For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit.
The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Clean, bright surfaces underpin strong visual elements such as polished quartz countertops, brushed oak floors, and glass tiles set in a herringbone pattern. A center-island breakfast bar now sits opposite a giant picture window and a show-stopping view of the Santa Monica mountains. Upstairs, the redesigned master bath is what dreams are made of. The double vanity and freestanding tub were rearranged to maximize space while the wood tile floors and stunning rock backsplash add an elemental feel. Now completely transformed, every detail of this transitional home creates the perfect atmosphere for relaxing and entertaining.

Our clients were looking to renovate their existing master bedroom into a more luxurious, modern space with an open floor plan and expansive modern bath design. The existing floor plan felt too cramped and didn’t offer much closet space or spa like features. Without having to make changes to the exterior structure, we designed a space customized around their lifestyle and allowed them to feel more relaxed at home.
Our modern design features an open-concept master bedroom suite that connects to the master bath for a total of 600 square feet. We included floating modern style vanity cabinets with white Zen quartz, large black format wall tile, and floating hanging mirrors. Located right next to the vanity area is a large, modern style pull-out linen cabinet that provides ample storage, as well as a wooden floating bench that provides storage below the large window. The centerpiece of our modern design is the combined free-standing tub and walk-in, curb less shower area, surrounded by views of the natural landscape. To highlight the modern design interior, we added light white porcelain large format floor tile to complement the floor-to-ceiling dark grey porcelain wall tile to give off a modern appeal. Last not but not least, a frosted glass partition separates the bath area from the toilet, allowing for a semi-private toilet area.

[Our Clients]
We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level.
[Kitchen]
The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island.
[Dining Room]
The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all.
[Living Room]
We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in.
[Master Suite]
This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart.
[Hall Bathroom]
The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for.
[Office]
We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Client wanted to update her Bathroom, change the Tub to a Stall Shower, make it a little Bigger & Improve much needed organized Storage Space.

Many of my Winning Awards for my "State of the Art Bathrooms", most of them were huge.
It is far harder to Create a Beautiful Bathroom that is 5' x 6" and not make it look cluttered, where the client can retreat, from their stress of the day. Even though small, this bath has many of the features of my large bathrooms. The judges commented, that they couldn't believe how many things, I had put in this bath & it wasn't cluttered at all. Every inch counts!
Firstly, the heavy cast iron tub was probably 60-70 years old. When we removed it, the back wall collapsed as they obviously used inferior products back then, behind the tile, which rotted. Then we removed the old vanity & found a heater under it, which had to be removed to accomodate the wall hung vanity.
To make matters worse , when you sat on the commode your knees practically hit the opposite wall & the ceiling was only 7' instead of 8' high which made you feel very
claustrophobic.
The first thing we did, was move the wall across from the
vanity back 1' taking the space from the linen closet and Master Bedroom Closet, which made all the difference in the world. Now we were able to move the bath door back, so you had more room on the commode and we were able to put a larger low rise commode & a wall to block it from the foyer.
It the client had agreed, I would have mirrored the ceiling to give the illusion of a much taller & larger space!
We deliberately selected soft light colors, recessed cabinets to increase the much needed storage
for her bathroom items. She actually has 25+ times the storage space, organized with the 2 draws in the wall hung vanity, mirrored inside/out recessed medicine & storage cabinet, with de-foggers, GFI plugs, & even a soft night light that emanates from an opening at the bottom of the medicine cabinet, that eliminates you turning on a bright light and waking you up, in the middle of the night!

This bachelor's wall hung vanity has lighting underneath and was designed in ebonized quarter sawn oak to match the walk in closets of this closet-master bath suite. The closet-master bath suite was conceived by melding an existing bathroom and two closets in this East Bay penthouse along the San Francisco Bay. The Last Inch designed and built the closet-master bathroom suite's cabinetry, including the creation of a custom blend of leather dyes to attain the client's desired chocolate brown finish. This guest bath was remodeled to provide a shared bathroom for two growing boys. The dark blue gray vanity adds a masculine touch while double sinks and mirrors provide each boy with his own space. A tall custom linen cabinet in the shower area provides plenty of storage for towels and bath sundries, while a handy pullout hamper on the bottom keeps the area tidy. Classic white subway tile is repeated in the tub shower and on the vanity accent wall. Marble look porcelain floor tile picks up the gray color of the vanity and provides a beautiful and durable floor surface.

Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.
