Their kitchen was dark and inefficient. The cabinets felt cluttered and the storage was there, but not functional for this family. They wanted all new finishes; especially new cabinets, but the floors were going to stay and be refinished. No wall relocation was needed but adding a door into the dining room to block the view from the front into the kitchen was discussed. They wanted to bring in more light somehow and preferably natural light. There was an unused sink in the butler’s pantry that they wanted capped, giving them more space and organized storage was a must! In their living room, they love their fireplace because it reminds her of her home in Colorado, so that definitely had to stay but everything else was left to the designers. After all decisions were made, this gorgeous kitchen and living space came to life! It is bright, open and airy, just like our clients wanted. Soft White Shiloh cabinetry was installed with a contrasting Cocoa island. Honed Levantina Taj Mahal quartzite was a beautiful countertop for this space. Bedrosians Grace 4”x 12” wall tile in Panna was the backsplash throughout the kitchen. The stove wall is flanked with dark wooden shelves on either side of vent-a-hood creating a feature area to the cook area. A beautiful maple barn door with seeded baroque tempered glass inserts was installed to close off the pantry and giving them more room than a traditional door. The original wainscoting remained in the kitchen and living areas but was modified in the kitchen where the cabinets were slightly extended and painted white throughout. LED tape lighting was installed under the cabinets, LED lighting was also added to the top of the upper glass cabinets, in addition to the grow lights installed for their herbs. All of the light fixtures were updated to a timeless classic look and feel. Imbrie articulating wall sconces were installed over the kitchen window/sink and in the butler’s pantry and aged brass Hood classic globe pendants were hung over the island, really drawing your attention to the kitchen. The Alturas fixture from SeaGull Lighing now hangs in the center of the living room, where there was once an outdated ceiling fan. In the living room, the walls were painted white, while leaving the wood and stone fireplace, as requested, leaving an absolutely amazing contrast! This grand and historic home renovation transformed the structure from the ground up, creating a versatile, multifunctional space. Meticulous planning and creative design brought the client's vision to life, optimizing functionality throughout. The family room exudes comfort with cozy furnishings complemented by warm, luxurious accents. A sizable TV and striking artwork draw attention, while a gorgeous stone center table commands focus.

A matte finish walnut veneer fireplace mantle really draws your attention to the center piece of this living room, the fireplace! Custom build recessed shelving on either side allows for extra space to showcase family library, keepsakes or memorabilia.

The exterior of the home was finished in a tan colored brick with a slurry coating that gave it a worn look. The second story windows burst through the cornice and draw your attention upward to the facade of this beautiful home. On the top you will see two finials that are common on top of French homes.

The kitchen was once adorned with dark wood stained cabinets, a very busy tiled backsplash, and an outdated metal vent hood. Now, it's vibrant with white simple shaker cabinets and glass uppers that allow for accent lighting. Also, we commissioned Vetro Glass Studio in Grapevine to create these one of a kind pendants that bring all of the accent colors in this open floor plan together. They now draw attention to the custom ceiling panel above that was once overlooked because of the dark surroundings. The back splash was replaced with a cream ceramic subway tile and an accent mosaic over the cooktop. This was a dream job as an incredible backdrop existed for this project: a fantastic house and a wonderful client! This client isn't afraid of color so when it was time to recover some of her furniture, it was easy to select from a bright palette: greens, blues, yellows and lots of pinks. In the latest trends in kitchen remodel we have noticed the use of a warmer grey color for the kitchen cabinets. The finish on the cabinets is divided between sleek look or weathered look with aging details and the mix of both in the kitchen is fantastic. More glass doors with incorporated indirect lighting is the perfect way to show your favorite dishes but also helps create the coziness in your space. The focal points in the Spring/ Summer 2018 will be the hoods over the cook tops and the kitchen islands. The hoods will become bigger and more masculine but will have more decorative details to them so that they can draw attention and be the "hero". The islands are going to grow bigger so that they can perform the duty and perhaps replace the kitchenette table and to do so the new islands will be very specific in shape and functionality to each owner/ cook. To accomplish the new visions for the kitchen islands, we at Karin Ross Designs like to extend the size by adding different shapes of decorative feet and or shelving instead of having another roll of cabinetry under a bigger slab of counter top. By adding feet and or shelving for your cook books and such we convert the island in a big prep area but also in the much desired space to gather around the cook preparing the family meal. After all one of the best family secrets in accordance to some soap operas, are revealed around the table in the kitchen as the meal is been prepared....

A custom built home office built in shelving and cabinets in a dark wood stain to match the clients current home decor. Lighting runs up the shelving units to draw attention to the client's collection of personal display items. All of the office machines are behind the lower cabinets hidden away from view creating a beautiful, functional uncluttered working space.

Entryway - mid-sized transitional entryway idea in Boston

Designed and building supervised by owner. Tile: Country French in 3 size 2 thickness 3 color blend This residence sits on the corner of a T junction facing a public park. The color blend of the roof compliments perfectly the soft shades of the stucco and quickly mellowed down so that the house blends perfectly with the established neighborhood. Residence in Haverford PA (Hilzinger) Architect: Peter Zimmerman Architects of Berwyn PA Builder: Griffiths Construction of Chester Springs PA Roofer Fergus Sweeney LLC of Downingtown PA This was a re-model and addition to an existing residence. The original roof had been cedar but the architect specified our handmade English tiles. The client wanted a brown roof but did not like a mono dark color so we created this multi shaded roof which met his requirements perfectly. We supplied Arris style hips which allows the roof to fold over at the corners rather than using bulky hip tiles which draw attention to the hips.

The Loon Room: Kids bunk room- As a weekly rental property built specifically for family vacations and group trips, maximizing comfortable sleeping space was a top priority. We used the extra-large bonus room above the garage as a bunk room designed for kids, but still comfortable enough for adult guests in larger groups. With 4 twin beds and a twin over full bunk this room sleeps 7 with some leftover space for a craft area and library stocked with children and young adult books. While the slanted walls were a decorating challenge, we used the same paint color on all of the walls and ceilings to wrap the room in one cohesive color without drawing attention to the lines. The faux beams and nautical jute rope light fixtures added some fun, whimsical elements that evoke a campy, boating theme without being overly nautical, since the house is on a lake and not on the ocean. Some other great design elements include a large dresser with boat cleat pulls, and some vintage oars and a boat motor mounted to the wall on the far side of the room.
