This room, and the adjoining kitchen, went from sorrowful sectional to funky cottage in the blink of an eye. We demolished the dividing wall, added an island for storage and dining, and enlivened the seating area with welcoming neutrals and bold pops of pink, orange and red.

The David Hockney 1978 art piece Swimming Pool with Reflection inspired this California-cool bathroom. Watery-blue glass mosaic tile spills down the shower wall and out onto the concrete-gray tile floor in puddles. The custom back-painted glass vanity floats on the blue walls and is anchored by a chrome Kohler faucet, adding a modern sophistication to this fun space perfect for a young boy.

Our Austin studio decided to go bold with this project by ensuring that each space had a unique identity in the Mid-Century Modern style bathroom, butler's pantry, and mudroom. We covered the bathroom walls and flooring with stylish beige and yellow tile that was cleverly installed to look like two different patterns. The mint cabinet and pink vanity reflect the mid-century color palette. The stylish knobs and fittings add an extra splash of fun to the bathroom.
The butler's pantry is located right behind the kitchen and serves multiple functions like storage, a study area, and a bar. We went with a moody blue color for the cabinets and included a raw wood open shelf to give depth and warmth to the space. We went with some gorgeous artistic tiles that create a bold, intriguing look in the space.
In the mudroom, we used siding materials to create a shiplap effect to create warmth and texture – a homage to the classic Mid-Century Modern design. We used the same blue from the butler's pantry to create a cohesive effect. The large mint cabinets add a lighter touch to the space.

The master bath showcases a beautiful oblong strie tile, and Mystic Crystal granite. All the granite in the home is from New Century Granite in Springdale. The tile again is from Townzen tile. We selected a Robert Allen small rosette pattern to make the custom roman shade over the tub, which can be raised and lowered to let in just the right amount of light. I suggested running the oblong tile vertically in the shower and adding the accent band to create some interest in the pattern of the tile. An all-glass shower enclosure keeps the room feeling really open. I also helped select all the plumbing fixtures, which were purchased through Ferguson plumbing in Springdale. They are in an antique bronze finish and have a more modern shape than the traditional fixtures you usually see. Crystal knobs complete the cabinetry and touches of crystals in the lighted sconces and chandelier make this master bath feel extra luxurious.

The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family.
LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home.
Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture.
To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area.
With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!

Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.”
To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views.
“Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage.
As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

These bathrooms, shared by teenage sisters, needed an update from the girly bright pink on the walls to a contemporary young adult look. The rooms were given a trendy gray and white makeover with white shaker cabinets, modern calacatta tiling and popular super white granite countertops.
