work with it. In the end it was decided to increase the budget and invest in moving the header in the ceiling to achieve the best design, esthetically and funcationlly. Specific storage designed to meet the clients requests include: - pocket doors at counter tops for everyday appliances - deep drawers for pots, pans and Tupperware - island includes designated zone for baking supplies - tall and shallow pantry/food storage for easy access near island - pull out spice near cooking - tray dividers for assorted baking pans/sheets, cutting boards and numerous other serving trays - cutlery and knife inserts and built in trash/recycle bins to keep things organized and convenient to use, out of sight - custom design hutch to hold various, yet special dishes and silverware Elements of design chosen to meet the clients wishes include: - painted cabinetry to lighten up the room that lacks windows and give relief/contrast to the expansive wood floors - monochromatic colors throughout give peaceful yet elegant atmosphere o stained island provides interest and warmth with wood, but still unique in having a different stain than the wood floors – this is repeated in the tile mosaic backsplash behind the rangetop - punch of fun color used on hutch for a unique, furniture feel - carefully chosen detailed embellishments like the tile mosaic, valance toe boards, furniture base board around island, and island pendants are traditional details to not only the architecture of the home, but also the client’s furniture and décor. - Paneled refrigerator minimizes the large appliance, help keeping an elegant feel Superior cooking equipment includes a combi-steam oven, convection wall ovens paired with a built-in refrigerator with interior air filtration to better preserve fresh foods. This project was executed remotely in close collaboration with the client. The primary bedroom actually had an unusual dilemma in that it had too many windows, making furniture placement awkward and difficult. We converted one wall of windows into a full corner-to-corner drapery wall, creating a beautiful and soft backdrop for their bed. We also designed a little boy’s nursery to welcome their first baby boy.

Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. The newly renovated apartment will be enjoyed by them, friends and family for many years to come... edit

We undertook a full house renovation of a historic stone mansion that serves as home to DC based diplomats. One of the most immediate challenges was addressing a particularly problematic bathroom located in a guest wing of the house. The miniscule bathroom had such steeply pitched ceilings that showering was nearly impossible and it was difficult to move around without risk of bumping your head. Our solution was to relocate the bathroom to an adjacent sitting room that had 8’ ceilings and was flooded with natural light. At twice the size of the old bathroom, the new location had ample space to create a true second master bathroom complete with soaking tub, walk-in shower and 5’ vanity. We used the same classic marble finishes throughout which provides continuity and maintains the elegant and timeless look befitting this historic mansion. The old bathroom was removed entirely and replaced with a cozy reading nook ready to welcome the most discerning of houseguests.

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

Fitting the dining room proved to be a difficult part of the puzzle. It is screened from the kitchen by a wall of cabinets with a pass-through. However, the back wall had two windows out of place. These were screened by a translucent shade and artwork was suspended in front to provide an ethereal soft day-lit atmosphere. Storage cupboards float in the adjacent corners and additional chairs are placed on a platform under the cabinets. The furnishings are a mixture of antique French pieces, modern masters including architects Le Corbusier, Gio Ponti and Mies van der Rohe, and contemporary designers like Piero Lissoni, Ingo Maurer and Antonio Citterio.

This prominent single-family home in Great Falls, serving as the home of baby boomers for a long time, needed an upgrade. First on the list was the master suite, especially the master bathroom. The outdated master bathroom included lots of angles, rooflines, and wasted space. Getting in the hot tub was difficult. The shower and tub were adjacent to two closets, for which we recommended taking some space to add more space to a new shower and tub area. The prior shower area was small and dysfunctional, so we gutted out the entire shower and tub area, taking some space from adjacent closets to add area to the bathroom to enlarge this space to for a new wet shower and free-standing tub area. The floor was rebuilt for a curb less transition to the wet area. A heated floor was added along with large scale porcelain and pebble river rock. A new makeup area for her, his and her vanity areas in contrasting grey cabinetry covered a gorgeous stone was also added. Various new lighting elements brighten up this new master bathroom. The upgraded amenities for this project include a heated floor, heated towel warmer, multi-rain shower, large walk-in wet space, and matching wood mirror frames.

A 1950's mid-century bungalow required an update from it's original, with a colorful, modern interpretation wanted by the owners. The terrazzo is original and since difficult to match color, the tile wall curves to meet the floor.

Our clients recently downsized into a smaller home and needed help with the family room's difficult layout. In addition to a layout change, we suggested shades for light control, a modern area rug, hidden storage, and crisp white draperies with blue decorative tape to add sophistication to this family room.
