For this Victorian-era home in the Albany historic district, it was essential for us to maintain historic design guidelines. This required a historic design review and approval by the Historic Landmarks Commission before we could start the project. Once approved, we replicated the existing porch design while removing the poor framing details supporting the porch. Almost everything out of view was in dangerous disrepair and required complete reconstruction. In addition to restoring the porch in accordance with historic design guidelines, we repaired the wood windows and installed matching storm windows. Our clients now enjoy the stunning curb appeal of their historic home and peace of mind knowing the structure is solid. Funny Story: Halfway through this project, someone lost control of their vehicle as it headed in the direction of the home. Luckily, they regained control of their vehicle 4 feet from the project, avoiding a huge disaster!

Private Residence / Alys Beach, Florida Architect: Eric Watson Builder: Hufham Farris Construction Working with Hufham Farris Construction and architect Eric Watson on this beautiful and unique Alys Beach residence, we supplied a custom E. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home. Challenges: Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade. Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature. Solution: We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more. Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida. The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

Our clients had a dishwasher disaster in their 1950 s galley kitchen last year. The insurance company was sonly willing to pay about half the cost to rebuild. The clients also didn't like the dark, tight kitchen, and wanted to come up up with a way to open it up to the main room of their home. We took out the wall between kitchen and living room, while keeping the flow of the kitchen and saving money on pre-fab cabinets. We also put a large island at the end of the space, with open shelving above to display beloved travel artifacts. One secret - the stair down to the lower floor goes right beneath the island, leaving just enough space for some toy storage shelves on either side. We used hand-crafted Zellige tile for the backsplash, to echo the crafted quality of some of the décor. Not every client has an endless budget, so we work with families to get the most from their resources. In this case, the clients also feel that the space has "California Coastal" light, even in the Pacific Northwest.

After serving as a rental for some time, this home was ready to be reclaimed by its owner and her son. Gutting “back to the studs” was an understatement for this one. This transformation involved replanning everything; including the roof, the HVAC system, the entire plumbing system, and relocating the side entrance and staircase to the back of the house. Only the subfloors, the exterior framing structure, and the brick remains from this original 1940’s-built bungalow. When we’re renovating an old structure, we’re bound to find some surprises. This renovation did not disappoint! From basement to roof, we found more than a few, shall we say, potentially catastrophic surprises along the way. Let’s start with the basement. The homeowner wanted to update the basement and make it a usable living space for her adult son as well as a spa with a sauna for her. This required bringing the 6 foot ceiling height up to code at 7 feet. To do this, we had to re-think the HVAC system that was in the basement ceiling. When we opened up the basement ceiling to remove the HVAC supply and return trunks, we discovered asbestos! The asbestos had to be removed before we could dismantle and remove the HVAC system. For the main floor, when we were replanning the existing 2-bedroom layout to create two master bedrooms each with their own ensuites, we looked at the possibility of removing the main load-bearing wall. But our investigations led to the discovery that the load bearing wall was not lined up with the roof or the basement load points, so the load of the house was not continuous throughout. This was a disaster waiting to happen. And as we found out, this lack of alignment was causing major issues with the roof when we went to replace the shingles. We discovered portions of the roof truss in very poor condition, literally moments away from giving out. These were replaced and other truss components were fortified before we went on to re-shingle the roof and replace all the soffits and eavestroughs. Once the structural and space planning elements were sorted out, we could turn our focus to helping this homeowner select the finishes she and her son wanted for their new spaces. She wanted white all the way, and he wanted bold colours. You will see these color choices reflected in their private bathrooms as well as in the upper kitchen and living area that she will mostly use, and the basement entertainment area that he will mostly use. To round out the personalization of this made-new-again home, we converted the basement into an entertainment center with a bar for her son, and a sauna and third full bathroom with a jacuzzi tub for a spa-like feel for her. Without having to build from scratch, this homeowner got the custom home of her dreams. While you “can’t teach an old dog new tricks”, the sky’s the limit on how you can transform an old home into the home of your dreams.
