After the Marshall Fire in Louisville at the end of 2021, Nicole, while working with Lodestone Design Group, led several single-family residential rebuild projects from initial concept through construction completion. In collaboration with Gen 3 Construction, she worked closely alongside homeowners to navigate the complex and often emotional rebuilding process. Nicole guided clients through feasibility, design development, permitting, and construction documentation, helping translate their goals into thoughtful, resilient homes. With a focus on clear communication and steady project leadership, she helped streamline coordination between consultants, contractors, and jurisdictions—ensuring each project moved forward efficiently during a time of high demand and limited resources.

The family of a local firefighter purchased a raw 15.7 acre ranch in the woody, rolling hills of Thousand Oaks to build their 4ksf, 1-story home with a view of the valley to the NE beyond. The husband and wife team, with an abundance of energy and fortitude, tackled every hurdle with optimistic determination and persistence, including the myriad of agency regulations, construction supervision, and material selections & purchases. They came to ENRarchitects with a developed seed of an idea and a manila file full of handmade sketches. Together we continuously refined the ideas and produced the final design, documents and engineering to obtain timely permits and competitive bids from subcontractors and suppliers. The owner’s diligence in research and negotiation paid off significantly in a completed budget that was less than half the typical general contracting rate. The welcoming home, features 4 bedrooms, 3-1/4 baths, kitchen, laundry & pantry, living, dining & family rooms, office, and a 3-car garage with a stall for the speedboat. With the latest in high-density insulation, foil-backed roof sheathing, energy efficient windows, the energy usage is very low, especially considering a whole house fan keeps the usage of the A/C system to a minimum, and a pellet-burning iron stove supplements the furnace. The result is a beautiful oasis, perched in the hills, with ever-changing views in every direction.

Take a moment to tour this charming Kona, Hawaii apartment. Located in the heart of town, there is nothing more you need than a comfortable place to lay your head. As real estate photographers, even small dwellings carry exciting details that we enjoy documenting.

The existing under-utilized garage will be converted into a modern style home office & future ADU. This detached residential home office & future accessory dwelling will serve as a focus work space, as well as an independent living space for family or guests to stay overnight with privacy from the main home. The interior has been personalized with an open lofted space and full height shelving for books or other storage. A custom design rolling library ladder will reinforce the library ambiance. The “Loft-brary” also utilizes a floor to ceiling corner glass window system, allowing it to be closely connected to the adjacent Japanese style landscaping. Primarily serving as a home office studio, the interior is conceived to be open & spacious with lots of shared light, with a lofted upper floor work area taking advantage of views overlooking the adjacent valley. A small kitchen and full bathroom are provided with adequate space for the future bedroom. Careful attention was given to the solar conditions of the building’s orientation, and an integrated exterior shading system is provided to mitigate the challenging afternoon sun. A second floor covered exterior deck is provided to allow for year round fresh air work breaks. Propel was hired as architect and landscape designer on the project and we are currently exploring small variations in the plan before proceeding with full construction documentation, engineering, permitting and construction. Target completion is late summer 2022.

The crew over at Housekick builds/renovates and sells over forty houses a year in the Raleigh Triangle area, so having an efficient construction process and the ability to pre-sell their properties is crucial to their business model. Because of our extensive experience with interior design, real estate, and construction projects, they rely on us to come up with complete design plans from start to finish and then use these to build and pre-sell their projects. Original Conditions: This typical 1970’s choppy split-level house was e “functionally obsolete,” had three bedrooms, two baths, and no real master suite before we got our hands on it. Changes: Upon completion, the home had four bedrooms, three full baths, a full master suite, and an open floorplan with modern architectural details. The Result: Because of our design plans and visualizations, our clients were able to create a stunning property that was functionally current, appealed to the correct demographic, and wowed potential buyers resulting in the home selling before it ever hit the market!
