From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

The densely forested site lies beside a 180-acre park that overlooks the Strait of Georgia, the San Juan Islands and the Puget Sound. Having experienced the world from under a black focusing cloth and large format camera lens, the photographer has a special fondness for simplicity and an appreciation of unique, genuine and well-crafted details. The home was made decidedly modest, in size and means, with a building skin utilizing simple materials in a straightforward yet innovative configuration. The result is a structure crafted from affordable and common materials such as exposed wood two-bys that form the structural frame and directly support a prefabricated aluminum window system of standard glazing units uniformly sized to reduce the complexity and overall cost. Accessed from the west on a sloped boardwalk that bisects its two contrasting forms, the house sits lightly on the land above the forest floor. A south facing two-story glassy cage for living captures the sun and view as it celebrates the interplay of light and shadow in the forest. To the north, stairs are contained in a thin wooden box stained black with a traditional Finnish pine tar coating. Narrow apertures in the otherwise solid dark wooden wall sharply focus the vibrant cropped views of the old growth fir trees at the edge of the deep forest. Lightbox is an uncomplicated yet powerful gesture that enables one to view the subtlety and beauty of the site while providing comfort and pleasure in the constantly changing light of the forest.

Shingle-style guest cottage addition with garage below and interior connector from the main dining room of an early 1900 existing house. Sited so that garage entrance and drive works within the existing landscape elevation and orientation, the guest cottage connects directly to the first floor of the main house. This results in an interesting structural dynamic where the walls of the second floor addition are square to the main house, and the lower garage walls corkscrew at a forty-five degree angle to the walls above. Inspired by their fond memories of travels to the island of Malta, the client requested warm neutral finishes and chose honed cream marble flooring with tight fitting grout lines and an intricate pattern of a Walker Zanger marble tile for the fireplace surround. "Dove White" walls with "Antique White" trim were selected in traditional simplicity to replicate the standard of the existing house and create a seamless transition to the addition. Locally handcrafted copper sconces gently illuminate the space and maintain the period-style of the home.

This Bent Creek renovation and addition gave the existing 1920s home a spacious interior and modern design while still maintaining its original character. The homeowners enjoy hosting large gatherings, but the narrow footprint and small spaces created a lot of congestion inside. To alleviate this problem, the homeowners wanted to expand the cramped kitchen and living spaces, but a huge oak tree sat only 5 feet from the kitchen window. The tree holds great sentimental value to the owners, so sacrificing the tree was out of the question, and locating the kitchen expansion elsewhere was not financially feasible. As a compromise, a large portion of the house adjacent to the kitchen was demolished, and most of the kitchen function was expanded in this direction. Keyes Road is a two-storey, semi-detached red brick house dating to around 1890-1910. The focus of our work was on the ground floor where we were asked to improve the layout and use of the main living areas of the house, for an active family of four. Important to the design was to maximise the quality and amount of light as well as connection to the garden and flow to the rest of the house. Our proposal introduces three single storey extensions, comprising a central, large space that extends the main outrigger of the house. To each side are smaller volumes, affording a full width kitchen. While defining a series of discrete volumes, it was important for us to ensure that the kitchen, living, family and dining rooms that are interconnecting and continuous. The result is a big space punctuated by a series of differently sized arches, defining spaces to ensure their intimacy. It was important for our client to have a sense of warmth and comfort - perhaps not dissimilar to the qualities of a hotel lobby. The colour scheme of the rooms are warm white painted plaster, natural wood flooring with black, bronze and brass accents. Indirect and carefully placed light fittings pulls together the atmosphere of the rooms - particularly in the evenings. Externally, we felt it important to differentiate the extensions from the main house by using a dark, charcoal grey brick. This sets up a contrasting yet complimentary relationship to the rich red coloured brick house. The facets of the brick play with light and depth as do the graduated brick arches. During the design process, we grappled with floor levels, the direction of sunlight, and care to not encroach on the neighbouring properties. As the house is in a conservation area, we worked closely with our trusted planning advisor. Throughout, we pursued a sensitive design strategy, using pitched roofs, matching materials and careful detailing. Internally, many of the original details are intact. This has enabled us to create an eclectic ensemble of elements, colours and materials varying in age and period.

Patio kitchen plans these days require the ability to incorporate high-tech, modern appliances into rustic, timeless – even ancient-looking – outdoor design styles. You can see this juxtaposition pulled off perfectly in this outdoor kitchen by Outdoor Homescapes of Houston. “A smart patio kitchen plan requires not only a balance of the new and old,” says Outdoor Homescapes owner Wayne Franks, “but a blending of new elements – like an outdoor kitchen – with the existing home and outdoor living features like a pool, hardscaping or landscaping.” In this case, explains Franks, the existing 25-by-15-foot pool had a craggy edge of moss rock boulders, plus a spa and firepit faced with a rough Scabos splitface travertine. “The overall look was rustic and naturalistic,” says Franks, “so we of course wanted the new outdoor kitchen island to match.” Hence the 14-foot-long outdoor kitchen island with a raised bar, also faced in the Scabos splitface travertine and topped with a Normandy granite countertop. The hardscaping around it is Kool Deck® textured concrete. “People used to shy away from busy textures in outside patio kitchen plans, but now they’re embracing them,” notes Franks. “They’re increasingly attracted to the beautiful imperfections and irregularities of nature – there’s more of an authenticity and character to it.” Now, for the high-tech part: A Traeger wood pellet grill. Traeger grills are becoming increasingly popular for their ability to infuse amazing, rich flavor and for their versatility (they can grill, bake, smoke, slow cook, braise and barbecue). This premier model, the Memphis Pro 304, features 562 square inches of cooking space and a three-in-one cooking system (high-temperature grill, low-and-low smoker and true-convection-oven roasting and baking). It also has an intuitive Intelligent Temperature Control (see the display panel to the left of the grill) that can be set for cooking and internal temperature. A programmable food probe tells you when the internal temperature is reached and drops the grill down to a programmed lower temperature to keep the food warm till serving. The dual-fan convection system, with reliable metal blades, circulates heat evenly for tender, juicy results. Double-walled and sealed construction of 304 stainless steel allows for optimum heat retention and consistent temperatures in all weather conditions. A direct-flame “flavorizer” insert delivers the added flavor of a seared finish. This home in Napa off Silverado was rebuilt after burning down in the 2017 fires. Architect David Rulon, a former associate of Howard Backen, known for this Napa Valley industrial modern farmhouse style. Composed in mostly a neutral palette, the bones of this house are bathed in diffused natural light pouring in through the clerestory windows. Beautiful textures and the layering of pattern with a mix of materials add drama to a neutral backdrop. The homeowners are pleased with their open floor plan and fluid seating areas, which allow them to entertain large gatherings. The result is an engaging space, a personal sanctuary and a true reflection of it's owners' unique aesthetic. Inspirational features are metal fireplace surround and book cases as well as Beverage Bar shelving done by Wyatt Studio, painted inset style cabinets by Gamma, moroccan CLE tile backsplash and quartzite countertops.

Having an eye for great interior design yet no clue on where to start or how to narrow down their aesthetic vision, a young family turned to Décor Aid to bring their drab pre-war Upper West Side apartment to life. With two young daughters in tow, our clients were looking for high style décor grounded in practicality and function – namely for their foyer, living room, dining room, and den. Armed with a variety of inspiration from traditional to ultra-modern, they knew that they wanted their apartment’s interior design to look put together and thought through, but were short on a concise design direction. In comes Décor Aid interior designer Gabrielle G. to revive their stark home with inspired design. After their initial in-home consultation, Gabrielle honed in on key decorative touchstones the couple had interest in and compiled a list of must-haves as an aesthetic foundation for the home. Starting with fresh coats of pure white paint to liven up and brighten each room, Gabrielle took advantage of the apartments closed floor plan and gave each room it’s own design signature rather than having to ensure that everything flowed together – in turn, giving her more freedom. Save for a china cabinet and formal dining table, Gabrielle was tasked with sourcing furnishings and accessories and went for clean simplicity as the couple also expressed that they’d like to have pieces that can move with them as their family grows while also being conducive for family life. As you can see, the space is grounded with soothing neutrals so Gabrielle brought in pops of color and texture through accessories and abstract art for a sophisticated yet casual vibe. The end result boasts concise design and pulled together everyday glamor for this modern family home that our clients adore, and so do we.

This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”

Inspiration for a transitional bathroom remodel in Atlanta

Large french doors offer an abundance of natural light in this bathroom. Custom mirrors with overlay sconces add that designer touch, while light gray walls and slightly darker gray cabinetry capped with a beautiful white marble complete the look. An existing wine cellar in a La Jolla, San Diego home was expanded to accommodate the growing collection of the owner. We worked on this project twice. The first installation was completed in 2008. After about 5 years, the client requested us to double the capacity of their wine room, but maintain the contemporary design. We added new sections to the existing racking to provide additional space for more wines. Stunning Wine Cellar for a Contemporary Home We completed a wine cellar installation project in La Jolla, an affluent city of San Diego, California, where we had to match the contemporary design of the home. The beautiful residential space was originally built with glass and wood. All the woodworking was constructed from Sapele Mahogany, which is common in many parts of the house. The cabinetry and furniture had to be the same tone and material. We have worked on this project twice. The first time was in 2008 and the second one was in 2013. We needed to expand and double the size of the custom wine cellar. A very integral part of this homeowner’s life is their wine and the collecting of wine. Our main goal was to create a racking design that consists of various orientations to allow the owner to store different sizes of bottles. Racking Features of the La Jolla Custom Wine Cellar The original room was constructed when the home was built. The architect, designing team, and contractor gave us a palette to match the existing cabinetry. The owners didn’t know what their needs were going to be. When they buy cases of wine, for example, they just put some of the bottles in the diamond bins and some in individual bottle spaces. In 2013, we tried to make the racking as universal as possible. The original capacity of the wine room was 1,100 bottles. It increased to 1,624 after the expansion of the space and adding more wine racks. Elevation 1 The first area of the room consists of racking for individual storage at the top section, with a VC-style cover for concealing the evaporator. There are diamond bins in the middle that can store nine bottles in each opening. We added many slots for large format bottles below the diamond bins because the owners stored bigger bottles in the first room, as big as 9 liters. What we did was to open up a couple of spaces to create a wider wine storage area. The whole racking in this area has a solid end panel. We took out the vertical supports and put the beam supports across to bear the load. We incorporated a coved tray feature to allow the owners to get a feel for the beautiful bottles in their collection. The large format bottles are stored in various heights, resulting in a cascading wine display. This style of racking allows for easy visibility of the wine labels. We installed LED lighting above this area to illuminate the space dramatically without emitting too much heat. Elevation 2 The next racking is labeled Elevation 2, which is the left wall that you will pass by before you go into the other storage area. It consists of horizontal display racks that can store both standard and larger bottles. These display racks, which are 8 ¼” deep, were installed with lighting and mirror at the back. The middle section has two glass shelves that provide an area for the client’s wine cellar accessories and mini car collection. Elevation 3 On the 3rd Elevation, the top racking includes slots with twelve coved trays and six solid backs. We added new individual column wine racks, and custom cabinets with scalloped neck supports to the existing cabinetry. Now, the total capacity of the individual bottle racking is 384, and the custom cabinets can accommodate 34 bottles. There is a double deep Sapele Mahogany tabletop where we installed very large steel supports under it. This will provide structural stability for bearing the weight of this big case storage area. The homeowner buys a lot of wine, so he wanted to have an area where he could stack all the boxes. He didn’t want the boxes to occupy the area at the front. With this feature, he could just bring the wines directly to this storage area, without affecting the aesthetic appeal of the front entrance of his La Jolla custom wine cellar. Elevations 4 and 5 The next wall is Elevation 4, which consists of wine racks for 98 magnum bottles. The top most section has a VC-style evaporator cover. Elevation 5 (in front of elevation 3), had twelve coved trays, 16-bottle custom cabinets with scalloped neck supports, and one hundred eighty individual storage slots. After adding new sections, we ended up having sixteen coved trays, 26-bottle custom cabinets, and 288 individual bottle racking. Rolling Ladder for Easy Access of Wines Another factor that we consider when designing a wine room is the convenience in accessing the bottles. Since the ceiling of this La Jolla custom wine cellar was tall (about 124” height), we added a hook rolling ladder. A hook ladder has fixtures that allow it to slide along the rail and can be lifted off the rail if you want to transfer it to another section of the racking on a different wall.
