Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

Window sill was dropped to countertop level, and cabinetry fitted symmetrically at each side, to create a balanced focal point. The cabinets at each side have glass doors, while the shelves above the window are open. Very compact LED lights over the sink area provide plenty of light. Outlets are continuous plug strips, tucked up under the under cabinets and out of sight (so they don't disrupt the beveled subway tile).

This fireplace was once surrounded by a blue checkered tile that took away from the beautiful Moroccan tile in the center of the surround. We encased the tile with stone so that we did not disrupt the structure of the tile and brought more attention to the delicate design. A peninsula in the original design of this kitchen disrupted the flow from the dining area but this gorgeous island with seating for two under delicate pendant lights creates a smooth flow to the breakfast room. This kitchen had been re-done in the early 1990's and had served its purpose but was beginning to show its age. The kitchen had a small double-hung window that kept the space dark and uninviting. There was also a large dropped beam intersecting the space and disrupting the feel. The large custom picture window really opened up the space, brought in the beautifully landscaped property and brightened the space. We were also able to install a new beam within the joist space to clean up the ceiling lines.

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

Clean lines and a refined material palette transformed the Moss Hill House master bath into an open, light-filled space appropriate to its 1960 modern character. Underlying the design is a thoughtful intent to maximize opportunities within the long narrow footprint. Minimizing project cost and disruption, fixture locations were generally maintained. All interior walls and existing soaking tub were removed, making room for a large walk-in shower. Large planes of glass provide definition and maintain desired openness, allowing daylight from clerestory windows to fill the space. Light-toned finishes and large format tiles throughout offer an uncluttered vision. Polished marble “circles” provide textural contrast and small-scale detail, while an oak veneered vanity adds additional warmth. In-floor radiant heat, reclaimed veneer, dimming controls, and ample daylighting are important sustainable features. Maximizing space, modifications to windows and moving a doorway gave our clients a baker’s dream kitchen without adding an addition to the home The underutilized sunroom became the designated expansive space with its own pantry for baking. The second island in this space was designed with a 30” tall baking island rather than a standard height counter allowing for perfect leverage and pressure on dough while kneading. Our client wanted the induction cooktop, with a retractable hood, on the island so she could look out to the family room while she cooks. This expansive and beautiful kitchen, newly vaulted ceilings with hemlock beams, and a seating area with a built-in desk created a warm and wonderful space for the family to enjoy.

The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door. This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore.
