In order to bring relief to the backyard and provide light in the basement a sizable light well was used to connect all levels. The basement has direct access the pool and outdoor dining and food preparation areas as well as the benefit of daylight and fresh air.

The first-floor primary suite under a vaulted ceiling, where French doors open directly to the pool patio and warm wide-plank flooring runs wall to wall. Greek Villa walls and crisp white trim keep the room bright, with paneled doors leading to the private bath and walk-in closet beyond.

Black and tan are such an elegant color palette. It was a perfect finishing touch for this masculine 3/4 bathroom remodel. We modified this 1950's bathroom to allow entry from 2 rooms. Since we were working with a narrow, slim space we were limited for sink counter depth. The option was to use a very narrow wall mount sink, 12" max or have something custom made. In the long run, the custom counter was the way to go. This allows a lot of counter space and storage and still leaves plenty of access to the shower.

We converted an underused back yard into a modern outdoor living space. A cedar soaking tub exists for year-round use, and a fire pit, outdoor shower, and dining area with fountain complete the functions. A bright tiled planter anchors an otherwise neutral space. Bringing a pop of black into space created a more livable feel in this master suite. The new design provided the natural light the homeowners wanted along with a semi-private toilet and direct access to the laundry chute. Jenna & Lauen Weiler TreHus Architects

This small back garden in the Richmond District was surrounded by tall homes on three sides and offered no direct access from the upstairs unit. We designed a circular patio embedded with recycled glass aggregate that draws people down into the garden. Our thoughtful selection of trees makes this small space feel larger- Japanese maples and Ginkgo trees provide a lacy foliage screen from the adjacent buildings. A spiral staircase was added to give the upstairs unit easy access to the garden below. The spiral staircase is powder coated in a deep midnight blue to complement the recycled glass aggregate in the patio.

This compact bathroom has direct access to the outdoor pool and guest bedroom. Although this space is very compact it has big style! By taking the vanity backsplash up to the ceiling it tricks the eye into feeling like this room is much higher. The mix of sky blue subway tile, iridescent glass, ivory quartz and chrome finishes carry the pool theme inside.

The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. French Manor Mission Hills, Kansas This new Country French Manor style house is located on a one-acre site in Mission Hills, Kansas. Our design is a traditional 2-story center hall plan with the primary living areas on the first floor, placing the formal living and dining rooms to the front of the house and the informal breakfast and family rooms to the rear with direct access to the brick paved courtyard terrace and pool. The exterior building materials include oversized hand-made brick with cut limestone window sills and door surrounds and a sawn cedar shingle roofing. The Country French style of the interior of the house is detailed using traditional materials such as handmade terra cotta tile flooring, oak flooring in a herringbone pattern, reclaimed antique hand-hewn wood beams, style and rail wall paneling, Venetian plaster, and handmade iron stair railings. Our design vision was to create a home that was one of a kind, and fit each and every need of the client. We created an open floor plan on the first floor with 10 ft ceilings and expansive views out to the main floor balcony. The first floor also features a primary suite, also referred to as “the apartment” where our homeowners have a primary bath, walk-in closet, coffee bar and laundry room. The primary bedroom includes a vaulted ceiling with direct access to the outside deck and an accent trim wall. The primary bath features a large open shower with multiple showering options and separate water closet. The second floor has unique elements for each of their children. As you walk up the stairs, there is a bonus room and study area for them. The second floor features a unique split level design, giving the bonus room a 10 ft ceiling. As you continue down the hallway there are individual bedrooms, second floor laundry, and a bathroom that won’t slow anyone down while getting ready in the morning.

A luxurious and accessible bathroom that will enable our clients to Live-in-Place for many years. The design and layout allows for ease of use and room to maneuver for someone physically challenged and a caretaker.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
