This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

The master bedroom focuses on maximizing the contact with the surrounding wilderness. Large french doors allow direct access to the sprawling forest beyond while allowing plenty of fresh air to circulate throughout the day.

Removal of the walls that separated a once tiny kitchen from the dining room was like that feeling of relief when you unbutton those far too tight pants at the end of the day. It opened up the core of the house, let the daylight flood in, and provided a desired social connection between the cooking, dining, and entertaining experience, plus views to the front yard. One step towards achieving historic status to even apply for the MILS act - all the windows were replaced and returned back to their wood frame glory, and a previously modified window was returned back to it's orginal glass door and window configuration with direct access to the front porch. Existing harwood floors were patched and refinished, structural beams and footings were added as required, and all well worth the effort. The coveted island/ "command station" features a natural quartzite countertop, farmhouse sink, beautiful hand-painted tile, and uber comfortable counter height stools - perfectly proportioned to where the seat back will never get dinged up against the stone top and can tuck completely under the countertop when not in use. Tall, flanking pantries are convenient for everyday items, and deep lower drawers house all the necessities a home chef wants within arms reach.

This 5,000 square-foot project consisted of a new barn structure on a sloping waterfront property. The structure itself is tucked into the hillside to allow direct access to an upper level space by driveway. The forms and details of the barn are in keeping with the existing, century-old main residence, located down-slope, and adjacent to the water’s edge. The program included a lower-level three-bay garage, and an upper-level multi-use room both sporting polished concrete floors. Strong dedication to material quality and style provided the chance to introduce modern touches while maintaining the maturity of the site. Combining steel and timber framing brought the two styles together and offered the chance to utilize durable wood paneling on the interior and create an air-craft cable metal staircase linking the two levels. AV Architects + Builders Location: McLean, VA, USA Our newest custom modern home, located in the heart of McLean, Virginia measures just over 8,700 square feet. Situated on a beautiful lot on Old Chesterbrook Road, the modern home design takes advantage of the lot’s natural contours and sight-lines. Spread throughout three levels, the home contains five bedrooms, six full bathrooms, one half-bath, and a three-car garage. The main level of our modern home design features an open-floor plan designed to entertain family and friends. The entry flows into both the grand dining room and the central area, dedicated to the kitchen, breakfast and a double height great room that opens to a large outdoor deck with picturesque views of the expansive backyard. Located just off the garage is a functional mudroom that features plenty of storage space. In addition to a large home office and powder room, the entire left wing is dedicated to a private master suite with an expansive custom his/her walk-in closet, a master bath with a rainfall shower and a free-standing soaking tub with his/her vanities. The upper level of our modern home design features three generously sized en-suite bedrooms with full baths and closets with a full-size laundry room with plenty of storage space. The lower level of our modern home design also features an en-suite guest bedroom with full bath and walk-in closets amenities. It also includes an expansive recreational room with a glass enclosed wine cellar to house your prized wine collection. To finish out the lower level, we added a full exercise room paired with a full bath with direct access to the outdoor terrace and complimented the house with plenty of storage space. The materials we used for our modern home design are of the highest quality brands. We wanted to hand-select materials that would last for years to come, require little to no maintenance, and compliment the modern aesthetic of the home. Bilotta Senior Designer, Tom Vecchio and Lauren Stanley of Alive + Kicking Design were faced with a closed-in U-shaped kitchen that less inventive minds would have assumed offered few options, since the wall facing the “U” contained two below-counter-height windows that couldn’t be altered. They were undeterred by that obstacle. They removed the peninsula and instead placed an “island” against the wall between the windows, totally ignoring the fact that both sides of the countertop would slightly overlap the windows. The island is home to the sink and dishwasher, and even includes additional storage under the seating overhang. In this new configuration, the kitchen now offers direct access to the apartment’s entrance. Without the circuitous route around the peninsula, the improved flow immediately makes the space feel larger. Choosing Bilotta’s private label cabinetry in a sleek modern style in a whisper-soft shade of gray (Benjamin Moore’s Balboa Mist) also added to the voluminous feeling of the space. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core.
