My real estate client, Anne, wanted to sell her floating home on Seattle's Portage Bay. After years of being a rental it needed a facelift.
The quaint living room was overpowered by a big, black woodstove. The stove took up a quarter of the space, the stovepipe put a hole in the vaulted ceiling, and it was an eyesore as well. It had to go! The flooring broke up the space by having five different materials, so we unified the space with Bella by Shaw Flooring everywhere except the bath where we installed Sky Blue Marmoleum.
The kitchen counters were stained, chipped marble tiles, mounted on top of a top-mounted sink to make it look like an under-mount! The counters were replaced with a quartz sheet and a true under-mount sink. The oil rubbed bronze wall-mounted faucet and recycled glass tiles from Bedrock Industries complete the new design.
The bathroom was updated in the 1980's and was due for an update. The oak vanity, mirror and light fixture were painted and the vanity got a new counter to match the kitchen quartz and a new deep under-mounted porcelain sink. New faucet, door pulls and knobs, light bulbs and paint completed the lift.
The back of the house was once used as a darkroom and sticky tape was left around the windows and door to mount black-out material. There were shelves and flooring that didn't fit the feeling we were after. All the sticky tape was removed, sanded, and painted, shelves removed and the floor replaced. With all that gone, the existing windows shine and let the light in to the now functional flex space.
The washer/dryer and water heater were just "hanging out" in the laundry area and are now housed in their own enclosures.
The bedroom got a new light fixture, and the whole house got new paint, minor repairs and the new flooring.
Outside, the deck was cleaned, and trim and doors were painted.
Designer and artist, Shannon Buckner of Bent Productions, selected the color palate, flooring, and staging, bringing an early 1900's house up to date for a modern lifestyle.

This urban young-professionals kitchen is the perfect space that combines efficiency with traditional influences. The flat-panel warm cherry cabinets add rich color to this very clean-cut exterior. With additional inserts such as double tier cutlery and drawer spice inserts, this kitchen maximizes its storage potential. The triple aluminum-framed glass doors allow for a grand display case that is highlighted by LED lighting. This space pops with light and warmth with its complimentary warm woods and bright fixtures.

A luxurious house with waterfront access and a large swimming pool creates an elegant outdoor setting. The house is painted in a light pastel yellow-green shade, complemented by white trim and columns, exuding a bright and inviting charm. A covered patio spans the back of the house, providing shaded views of the water.
In the foreground, a rectangular, modern swimming pool glimmers with clear, azure blue water that reflects the surrounding architecture. The pool's bottom features dark, likely mosaic tiles, adding depth and texture to its design. The surrounding deck is paved with light gray-beige stone tiles, while strips of artificial grass are neatly laid between light-colored pavers, enhancing the aesthetic.
The pool deck leads to a waterfront area with docks and walkways, where a light-blue motorboat is moored. A clear, sunny sky dotted with scattered, puffy white clouds creates a picturesque backdrop. Trees and greenery frame the scene, blending luxury and nature seamlessly into this stunning outdoor retreat.

This project really utilizes backyard space because of its creativeness and ingenuity in design and construction. Some of the pool tucks into the back of the house flawlessly so that the pool doesn’t extend too far out. With bubblers, stepping stones leading to the outdoor kitchen, and parallel deck level fire feature, it’s the perfect introduction to it’s vanishing edge feel. Custom tile and lighting accentuates the pool and backyard perfectly while the house is custom lit as well.

The Stunning Encino Modern Ranch Style Home Transformation was a complete interior and exterior remodel that perfectly balanced modern elegance with cozy, ranch-style charm. The homeowners envisioned a seamless indoor-outdoor living experience, and we brought this vision to life by installing large glass doors that open to a beautifully designed patio. Inside, the living spaces were reconfigured to create an open-concept layout, allowing for effortless flow between the living room, dining area, and kitchen. On the exterior, we updated the facade with smooth stucco and natural stone accents to enhance the home’s curb appeal.
Throughout the project, we worked closely with the homeowners to choose materials and finishes that would reflect their style while embracing the relaxed Encino lifestyle. This included a mix of rustic wood elements, sleek built-in shelving, and chic lighting fixtures to add warmth and sophistication. Being local to Encino, we took pride in using materials from nearby suppliers, ensuring a high-quality finish with a community touch. The final result is a stunning modern ranch home that truly embodies California living and has become a beautiful, functional space for family and friends to enjoy.
We can't wait to help you reimagine your property!
